Short-Term Rental DSCR Loans for Palm Bay and Space Coast Properties

Palm Bay is an inland city, ten to fifteen minutes from the beaches across the Indian River Lagoon. Its nightly rentals compete on price and space, while the barrier island towns of Indialantic, Melbourne Beach, Satellite Beach and Cocoa Beach compete on the ocean, and each town writes its own rules.

In short: LendingStreet finances Palm Bay and Brevard County short-term rentals with DSCR loans that can qualify on projected nightly revenue on some programs, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and the standard minimum DSCR is 1.0x. Before you buy, confirm the city's rental rules, Florida licensing and tax registration, and the cost of hurricane and flood insurance.

Who books nightly stays on the Space Coast

Demand in Brevard County comes from a mix that few Florida markets share. Rocket launches from Cape Canaveral and Kennedy Space Center draw visitors throughout the year. Port Canaveral is one of the busiest cruise ports in the world, and many passengers arrive a night or two early. Beaches, surfing near Sebastian Inlet, fishing in the lagoon and winter visitors from the North add leisure demand.

Business travel matters too. L3Harris, Northrop Grumman, Embraer, Collins Aerospace and the growing commercial space companies bring engineers, contractors and new hires to Melbourne and Palm Bay, often for weeks at a time. Melbourne Orlando International Airport is close by.

Inland Palm Bay versus the beach towns

Palm Bay's housing is mostly single-family homes on large platted lots, much of it laid out decades ago as the Port Malabar development, with many newer homes built on scattered lots. Nightly rentals here are usually three- or four-bedroom pool homes priced well below beach property, appealing to families, launch watchers and longer work stays.

On the barrier island, Indialantic, Melbourne Beach, Satellite Beach, Indian Harbour Beach and Cocoa Beach each set their own vacation rental rules. Some limit nightly rentals to certain zones, set minimum stays in residential areas, or require local registration and inspections. Cocoa Beach in particular has adopted strict rules. Florida law limits new local bans, but rules adopted before 2011 can still apply, so check each town for the exact parcel.

Worked example: an inland pool home and a beach-side home

This example is illustrative and not a quote. An investor buys a three-bedroom pool home in Palm Bay for $365,000, with a projection of $3,100 a month in average gross revenue. Taxes without a homestead exemption are about $547 a month and insurance for rental use is $300. At 75% LTV the loan is $273,750, estimated principal and interest is about $1,914, the total payment is about $2,762 and DSCR is about 1.12x.

A beach-side home in Indialantic, in a zone where nightly rentals are permitted, priced at $750,000 with projected revenue of $6,200 a month, carries higher insurance plus flood coverage. At 75% LTV the total payment is about $5,664 and DSCR is about 1.09x. The inland home costs half as much and earns half as much, but both clear 1.0x.

Hurricane, flood and roof questions

Brevard County sits on Florida's Atlantic coast, and insurance is driven by hurricane wind risk. Insurers look at roof age, roof shape and wind mitigation features. Many Palm Bay homes are concrete block, which helps, but older roofs can raise premiums or limit carriers.

Barrier island properties and homes near the lagoon, the St. Johns River marshes or Turkey Creek may be in flood zones that require flood insurance. Get the flood determination and quote before you commit.

Septic, wells and the inland lots

Many Palm Bay homes are on septic systems, and some outer areas use private wells. For a nightly rental with frequent full occupancy, an older septic system can be a real operating risk. Ask for any inspection or pump records, and include the system in your inspection.

Because Palm Bay is still filling in, a quiet street today may have new construction on surrounding lots next year. That can affect guest experience during building but usually adds to the neighborhood over time.

Seasons and launch schedules

Winter and spring bring snowbirds and spring break visitors, summer brings families, and cruise and launch traffic run year round. September and October are usually the softest months, during the peak of hurricane season. Launch schedules shift, so treat launch demand as a bonus rather than the basis of a projection.

Lenders that use projected revenue look at the annual figure. Monthly and medium-term stays by aerospace contractors can help fill slower months.

Taxes on stays and on the property

Florida charges state sales tax on transient rentals of six months or less, plus Brevard County's discretionary surtax and tourist development tax. Owners are responsible for making sure each is filed and paid, even when a platform collects part of it.

Investors do not receive the homestead exemption. Non-homestead property has a 10% annual cap on assessed value increases for non-school taxes, which resets on sale, so base your tax estimate on the purchase price. Newer homes may show only a land value on the first bill, so budget on the full value.

Qualifying, refinancing and what to send

On some programs, DSCR is calculated on a third-party revenue projection instead of a long-term lease, and owners with booking history can refinance on actual results. If your projection is lower than expected, see our guide to a low STR projection. Our Florida STR page covers other markets in the state.

Common questions

Can I run an Airbnb in Palm Bay?

Many Palm Bay homes operate as short-term rentals, but you should confirm current city rules, state licensing, tax registration and any HOA limits for the specific property.

Are beach towns like Cocoa Beach and Melbourne Beach different?

Yes. Each barrier island town sets its own vacation rental rules, and some limit nightly rentals to certain zones or set minimum stays. Check the exact parcel.

Do cruise passengers and rocket launches really drive bookings?

They add demand, especially pre-cruise stays near Port Canaveral and launch weekends. Lenders still look at the full-year projection.

Can I qualify on projected revenue?

On some programs, yes. DSCR is calculated on a third-party projection of short-term rental revenue.

Does a septic system affect the loan?

It is reviewed as part of the property's condition. Have it inspected, since frequent full occupancy puts more load on older systems.

What is the minimum loan amount?

DSCR loans start at $150,000 with no stated maximum. Purchases go up to 80% LTV.

Can I use the home myself sometimes?

Our investor loans are business-purpose loans on non-owner-occupied property. Second homes and homes you live in are not eligible.
