Short-Term Rental Loans for Lakeland and Polk County Investors

Polk County has two very different short-term rental markets. Lakeland itself books around spring training, Sun 'n Fun and college weekends. Forty minutes east, Davenport and the Four Corners area run on Disney and Orlando vacation traffic all year, with whole subdivisions built for nightly rentals.

In short: LendingStreet finances short-term rentals in Lakeland and the rest of Polk County with DSCR loans that can qualify on projected nightly-rental revenue on some programs, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and the standard minimum DSCR is 1.0x. Florida law limits how far cities can restrict vacation rentals, but you still need a state vacation rental license, tax registration and a property whose HOA allows short stays.

Two STR markets inside one county

In Lakeland, nightly demand comes from events. The Detroit Tigers train at Joker Marchant Stadium each February and March, the Sun 'n Fun Aerospace Expo fills the area around Lakeland Linder airport every April, and Florida Southern College, Southeastern University and Florida Polytechnic University bring move-in, family and graduation weekends. Traveling nurses and corporate visitors fill gaps.

In northeast Polk, Davenport, Haines City and the Four Corners area sit close to Walt Disney World. Large homes with pools, game rooms and themed bedrooms are marketed to groups and families, and many resort-style communities were planned for vacation rentals from the start. Legoland Florida in Winter Haven adds a second family draw.

What Florida law allows and what it does not

Florida preempts local governments from banning vacation rentals or limiting how often or how long they rent, unless a local rule was in place before June 1, 2011. Cities and counties can still regulate things like registration, parking, noise and occupancy, so check Lakeland's and Polk County's current requirements for your address.

The bigger limit for most buyers is private: HOA covenants. Many Lakeland subdivisions require minimum lease terms, while Davenport resort communities often welcome nightly rentals. Read the recorded covenants and the HOA's current rules before you write an offer, not after.

Licenses and taxes on a Polk County STR

Florida requires a vacation rental license from the Department of Business and Professional Regulation for most short-term rentals. Rentals of six months or less collect Florida sales tax plus Polk County's tourist development tax, and you will need the county's local business tax receipt and any city equivalent. Some booking platforms collect part of the tax for you; confirm what they remit and what you must file yourself.

Worked example: a Davenport vacation home

This example is illustrative and not a quote. An investor buys a five-bedroom pool home in a Davenport community zoned for vacation rentals for $450,000. A third-party projection shows about $48,000 in annual revenue, or $4,000 a month. Taxes are budgeted at $500 a month with no homestead exemption, insurance at $300 and the resort HOA at $250.

At 75% LTV the loan is $337,500. Estimated principal and interest is about $2,360, so the full monthly payment is about $3,410. Dividing projected monthly revenue by that payment gives a DSCR of about 1.17x, which clears the 1.0x standard minimum. Cleaning, pool service, utilities and platform fees still come out of your cash flow, so budget for them separately.

Seasonality and how projections are read

Orlando-area vacation demand peaks around spring break, summer and the winter holidays, with softer weeks in late summer and early fall. Lakeland's event calendar is lumpier: February through April is strong, and summer depends more on medium-term stays. A revenue projection should reflect a full year, not the best month.

On some programs we can qualify the loan on a third-party revenue projection instead of a lease. If the projection comes in lower than you hoped, see our guide on low projections at /str-loan-low-airdna-projection.html for structures that still work, such as lower leverage.

Insurance, hurricanes and pool homes

Polk County is inland, but hurricanes still reach it; Ian in 2022 and Milton in 2024 both brought wind and flooding to parts of central Florida. Expect a windstorm deductible, and get the flood zone determination for any home near a lake. Vacation homes also need a policy written for short-term rental use, and pools can add liability cost.

Florida's homestead exemption and Save Our Homes cap apply only to a primary residence. A rental pays on its full assessed value, with non-homestead increases generally capped at 10% a year for non-school taxes until it sells, so use the full non-homestead estimate in your numbers.

Refinancing or buying a furnished STR

Many Davenport homes sell furnished and already booked. Ask for the seller's booking history and tax filings, but expect the loan to rely on an appraisal and projection rather than the seller's best year. If you already own a Polk County STR and want to pull cash out or lower your payment, see our STR refinance guide at /str-dscr-refinance.html; cash-out goes up to 75% LTV on DSCR programs, and seasoning varies by program.

Common questions

Can Lakeland ban my short-term rental?

Florida law prevents local governments from banning vacation rentals or limiting rental frequency or duration unless the rule predates June 1, 2011. They can still regulate registration, parking, noise and occupancy, and HOAs can restrict short stays.

Do I need a state license for a Polk County vacation rental?

In most cases, yes. Florida requires a vacation rental license from the Department of Business and Professional Regulation, plus sales tax and tourist development tax registration.

Is Davenport part of the Lakeland market?

Davenport is in Polk County, the same county as Lakeland, but its STR demand comes mostly from the Disney and Orlando corridor rather than from Lakeland events.

Can I qualify on projected Airbnb revenue?

On some programs, yes. We can use a third-party revenue projection instead of a long-term lease to calculate the DSCR.

What credit score do I need?

The minimum credit score is 620. Stronger credit and lower leverage generally open more program options.

Will my taxes go up after I buy?

Usually. The seller may have had a homestead exemption you will not get, and the assessment resets after a sale. Budget on the full non-homestead amount.

Can I close in an LLC?

Yes. LLC borrowers are standard on our DSCR programs, and you sign for the loan personally where the program requires it.

Do you lend on a home I will vacation in myself?

Our investor loans are business-purpose loans on non-owner-occupied property. The home must be run as a rental business, not a personal residence.
