Short-Term Rental Loans in Nebraska: Omaha, Lincoln and the Lakes

Nebraska short-term rentals run on events more than scenery. College baseball in Omaha, Husker football in Lincoln and a big shareholder weekend each spring fill houses that sit quieter the rest of the year.

In short: LendingStreet finances Nebraska Airbnb and VRBO properties with DSCR loans that can qualify on projected short-term rental revenue on some programs, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000. Because Nebraska STR demand is event-driven, the annual projection matters more than any one big weekend, and Omaha and Lincoln each have their own zoning and registration rules to confirm.

Nebraska STR markets and what drives them

Omaha is the largest STR market in the state. Homes and condos near the Old Market, Midtown, Dundee, Benson and Blackstone draw visitors for the College World Series in June, events at the CHI Health Center and the Berkshire Hathaway annual meeting in May. Medical travel to the city's hospital campuses adds midweek stays.

Lincoln fills on Husker football Saturdays and university events, with demand near downtown, the Haymarket and neighborhoods close to campus. Outside the two cities, Lake McConaughy in the western part of the state is a summer lake market, and Kearney sees spring visitors for the sandhill crane migration along the Platte River.

City and county rules in Nebraska

Nebraska leaves STR regulation to local governments. Omaha and Lincoln both treat short-term rentals through zoning and registration requirements, and the rules differ by zoning district. A duplex in a mixed-use area may be treated differently from a single-family home in a residential zone.

Many newer suburban subdivisions around Omaha, such as those in Elkhorn, Papillion and Gretna, have HOA covenants that limit rentals under 30 days. Rural lake properties fall under county zoning. Call the city or county planning office and read the covenants before you count on nightly income.

Using a revenue projection instead of a lease

On a long-term rental, the lease or a market rent estimate sets the income. On a nightly rental, some of our programs accept a projection of gross short-term rental revenue, usually from a third-party data report that looks at similar listings, bedroom counts and occupancy in the area.

That projected income is compared with the full monthly payment to get the debt service coverage ratio. If the property already operates as an STR, 12 months of booking history can support the figure. How each program adjusts a projection varies, and a low projection can sometimes be addressed with more down payment or a sub-1.0 program.

Example numbers for Omaha

This example is illustrative and not a quote. Consider a four-bedroom home in Omaha's Dundee area bought for $385,000, with a revenue projection of $43,000 a year, about $3,583 a month. The monthly budget includes $640 in property taxes and insurance at $170.

Financed at 75% LTV, the loan is $288,750. Estimated principal and interest comes to about $2,049, the total payment to about $2,859, and the DSCR to about 1.25x. A 15% revenue shortfall would bring it to about 1.07x.

With 65% LTV instead, the loan is $250,250 and the total payment about $2,586, lifting the DSCR to about 1.39x. The table compares both.

Nebraska lodging taxes, property taxes and insurance

Nebraska applies state sales tax and a state lodging tax to stays under 30 days, and counties and cities can add their own lodging taxes. Platforms collect some of these automatically, but confirm your registration obligations with the Nebraska Department of Revenue.

Nebraska property taxes are high relative to home prices, which can weigh on the ratio for a lower-priced home. Hail and severe storms are common across the state, so roof age and the wind and hail deductible belong in your insurance quote.

Event weekends versus the rest of the year

A home near the Omaha ballpark can book at premium prices for the two weeks of the College World Series, and Lincoln homes can do the same on home football weekends. The other weeks of the year carry the loan. A good Nebraska projection shows realistic midweek and winter occupancy, not a calendar of peak events.

Costs a nightly rental carries that a lease does not

The DSCR calculation uses principal, interest, taxes, insurance and HOA dues. Your own budget needs more. A short-term rental pays for cleaning and laundry between stays, utilities, internet, streaming, supplies, platform fees and often a local manager who takes a share of revenue. Furnishing a home before the first booking is a real upfront cost as well.

None of that is in the lender's ratio on most programs, which is why a property that only just clears 1.0x on gross projected revenue can still lose money in practice. Run your own net numbers before you sign.

Program basics for nightly rentals

Our investor loans are business-purpose loans on non-owner-occupied property. The guidelines below apply to 1-8 unit STRs, though maximum leverage can be lower on larger balances and 5-8 unit properties.

How LendingStreet reviews a Nebraska STR

We look at the property first: whether it can legally operate as a nightly rental, what it should earn, and what it costs to carry. Then we size the loan so the ratio works. Start with the form below or call (877) 298-1001.

Common questions

Can I qualify on College World Series income alone?

No. Underwriting looks at projected revenue for the full year. A few strong event weeks help, but the property has to cover its payment across slower months as well.

Does Omaha require a short-term rental registration?

Omaha regulates STRs through its zoning code and registration rules. Requirements vary by district, so check with the city planning department before you buy.

Are Nebraska property taxes a problem for STR DSCR loans?

They can be. Nebraska taxes are high relative to home values, and the tax line goes straight into the payment. Use the current county bill, not a homestead-adjusted figure.

Can I finance a Lake McConaughy cabin as an STR?

Yes, if county rules allow it and the projection supports the payment. The season is short, so the annual revenue figure has to carry the cabin through a long off-season.

Is there a minimum credit score?

Yes, 620. You qualify on the property's income rather than your personal income, so W-2s and tax returns are not required.

Do I have to buy in my own name?

No. LLC ownership is standard. You sign for the loan personally as the member.

Can I refinance an STR I already own?

Yes. Rate-and-term and cash-out refinances are available, with cash-out up to 75% LTV. Your booking history can support the income, and seasoning varies by program.
