The pine-forest cabins near Broken Bow Lake turned southeastern Oklahoma into one of the busiest cabin markets in the region. Most of the guests drive in from Dallas-Fort Worth.

In short: LendingStreet finances Oklahoma short-term rentals with DSCR loans that can qualify on projected rental revenue on some programs, starting at $150,000 with no W-2s or tax returns and LLC borrowers allowed. Cabin and lake markets are lightly regulated compared with big resort states, but supply has grown fast around Broken Bow, so projections need current comparables. Hail and wind push insurance costs up across the state.

Oklahoma STR markets

The Hochatown area near Broken Bow Lake and Beavers Bend State Park in McCurtain County has hundreds of luxury cabins with hot tubs and game rooms, drawing weekend guests from North Texas and beyond. Grand Lake o' the Cherokees in northeast Oklahoma is a summer lake market with homes in Grove, Disney and Ketchum. Lake Texoma and Lake Eufaula serve boaters and anglers.

In the cities, Tulsa homes near downtown, the Pearl District and the Gathering Place draw event and Route 66 visitors, and Oklahoma City sees demand near Bricktown, Midtown and the Plaza District. Norman fills on Oklahoma Sooners football weekends.

Oklahoma STR rules

Oklahoma has no statewide STR permit. Oklahoma City and Tulsa regulate short-term rentals through zoning and registration requirements, and Norman has its own rules near campus. In the Broken Bow area, local requirements have changed as the cabin market grew, so ask the local government about permits, septic capacity and occupancy limits for the specific lot.

Lake communities often rely on HOA covenants, which may set minimum stays or ban short-term rentals outright in some subdivisions. Read them before you make an offer.

Using a revenue projection instead of a lease

On a long-term rental, the lease or a market rent estimate sets the income. On a nightly rental, some of our programs accept a projection of gross short-term rental revenue, usually from a third-party data report that looks at similar listings, bedroom counts and occupancy in the area.

That projected income is compared with the full monthly payment to get the debt service coverage ratio. If the property already operates as an STR, 12 months of booking history can support the figure. How each program adjusts a projection varies, and a low projection can sometimes be addressed with more down payment or a sub-1.0 program.

Example numbers for Broken Bow

This example is illustrative and not a quote. Consider a four-bedroom cabin with a hot tub near Broken Bow Lake bought for $545,000, with a revenue projection of $52,000 a year, about $4,333 a month. The monthly budget includes $310 in property taxes and insurance at $260.

Financed at 75% LTV, the loan is $408,750. Estimated principal and interest comes to about $2,900, the total payment to about $3,470, and the DSCR to about 1.25x. A 15% revenue shortfall would bring it to about 1.06x.

With 65% LTV instead, the loan is $354,250 and the total payment about $3,083, lifting the DSCR to about 1.41x. The table compares both.

Lodging taxes, hail and insurance in Oklahoma

Oklahoma applies state and local sales tax to short stays, and many cities and counties charge a lodging tax. Platforms collect part of it, but registration with the Oklahoma Tax Commission may still be required.

Oklahoma sits in the path of frequent hail and severe wind, and insurance premiums and deductibles reflect that. Ask for roof age and type, and get the wind and hail deductible in writing. Cabins in wooded areas may also face wildfire questions. Property taxes vary by county and school district; use the current bill.

Weekend-driven and growing supply

Broken Bow cabins book heavily on weekends, holidays and summer weeks, with midweek occupancy much lower. As more cabins have been built, average occupancy has come under pressure, which makes amenity-rich, well-reviewed properties more important. Grand Lake is summer-heavy, while city STRs follow event calendars and football seasons.

Costs a nightly rental carries that a lease does not

The DSCR calculation uses principal, interest, taxes, insurance and HOA dues. Your own budget needs more. A short-term rental pays for cleaning and laundry between stays, utilities, internet, streaming, supplies, platform fees and often a local manager who takes a share of revenue. Furnishing a home before the first booking is a real upfront cost as well.

None of that is in the lender's ratio on most programs, which is why a property that only just clears 1.0x on gross projected revenue can still lose money in practice. Run your own net numbers before you sign.

Program basics for nightly rentals

Our investor loans are business-purpose loans on non-owner-occupied property. The guidelines below apply to 1-8 unit STRs, though maximum leverage can be lower on larger balances and 5-8 unit properties.

How LendingStreet reviews a Oklahoma STR

We look at the property first: whether it can legally operate as a nightly rental, what it should earn, and what it costs to carry. Then we size the loan so the ratio works. Start with the form below or call (877) 298-1001.

Common questions

Are Broken Bow cabins still a good STR investment?

They can be, but supply has grown quickly. Projections should rely on recent comparables, and stronger amenities and reviews matter more than they used to.

Why is insurance expensive on Oklahoma STRs?

Hail and wind are frequent across the state. Higher premiums and wind and hail deductibles are common, and the premium goes straight into the payment.

Does Oklahoma City regulate Airbnbs?

Yes. Oklahoma City handles STRs through zoning and registration rules. Check requirements with the city for the address.

Can I finance a new-construction cabin?

A completed cabin can be financed with a DSCR loan. If you are building, our ground-up construction loans can fund the build and you can refinance into a DSCR loan once it is finished and rented.

Can a brand-new listing qualify without past bookings?

Yes, on some programs. A third-party projection of short-term rental revenue can stand in for history on a purchase. Existing STRs can use their actual bookings.

Do you check personal income?

No. DSCR loans qualify on the property's rental income. You need a 620 or higher credit score and reserves, but no W-2s or tax returns.

Can I hold the STR in an LLC?

Yes. LLC borrowers are standard on our DSCR loans, and you sign for the loan personally.
