Every August, the Sturgis Motorcycle Rally fills every bed in the Black Hills for ten days. A smart South Dakota STR plan makes money in the other 355 days too.
In short: LendingStreet finances South Dakota short-term rentals with DSCR loans that can qualify on projected rental revenue on some programs, starting at $150,000 with a 620 minimum credit score and no W-2s or tax returns. Most STR demand sits in the Black Hills near Mount Rushmore, Custer State Park and Deadwood, and the season is concentrated in summer. South Dakota requires vacation home rentals to be licensed, and counties and cities add zoning rules.
The Black Hills are the heart of the state's vacation rental market. Keystone and Hill City sit closest to Mount Rushmore, Custer is the gateway to Custer State Park and Wind Cave, and Deadwood and Lead draw casino and history visitors plus winter snowmobilers. Spearfish is a base for Spearfish Canyon, and Sturgis itself becomes the center of the region during the rally.
Rapid City has year-round demand from business and medical travel and serves as a base for park trips. In the east, Sioux Falls draws business and event travel, and the Glacial Lakes region around Watertown and Lake Poinsett has summer lake rentals.
| Market | Typical property | What drives bookings | Rule to check |
|---|---|---|---|
| Keystone and Hill City | Cabins, chalets | Mount Rushmore, summer trips | County zoning; state license |
| Custer | Cabins, small homes | Custer State Park, Wind Cave | City and county rules |
| Deadwood, Lead and Spearfish | Homes, condos, cabins | Gaming, canyon, snowmobiling | City zoning |
| Rapid City | Single-family homes | Year-round travel; park base | City conditional use rules |
South Dakota requires vacation home rentals to be licensed as lodging establishments, which can include an inspection. Rapid City treats vacation rentals in residential zones through its zoning and permit process, and Pennington, Custer and Lawrence counties have their own zoning requirements.
Many Black Hills subdivisions have covenants written before STRs became common, and some limit or prohibit short-term rentals. Get the covenants and the county's answer before you write an offer, especially for a cabin on a shared private road.
A standard DSCR loan compares a property's monthly rent with its full monthly payment: principal, interest, taxes, insurance and any HOA dues. For a short-term rental, some programs replace the long-term lease with a projection of nightly revenue, typically from a third-party revenue report built on comparable listings nearby.
Underwriting looks at the annual revenue figure divided across 12 months, not your best month. Some programs also review the property's own booking history when it has one, and some adjust the projection for expenses or seasonality. Each program sets its own method, so ask how the figure will be used before you lock in a price.
This example is illustrative and not a quote. An investor buys a three-bedroom cabin near Hill City for $495,000. A third-party report projects $50,000 in gross annual short-term rental revenue, or about $4,167 a month. Taxes are budgeted at $480 a month and insurance at $200.
At 75% LTV the loan is $371,250, estimated principal and interest is about $2,634, and the full payment is about $3,314, for a DSCR of about 1.26x. If the year comes in 15% below the projection, the ratio drops to about 1.07x.
At 65% LTV the loan is $321,750, the payment falls to about $2,963 and the DSCR rises to about 1.41x, which leaves more cushion for a slow season in Hill City.
| Item | 75% LTV | 65% LTV |
|---|---|---|
| Loan amount | $371,250 | $321,750 |
| Estimated principal and interest | $2,634 | $2,283 |
| Property taxes | $480 | $480 |
| Insurance | $200 | $200 |
| Total monthly payment | $3,314 | $2,963 |
| Projected monthly revenue | $4,167 | $4,167 |
| DSCR | About 1.26x | About 1.41x |
| DSCR if revenue is 15% lower | About 1.07x | About 1.20x |
South Dakota has no state income tax, but short stays carry state sales tax, a state tourism tax and, in many cities, a local lodging or business improvement tax. Platforms collect some of these; register with the Department of Revenue where required.
The Black Hills are forested, and wildfire risk affects insurance on some cabins. Winter snow and steep, unpaved access roads also matter to insurers and guests alike. Property taxes in South Dakota treat owner-occupied homes more favorably than other property, so the seller's bill may be lower than yours.
Black Hills STRs earn most of their revenue from Memorial Day to mid-September, with rally week in August producing the highest nightly prices of the year. Fall is moderate, and winter is slow except around Deadwood and Lead for snowmobilers and skiers. Underwriting looks at the annual projection, so one great rally week cannot carry a property alone.
A long-term tenant usually pays the utilities and handles day-to-day upkeep. A nightly guest does not. Plan on cleaning fees, laundry, utilities, internet, consumables, platform charges, more frequent maintenance and management, which for remote owners can be a sizable share of revenue. Budget for furnishing the property, too.
The ratio a lender calculates covers the debt, not these costs. Treat 1.0x as a floor for the loan, not a target for your business, and build your own monthly budget alongside the projection.
Our investor loans are business-purpose loans on non-owner-occupied property. STR DSCR loans follow the same basics as our long-term rental loans, with the income coming from projected or actual nightly revenue.

It helps, but underwriting looks at projected revenue for the full year. The property has to cover its payment across the slow months, not just rally week.
