Short-Term Rental Loans for Seattle-Area Investors

Seattle is a hard city for investor-owned nightly rentals. The city caps how many short-term rentals one operator can run, which pushes most Seattle STR investors toward the Cascades, the islands and the coast.

In short: LendingStreet finances short-term rentals across the Seattle region with DSCR loans that can qualify on projected nightly revenue on some programs, with loans from $150,000 with no stated maximum, purchases up to 80% LTV, a 620 minimum credit score and LLC borrowers allowed. Inside Seattle, the city limits operators to their own home plus one additional unit, so a pure investment STR portfolio in the city is not realistic. Most Seattle investors buy in mountain, island and coastal markets where county or city rules allow non-owner-occupied rentals.

What Seattle allows, in plain terms

Seattle requires short-term rental operators to hold a city STR operator license and a business license, and to register each unit. An operator can run short-term rentals in their primary residence and in no more than one additional dwelling unit. That second unit is the only nightly-rental investment property most operators can hold inside the city.

Washington state law also sets rules for all STR operators, including registering as a business, paying applicable state and local taxes, carrying liability insurance and giving guests safety and emergency information. Condo and HOA covenants in Seattle often ban rentals under 30 days on top of city rules.

Because of these limits, we see few Seattle files where nightly income is the plan. Investors who want a single Seattle unit should confirm their eligibility for the additional-unit license before they buy, and should model the property on long-term rent as a fallback.

Markets Seattle investors look at instead

The region's nightly demand is strong; it is just spread across towns and counties with their own rules. Some allow STRs with a permit, some cap them and some have tightened rules in recent years.

Permits and taxes across the region

Every one of these markets handles STRs differently. Chelan County, for example, has restricted new short-term rentals in parts of the county, and Leavenworth has its own city rules. San Juan County has caps in some areas. Kittitas County and many coastal cities issue permits with occupancy limits and parking requirements.

Washington applies state and local sales tax to stays under 30 days, plus local lodging taxes in many places, and some cities add special STR fees. Booking platforms collect some of these taxes, but confirm which ones you must file yourself.

Seasonality in the Cascades and on the coast

Mountain homes near Cle Elum and Snoqualmie Pass draw ski traffic in winter and hikers, golfers and families in summer, with softer spring and late-fall months. Coastal homes peak from late spring through early fall, and storm-watching brings some winter weekends. Island homes are strongest in summer, and ferry schedules affect guest demand.

When you review a revenue projection, look at the monthly pattern and confirm that the slow months still cover the payment. Snow removal, road access and winter utility costs belong in your budget for mountain homes.

Qualifying on projected nightly revenue

On some programs, the DSCR can be based on a third-party projection of short-term revenue for the property instead of a long-term lease. Each program applies its own adjustments for expenses and vacancy. If you already operate the home, booking history can support a refinance, including cash-out up to 75% LTV.

The standard minimum DSCR is 1.0x. Higher-priced homes, which are common in this region, often need lower leverage to clear it, and sub-1.0 programs exist for some files.

Worked example: a cabin near Cle Elum

This example is illustrative and not a quote. An investor buys a four-bedroom cabin near Cle Elum for $725,000 where county rules allow short-term rentals with a permit. A third-party projection estimates $80,000 a year in gross revenue, about $6,667 a month.

At 75% LTV the loan is $543,750. Estimated principal and interest on a 30-year loan is about $3,802. Taxes are about $470 and insurance about $210, for a total near $4,482. If the program reduces projected revenue by 20% for operating costs, qualifying income is about $5,333 and the DSCR is about 1.19x.

Insurance, wildfire and remote management

Wildfire risk east of the Cascades has pushed some insurers to raise premiums or limit new policies in parts of Kittitas and Chelan counties. Get a quote written for short-term rental use early in your inspection period. Coastal and island homes may face flood zone and wind questions.

Most Seattle owners are hours away from their rental, so a local cleaner, property manager or co-host is usually essential. Their fees affect your real cash flow even when the program uses its own expense assumptions.

Common questions

Can I buy a Seattle investment property to run as an Airbnb?

Only on a limited basis. Seattle lets operators run their primary residence plus one additional unit, so one investment unit is generally the most the city allows per operator.

Do Seattle suburbs allow short-term rentals?

Rules vary by city. Some suburbs require permits and others limit non-owner-occupied rentals. Check the city's code for the specific address before you buy.

Where do Seattle investors buy STRs?

Common choices include Cle Elum and Suncadia, Snoqualmie Pass, Whidbey Island, the Kitsap Peninsula and Hood Canal, and coastal towns such as Ocean Shores and Long Beach.

Does Leavenworth allow new short-term rentals?

Chelan County and the City of Leavenworth have tightened STR rules, and new permits may be limited. Confirm current rules and whether a permit transfers before you make an offer.

Can my loan qualify on projected Airbnb income?

On some programs, yes. The ratio can use a third-party short-term revenue projection, adjusted by the program for expenses.

What taxes apply to Washington STR stays?

State and local sales tax applies to stays under 30 days, plus local lodging taxes in many areas. Some cities add their own fees.

Can I refinance a mountain cabin I already rent nightly?

Yes. Booking history can support the refinance, and cash-out goes up to 75% LTV.

Do you finance second homes I use myself?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
