Ohio Short-Term Rental Loans for Cabins, Lake Homes and City Rentals

Ohio vacation rentals range from wooded cabins in the Hocking Hills to cottages on Lake Erie to game-day houses near Ohio Stadium. Prices are moderate, which can make the ratio easier to clear than in coastal states.

In short: LendingStreet finances Ohio short-term rentals with DSCR loans that can qualify on projected rental revenue on some programs, starting at $150,000 with a 620 minimum credit score and no W-2s or tax returns. Columbus requires a short-term rental permit, Cincinnati and Cleveland have registration rules, and rural counties are generally lighter-touch. Ohio's county reappraisal cycle can change your tax bill after you buy.

Ohio STR markets investors use

The Hocking Hills region around Logan and Hocking County is Ohio's best-known cabin market, with hot tubs, wooded lots and year-round weekend demand from Columbus, Cincinnati and beyond. On Lake Erie, Put-in-Bay, Kelleys Island, Marblehead, Port Clinton and Sandusky draw summer visitors to the islands, beaches and amusement parks, and Geneva-on-the-Lake serves the northeast.

In the cities, Columbus homes near Ohio State, the Short North and German Village fill on football weekends and for events and conventions. Cincinnati sees demand near Over-the-Rhine and the riverfront stadiums, and Cleveland near downtown, Ohio City and University Circle's hospitals.

Ohio city and county STR rules

Columbus requires operators to obtain a short-term rental permit and remit lodging taxes, and permits can be revoked for repeated nuisance violations. Cincinnati and Cleveland require registration, and Cleveland and some inner-ring suburbs have rental registration and inspection programs that may apply. Many suburban HOAs prohibit stays under 30 days.

Rural townships and villages in Hocking County and along Lake Erie vary widely, and some island and lakeside communities have their own licensing. Ohio legislators have debated limiting local STR bans, so check the current rules with the city, village or township before you buy.

How projected revenue qualifies an STR

A standard DSCR loan compares a property's monthly rent with its full monthly payment: principal, interest, taxes, insurance and any HOA dues. For a short-term rental, some programs replace the long-term lease with a projection of nightly revenue, typically from a third-party revenue report built on comparable listings nearby.

Underwriting looks at the annual revenue figure divided across 12 months, not your best month. Some programs also review the property's own booking history when it has one, and some adjust the projection for expenses or seasonality. Each program sets its own method, so ask how the figure will be used before you lock in a price.

Worked example: Hocking Hills

This example is illustrative and not a quote. An investor buys a two-bedroom cabin with a hot tub in the Hocking Hills for $365,000. A third-party report projects $37,000 in gross annual short-term rental revenue, or about $3,083 a month. Taxes are budgeted at $290 a month and insurance at $140.

At 75% LTV the loan is $273,750, estimated principal and interest is about $1,942, and the full payment is about $2,372, for a DSCR of about 1.30x. If the year comes in 15% below the projection, the ratio drops to about 1.10x.

At 65% LTV the loan is $237,250, the payment falls to about $2,113 and the DSCR rises to about 1.46x, which leaves more cushion for a slow season in Hocking Hills.

Lodging taxes and Ohio's reappraisal cycle

Ohio counties and many cities charge lodging taxes on short stays, in addition to state and county sales tax. Platforms collect some of it; confirm with the county and city what you must file.

Ohio counties reappraise property every six years, with an update at the three-year mark. Values jumped in many counties in recent cycles, so check when the next reappraisal hits your county and budget for it. Cabins in the Hocking Hills often have wells, septic systems and steep gravel drives that insurers and appraisers look at closely.

Weekend cabins and summer lakes

Hocking Hills cabins earn most of their revenue on weekends year-round, with peaks in fall color season and around holidays. Lake Erie properties are summer-weighted, with island ferries cutting back sharply after the season. Columbus game-day homes earn premiums on about seven Saturdays a year plus graduation and convention weeks, and rely on steady weekday travel the rest of the time.

Operating costs to plan for

A long-term tenant usually pays the utilities and handles day-to-day upkeep. A nightly guest does not. Plan on cleaning fees, laundry, utilities, internet, consumables, platform charges, more frequent maintenance and management, which for remote owners can be a sizable share of revenue. Budget for furnishing the property, too.

The ratio a lender calculates covers the debt, not these costs. Treat 1.0x as a floor for the loan, not a target for your business, and build your own monthly budget alongside the projection.

Common questions

Do I need a permit for an Airbnb in Columbus?

Yes. Columbus requires a short-term rental permit and lodging tax registration. Confirm current requirements with the city before you buy.

Are Hocking Hills cabins good candidates for STR DSCR loans?

They are popular with weekend guests year-round. Lenders will still look at the projection, comparable cabins, and the condition of the well, septic and access road.

How does Ohio's reappraisal affect my loan?

Your property taxes can rise after a county reappraisal. The tax line is part of the payment, so a higher bill lowers your ratio. Check the county's schedule.

Can I finance a Put-in-Bay rental?

Yes, if local rules allow it and the projection supports the payment. Island properties have a short season, so the annual revenue figure has to carry the year.

What if the ratio comes in below 1.0x?

Sub-1.0 DSCR programs exist for some files. More down payment can also lift the ratio by lowering the payment.

Can a brand-new listing qualify without past bookings?

Yes, on some programs. A third-party projection of short-term rental revenue can stand in for history on a purchase. Existing STRs can use their actual bookings.

Do you check personal income?

No. DSCR loans qualify on the property's rental income. You need a 620 or higher credit score and reserves, but no W-2s or tax returns.
