Fairbanks gets two tourist seasons instead of one: summer visitors on their way to Denali and the Arctic, and winter guests who fly in to watch the aurora from a dark hillside. A rental that serves both can book well, if it is built and run for 40 below.
In short: LendingStreet finances Fairbanks-area short-term rentals with DSCR loans that can qualify on projected nightly-rental revenue on some programs, instead of a 12-month lease. Loans start at $150,000, the standard minimum DSCR is 1.0x, the minimum credit score is 620 and LLC borrowers are standard. Confirm with the City of Fairbanks or the Fairbanks North Star Borough how your address is zoned and which lodging tax applies before you rely on nightly income.
Aurora guests want dark skies, so the homes that book in winter tend to sit outside the city glow: Goldstream Valley, Chena Ridge, Ester, Farmers Loop hillsides and the Steese Highway corridor toward Two Rivers. A deck or large north-facing windows matter more here than a pool would anywhere else.
Summer guests behave differently. They are often passing through to Denali, the Dalton Highway or Chena Hot Springs, and they want easy access to the airport, the Parks Highway and restaurants. Homes in the College area near the University of Alaska Fairbanks, around Airport Way and in North Pole can work for that traffic.
A third group books year-round: contractors, medical visitors, families visiting service members at Fort Wainwright or Eielson Air Force Base, and people in town for university events. Those stays are often longer, which smooths the shoulder months.
Fairbanks does not have the kind of citywide ban on investor-owned short-term rentals that some large cities have adopted, but that does not mean every property can operate. Inside city limits, the City of Fairbanks zoning code applies. Outside the city, the borough's zoning districts apply, and North Pole has its own code. Subdivision covenants and HOA rules in newer neighborhoods can prohibit rentals under 30 days.
Lodging taxes are also local. The City of Fairbanks and other jurisdictions in the borough levy room or bed taxes, and the rules on who collects and remits can differ by location and by platform. Call the city or borough finance office with your address, and confirm whether Airbnb or VRBO collects the tax for you.
Projections in Fairbanks should show the real shape of the year. Bookings usually build from late August, when the nights get dark enough to see the aurora, and run through March. Summer, from roughly late May through August, brings the midnight sun crowd. The slow stretches are spring breakup in April and May and the dark, cold weeks before the winter tourist rush.
Lenders and reviewers look at annual revenue, so a property that does well in February but sits empty in May can still qualify if the full-year number holds up. What hurts is a projection built on peak-week rates. Ask for monthly detail and compare it with nearby listings of similar size.
On some programs we can use a third-party short-term rental projection for the property instead of a signed lease. The projected monthly revenue is compared with the full monthly payment: principal and interest, property taxes, insurance and any HOA dues. A ratio of 1.0x or better meets the standard minimum, and sub-1.0 programs exist for deals that are close.
If your projection comes in lower than you expected, see our guide to STR loans with a low AirDNA projection. Owners who already run a Fairbanks rental with a booking history can use that history on an STR refinance.
This example is illustrative and not a quote. An investor buys a three-bedroom home with a large deck on a Goldstream Valley hillside for $420,000. A third-party projection shows about $45,000 a year in nightly revenue, or about $3,750 a month. The same home would lease long term for about $2,350 a month.
At 75% LTV the loan is $315,000. Estimated principal and interest is about $2,149. Property taxes are budgeted at $470 a month and insurance at $180, for a total payment of about $2,799. On projected revenue the DSCR is about 1.34x. On the long-term rent it would be about 0.84x, so the STR projection is what makes this purchase work at this leverage.
| Item | Projected STR revenue | Long-term lease |
|---|---|---|
| Loan amount | $315,000 | $315,000 |
| Estimated principal and interest | $2,149 | $2,149 |
| Taxes and insurance | $650 | $650 |
| Total monthly payment | $2,799 | $2,799 |
| Monthly income used | $3,750 | $2,350 |
| DSCR | 1.34x | 0.84x |
The DSCR uses taxes, insurance and debt, but a Fairbanks STR owner pays plenty more. Heating fuel, electricity for block heaters and heat tape, snow plowing on a steep driveway, cleaning between short winter stays and backup heat in case the main system fails all come out of cash flow. A frozen pipe in an empty house can cost more than a month of bookings.
Guests from warmer places also need help: instructions for plugging in a rental car, notes on wood stove rules during air quality alerts and a clear plan for what to do if the power goes out. Budget for a local manager who can be at the house quickly at any hour.
Many of the homes that make the best aurora rentals sit outside city water and sewer. Expect questions about the well or hauled-water tank, the septic system and road access in winter. Some valley floors around Fairbanks have permafrost, and foundation movement can show up in an inspection or appraisal.
Appraisers also need comparable sales, and hillside homes with acreage can have fewer of them. Allow time for the appraisal, and check that the property type and acreage fit the program.
Our investor loans are business-purpose loans on non-owner-occupied property. Send the address, price, projected revenue and any booking history through the form below or call (877) 298-1001. We will run the ratio on realistic taxes and insurance and tell you what leverage the projection supports. For statewide context, see our Alaska short-term rental loans page.
Yes, on some programs. A third-party revenue projection can stand in for a long-term lease, and the projected monthly revenue must cover the full payment at the program's minimum ratio.
It does not have a citywide ban on investor-owned STRs like some large cities, but zoning, covenants and HOA rules still decide whether a specific property can operate. Confirm with the city or borough before you buy.
Room or bed taxes apply in parts of the borough, including the City of Fairbanks. Check with the local finance office whether you must register and file or whether the booking platform collects for you.
Both can be strong. Aurora season runs roughly from late August through March, and summer brings Denali and Arctic travelers. The weak months are usually spring breakup and early winter.
Usually, if the systems pass inspection and the property type fits the program. Expect the appraiser and underwriter to ask about water, septic and winter road access.
Yes. An STR DSCR refinance can use your booking history, and cash-out goes up to 75% LTV. Seasoning rules vary by program.
Our investor loans are business-purpose loans on non-owner-occupied property, so the home must be run as an investment rental, not a personal residence.
