Lansing's nightly rental demand runs on a calendar: Michigan State football Saturdays, move-in and graduation weekends, Big Ten basketball, legislative session weeks at the Capitol, and steady hospital and corporate travel. The challenge is that the places closest to that demand, especially East Lansing, are also where local rules on rentals are tightest.
In short: LendingStreet finances short-term rentals in the Lansing area with DSCR loans that can qualify on projected nightly-rental revenue on some programs, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and the standard minimum DSCR is 1.0x. East Lansing, the City of Lansing and the surrounding townships each regulate rentals differently, so confirm that nightly stays are allowed at the address before you buy.
East Lansing has long run one of the stricter rental licensing systems in Michigan, with rental licenses, inspections and limits on how many unrelated people can live in a home in many neighborhoods. Its treatment of short stays is restrictive, so many investors who want to be near campus find that a nightly rental there is not workable. Check with the city before you write an offer.
The City of Lansing requires rental registration and inspections for rental units, and short-term rentals are governed by its zoning and licensing rules. Meridian Township (Okemos and Haslett), Delhi Township (Holt), Delta Township, Lansing Township and DeWitt each have their own ordinances. A property that works in one township may not work across the road in another.
| Area | What drives bookings | What to check first |
|---|---|---|
| East Lansing near MSU | Football, graduation, campus visits | Rental license, occupancy limits, STR restrictions |
| Downtown Lansing, REO Town, Old Town | Capitol, Lugnuts games, events, business travel | City rental registration, zoning, parking |
| Okemos and Haslett (Meridian Township) | MSU visitors who want quieter stays, Lake Lansing | Township ordinance, HOA covenants |
| Holt, Delta Township, DeWitt | Hospital, plant and corporate travel | Township rules, distance to demand |
Investors who succeed with nightly rentals around Lansing often buy in townships or city neighborhoods where the rules are clearer, then market to visiting families and sports fans who are willing to drive ten or fifteen minutes to campus. Larger homes that sleep two families do well on football and graduation weekends.
Another path is medium-term furnished rentals of 30 days or more for traveling nurses at the area's hospitals, legislative staff during session and corporate visitors at the General Motors plants. Those stays often fall outside STR rules, and the loan is usually underwritten on long-term market rent.
If your goal is a vacation-style STR, Michigan's lake and resort towns are the bigger market, though many of them have their own caps or permit systems. Our Michigan STR page covers those areas.
Fall is the peak: six or seven home football weekends can earn a large share of a year's revenue, and parents' weekends and homecoming add more. Late spring brings graduation. Winter is slow outside basketball and the legislative calendar, and summer depends on youth sports, conferences and medium-term guests.
On some programs we can qualify the loan on a third-party revenue projection instead of a lease. Because Lansing revenue is concentrated in a few months, make sure the projection covers a full year. If it comes in low, see /str-loan-low-airdna-projection.html.
This example is illustrative and not a quote. An investor buys a four-bedroom house for $265,000 in a Lansing-area township whose ordinance permits short-term rentals with a license. A third-party projection shows about $31,200 a year, or $2,600 a month. Taxes are budgeted at $575 a month at non-homestead millage after the sale, and STR insurance at $130.
At 75% LTV the loan is $198,750, above the $150,000 minimum. Estimated principal and interest is about $1,390, for a total payment of about $2,095 and a DSCR of about 1.24x. Notice how large the tax line is relative to the loan; in Michigan that is normal for a rental, and it is the first number to get right.
| Item | Amount |
|---|---|
| Purchase price | $265,000 |
| Loan at 75% LTV | $198,750 |
| Estimated principal and interest | $1,390 |
| Property taxes (non-homestead) | $575 |
| STR insurance | $130 |
| Total monthly payment | $2,095 |
| Projected monthly revenue | $2,600 |
| DSCR | About 1.24x |
Michigan caps the annual increase in a property's taxable value while the same owner holds it, but the cap comes off when the property sells. The year after you buy, taxable value resets to the state equalized value, which is half of the assessor's estimate of market value. A seller who owned the home for twenty years may have been paying far less than you will.
Rentals also do not get the principal residence exemption, so they pay school operating millage that owner-occupants do not. Together, uncapping and the lost exemption can roughly double the bill. Ask the city or township assessor for an estimate at your purchase price.
Much of Lansing's housing was built between the 1910s and 1960s. Expect questions about basements and sump pumps, furnace age, older electrical, and roofs that carry snow loads. Guests in winter need driveways and walks cleared, which is a real cost for an STR operator.
State and local taxes on short-term lodging can apply in Michigan, and booking platforms may collect some of them. Confirm your obligations with the Michigan Department of Treasury and your city or township, and register for any local rental license before your first guest.
If you already operate a licensed nightly rental with a booking history, that record helps support the revenue on a refinance. Cash-out goes up to 75% LTV on DSCR programs, and seasoning varies by program. See /str-dscr-refinance.html for what to gather.

East Lansing's rental licensing and occupancy rules are strict, and its rules for short stays are restrictive. Many investors find it does not work there. Confirm current rules with the city before buying.
The city regulates rentals through registration, inspections and zoning, and short-term rentals are subject to those rules. Check the current ordinance for your neighborhood.
Michigan uncaps taxable value after a sale, and rentals do not get the principal residence exemption. Both raise the bill for a new investor owner.
On some programs, yes. We can use a third-party revenue projection instead of a long-term lease to calculate the DSCR, as long as the property can legally operate as an STR.
Fall football weekends are the peak, followed by spring graduation. Winter is the slowest period outside basketball and legislative weeks.
Yes. Furnished stays of 30 days or more for nurses, legislative staff and corporate visitors are common in Lansing, and those loans are usually underwritten on long-term market rent.
