At the Jersey Shore, a vacation rental can earn a year of income in about 14 summer weeks. The rest of the year, the property tax bill and the flood policy keep arriving on schedule.
In short: LendingStreet finances New Jersey short-term rentals, mostly Shore homes, with DSCR loans that can qualify on projected rental revenue on some programs, starting at $150,000 with LLC borrowers allowed. North Jersey cities are a different story: Jersey City sharply limited STRs after a 2019 referendum and Hoboken restricts them heavily, so most investors there rent long-term. On the Shore, each town sets its own registration and rental rules.
The Shore is the core of the New Jersey vacation rental market. Long Beach Island towns like Beach Haven, Ship Bottom and Surf City, plus Ocean City, Sea Isle City, Avalon, Stone Harbor, the Wildwoods and Cape May, rent largely by the week from Memorial Day to Labor Day. In Monmouth County, Asbury Park, Belmar and Manasquan draw a younger crowd and more weekend stays.
Inland, there is some demand near the Delaware Water Gap and in Sussex County lake communities. In the cities across from Manhattan, the rules generally push investors toward 12-month leases.
| Market | Typical property | What drives bookings | Rule to check |
|---|---|---|---|
| Long Beach Island | Beach houses, duplexes | Summer weekly rentals | Town registration; flood zone |
| Ocean City, Sea Isle, Avalon | Beach homes, condos, duplexes | Family summer vacations | Town rental licenses and inspections |
| Wildwoods and Cape May | Condos, Victorian homes, motels converted to condos | Boardwalk, beaches, events | Town rules; some minimum-stay limits |
| Jersey City and Hoboken | Condos, row houses | Manhattan access | Heavily restricted for non-owner STRs |
Shore towns commonly require a rental registration or mercantile license, a certificate of occupancy or rental inspection, posted occupancy limits and a local contact. Some set minimum stays, and many condo associations have their own rental rules. The town clerk or code office can tell you exactly what applies.
In Jersey City, voters approved restrictions in 2019 that limit non-owner-occupied short-term rentals, and Hoboken restricts most STRs. If you are buying in either city, plan on a long-term lease and use a standard DSCR loan. The Shore is where nightly and weekly rentals are a normal business.
On a long-term rental, the lease or a market rent estimate sets the income. On a nightly rental, some of our programs accept a projection of gross short-term rental revenue, usually from a third-party data report that looks at similar listings, bedroom counts and occupancy in the area.
That projected income is compared with the full monthly payment to get the debt service coverage ratio. If the property already operates as an STR, 12 months of booking history can support the figure. How each program adjusts a projection varies, and a low projection can sometimes be addressed with more down payment or a sub-1.0 program.
This example is illustrative and not a quote. Consider a three-bedroom duplex unit in Ocean City bought for $895,000, with a revenue projection of $81,000 a year, about $6,750 a month. The monthly budget includes $780 in property taxes and insurance at $420.
Financed at 70% LTV, the loan is $626,500. Estimated principal and interest comes to about $4,445, the total payment to about $5,645, and the DSCR to about 1.20x. A 15% revenue shortfall would bring it to about 1.02x.
With 60% LTV instead, the loan is $537,000 and the total payment about $5,010, lifting the DSCR to about 1.35x. The table compares both.
| Item | 70% LTV | 60% LTV |
|---|---|---|
| Loan amount | $626,500 | $537,000 |
| Estimated principal and interest | $4,445 | $3,810 |
| Property taxes | $780 | $780 |
| Insurance | $420 | $420 |
| Total monthly payment | $5,645 | $5,010 |
| Projected monthly revenue | $6,750 | $6,750 |
| DSCR | About 1.20x | About 1.35x |
| DSCR if revenue is 15% lower | About 1.02x | About 1.15x |
Since 2018, New Jersey has applied state sales tax and occupancy fees to most short-term rentals booked through platforms, and some towns add a local occupancy tax. Rentals arranged directly or through a local real estate office can have different collection rules, so confirm with the state Division of Taxation.
New Jersey property taxes are among the highest in the country, and many Shore properties sit in FEMA flood zones where flood insurance is required. Elevation certificates, the year the home was raised or rebuilt after Sandy, and the flood premium can swing the ratio more than the purchase price.
Most Shore rentals earn the bulk of their income between mid-June and Labor Day, often on Saturday-to-Saturday weekly bookings. Shoulder weekends in May, September and early October add a little. Winter income is minimal in most towns. A projection that assumes strong winter occupancy on Long Beach Island should be questioned.
The DSCR calculation uses principal, interest, taxes, insurance and HOA dues. Your own budget needs more. A short-term rental pays for cleaning and laundry between stays, utilities, internet, streaming, supplies, platform fees and often a local manager who takes a share of revenue. Furnishing a home before the first booking is a real upfront cost as well.
None of that is in the lender's ratio on most programs, which is why a property that only just clears 1.0x on gross projected revenue can still lose money in practice. Run your own net numbers before you sign.
Our investor loans are business-purpose loans on non-owner-occupied property. The guidelines below apply to 1-8 unit STRs, though maximum leverage can be lower on larger balances and 5-8 unit properties.
We look at the property first: whether it can legally operate as a nightly rental, what it should earn, and what it costs to carry. Then we size the loan so the ratio works. Start with the form below or call (877) 298-1001.
Usually not for nightly income. Jersey City limited non-owner-occupied STRs after a 2019 referendum and Hoboken restricts most STRs. Investors there generally rent long-term and use a standard DSCR loan.
Many do. Properties in FEMA flood zones with a mortgage generally require it. The premium depends on elevation and construction, so get an elevation certificate and quote early.
Yes. Since 2018 the state has applied sales tax and occupancy fees to most platform-booked short-term rentals, and some towns add a local occupancy tax.
Yes. The projection covers the full year, so a Shore home that earns most of its revenue in summer can qualify if the annual total supports the payment, taxes, insurance and flood coverage.
You can lower the loan amount, or a sub-1.0 DSCR program may fit. The financing team can run both options.
Some programs qualify it on a third-party revenue projection based on comparable listings. That is the usual path on a purchase.
The minimum is 620. Stronger credit and more equity can open more program options. No W-2s or tax returns are required.
