Short-Term Rental DSCR Loans for Syracuse and Central New York

In Syracuse, the nightly rental calendar is set by Syracuse University. Move-in weekend, football and basketball at the JMA Wireless Dome, family weekend and May commencement can fill every bed near University Hill, while a snowy Tuesday in February may not book at all.

In short: LendingStreet finances Syracuse short-term rentals with DSCR loans that can qualify on projected short-term rental revenue on some programs, instead of a long-term lease. Loans start at $150,000, purchases go up to 80% LTV and LLC borrowers are standard. New York, Onondaga County and the City of Syracuse each have rules and taxes that apply to short stays, so confirm the property can legally operate as a nightly rental before you rely on that income.

Rules and taxes to confirm

Short-term rentals in Syracuse sit under several layers of rules. New York has enacted legislation creating short-term rental registration and allowing counties to collect occupancy taxes through booking platforms, and Onondaga County applies its hotel room occupancy tax to short stays. The City of Syracuse applies its own zoning, its rental registry and its inspection requirements, and the towns and villages around the city each have separate codes.

Requirements in New York have been changing, so before you buy, ask the city's Division of Code Enforcement and the county how a non-owner-occupied nightly rental is treated at the specific address, what registration and inspections apply and how occupancy tax is collected. If a building is in an association, read its rules too.

The Syracuse booking calendar

Syracuse University and SUNY ESF drive the biggest spikes: late-August move-in, fall football Saturdays, winter basketball and May commencement, when nearby hotels can book out a year ahead. Le Moyne College and Upstate Medical University add smaller events.

The Great New York State Fair, held at the fairgrounds in Geddes from late August through Labor Day, overlaps with move-in for one of the busiest stretches of the year. The Syracuse Nationals car show in July and summer concerts add more. Weekday demand comes from Upstate University Hospital, St. Joseph's and Crouse hospitals, traveling nurses and contractors working on large regional projects.

Neighborhoods and nearby lake towns

Investors focus on homes within reach of the campus and downtown: Westcott and Outer Comstock east of the university, Strathmore near Upstate and the south side of campus, and Armory Square and Hawley-Green for downtown dining and events. Tipperary Hill and Eastwood offer lower prices with easy highway access.

Central New York's true leisure markets are outside the city. Skaneateles Lake, Cazenovia, Oneida Lake towns such as Brewerton and Sylvan Beach, and the Finger Lakes to the west draw summer and fall visitors, and the Thousand Islands are about ninety minutes north. Each town or village has its own rules, and several lake communities restrict or license short stays.

Worked example: a three-bedroom near campus

This example is illustrative and not a quote. An investor buys a three-bedroom single-family in Outer Comstock for $255,000, after confirming city rules allow the use. A third-party projection shows about $34,000 a year in gross revenue, with heavy weekends in the fall and May. The example qualifies on a more conservative $2,500 a month.

At 75% LTV the loan is $191,250. Estimated principal and interest on a 30-year term is about $1,305 a month. Property taxes, which are high in New York, are budgeted at $520 a month and STR insurance at $150, for a total payment of about $1,975. DSCR is about 1.27x.

Snow, heat and the winter months

Syracuse regularly ranks among the snowiest large cities in the country thanks to lake-effect storms off Lake Ontario. A short-term rental host needs reliable snow removal for the driveway and sidewalk, and the city expects sidewalks to be cleared. Heating costs peak in exactly the months when bookings are softest outside basketball weekends.

Projections that cover a full year capture these patterns better than a fall snapshot. Mid-term furnished stays for traveling medical staff can fill the gaps between event weekends.

New York property taxes

New York property taxes are among the highest in the country, and they are the line most likely to tighten a Syracuse ratio. Inside the city, the school levy is part of the city tax bill. In suburban towns, you typically receive a school tax bill and a separate town and county bill. Assessments in New York are not always at full market value, so focus on the actual tax amounts, not the assessed value.

Ask for the most recent full-year bills, and budget for the bill that will apply after your purchase. Removal of any owner exemptions, such as STAR, can raise the bill once an investor owns the home.

Long-term rent as a backstop

Syracuse has a deep long-term rental market driven by the university, hospitals and regional employers, and talk of a large semiconductor campus planned in the Town of Clay has drawn attention to the area. If short-term rules tighten or bookings fall short, a home near campus can usually be leased to graduate students, medical residents or staff. Knowing the long-term rent is a good check on whether the STR loan amount is reasonable.

Common questions

Can I run an Airbnb in Syracuse?

It depends on the city's current zoning, rental registry and inspection rules, as well as New York and Onondaga County registration and tax requirements. Confirm them for the specific address before you buy.

Can I qualify on projected short-term income?

On some programs, yes. A third-party projection can replace a long-term lease. Projections that include the slow winter weeks hold up best.

Which weekends drive Syracuse STR revenue?

Syracuse University move-in, football and basketball games, family weekend and commencement, plus the State Fair in late August.

Why are my projected taxes so high?

New York property and school taxes are high, and owner exemptions such as STAR do not carry over to an investor. Use the full bill in your numbers.

Can I finance a Skaneateles or Oneida Lake rental?

Yes, if it is non-owner-occupied and local rules allow nightly rentals. Lake homes may have wells, septic systems and seasonal access questions.

Does Onondaga County collect occupancy tax on Airbnb stays?

The county applies its hotel room occupancy tax to short stays. Confirm how it is collected for your bookings.

Can I refinance an existing Syracuse STR?

Yes. Booking history can support the income, and cash-out goes up to 75% LTV. Seasoning varies by program.

Can I use this loan for a home I stay in during games?

No. Our loans are business-purpose loans on non-owner-occupied investment property, not second homes.
