Short-Term Rental Loans in Jackson and the Metro Suburbs

Jackson's short-term rental guests are not mostly tourists. They are legislators, lobbyists and staff during the session, families of patients at the University of Mississippi Medical Center, visiting teams and fans for Jackson State football, and business travelers to the state capital. A rental built around those guests can do well, as long as you plan for water service, local rules and the slow months.

In short: LendingStreet finances Jackson-area short-term rentals with DSCR loans that can qualify on projected rental revenue on some programs instead of a 12-month lease. Loans start at $150,000, purchases go up to 80% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620. Before you buy, confirm the property's zoning, business license and tax registration with the City of Jackson or the suburb it sits in, and check HOA covenants.

Who books a Jackson rental

The Mississippi Legislature meets in Jackson each year starting in January, and the session brings a wave of members, staff, lobbyists and advocates who need housing for weeks or months. UMMC, the state's academic medical center, draws patients and families from across Mississippi, along with visiting clinicians and traveling nurses.

Events add peaks: Jackson State home games at Mississippi Veterans Memorial Stadium, the Mississippi State Fair in October, the Dixie National Rodeo in winter, graduations at Jackson State, Millsaps, Belhaven and Mississippi College, and conventions downtown.

Local rules in Jackson and the suburbs

Short-term rental rules in the Jackson metro are set by each city and county, and they can change. In Jackson, check the parcel's zoning, whether a business license or registration is required and how lodging taxes are handled. Ridgeland, Madison, Flowood, Brandon, Pearl and Clinton each have their own ordinances, and Hinds, Madison and Rankin counties govern unincorporated areas.

Many newer subdivisions in Madison County and Rankin County have covenants that limit or prohibit rentals under 30 days. Read the recorded covenants for the exact lot before you rely on nightly income.

Water service and the Jackson question

Any honest page about Jackson rentals has to mention water. The City of Jackson's water system has faced serious problems, including a 2022 crisis, and it has been operated under a federally appointed third-party manager since then. Boil-water notices and service interruptions hurt guest reviews and bookings in a way long-term tenants may tolerate.

Many suburbs, including Ridgeland, Madison, Flowood, Brandon and Pearl, operate their own water systems. Before buying, confirm which system serves the address and ask about recent service history. Some Jackson hosts keep bottled water on hand and disclose service conditions in their listings.

Lodging taxes and seasonality

Mississippi applies sales tax to lodging, and cities and counties in the metro can add local tourism or convention taxes. Confirm which taxes your booking platform collects and which you must file yourself with the Mississippi Department of Revenue or the local jurisdiction.

Jackson's calendar runs from the legislative session in winter and spring, through a quieter summer, to football season and the State Fair in the fall. Medical stays are steady year-round. A projection should show this pattern month by month.

Worked example: a Fondren home near UMMC

This example is illustrative and not a quote. An investor buys a three-bedroom renovated home in Fondren for $275,000. A third-party projection estimates $36,000 a year in revenue, about $3,000 a month on average, from medical stays, the legislative session and event weekends.

At 75% LTV the loan is $206,250. Estimated principal and interest is about $1,435. Taxes are budgeted at $458 a month at the non-homestead class and short-term rental insurance at $220, for a total of about $2,113.

On the full projection, DSCR is about 1.42x. If revenue came in 20% lower, about $2,400 a month, DSCR would be about 1.14x, still above the 1.0x standard minimum.

Mississippi property tax on a rental

Mississippi assesses an owner-occupied homestead at a 10% assessment ratio and other real property, including rentals, at a 15% assessment ratio. Rentals also lose the homestead exemption. A seller's bill on a home they lived in can therefore understate yours. Millage rates vary widely across Hinds, Madison and Rankin counties and their cities, so check the county tax assessor's record for the exact parcel.

Ridgeland, the Reservoir and other options

If the City of Jackson's rules or water service do not fit your plan, the suburbs offer alternatives within a short drive. Ridgeland and Madison draw business travelers and families, and the Ross Barnett Reservoir, between Madison and Rankin counties, supports lake rentals with summer and weekend demand. Flowood and Brandon sit near the airport and the Rankin County retail corridor.

Farther afield, the Mississippi Gulf Coast is the state's main beach STR market. Our Mississippi short-term rental page covers it.

Insurance, storms and the $150,000 minimum

Central Mississippi sees severe storms and tornadoes, and insurers price wind and hail risk. Get a short-term rental policy quote, since standard homeowner policies usually exclude nightly rentals. The Pearl River has flooded parts of northeast Jackson in the past; check the FEMA map near the river and the Reservoir.

Many homes in the City of Jackson sell for less than $200,000. At 75% LTV, a lower price can produce a loan below our $150,000 minimum. Larger homes, suburban properties, or a blanket loan on five or more rentals can solve that.

Qualifying and next steps

On some programs, DSCR is calculated on projected short-term revenue, often from a third-party projection. If it looks low, see our guide to low AirDNA projections. Existing hosts can refinance on booking history on some programs.
