Tampa is one of the few big Florida cities where an investor can still buy a house in an established neighborhood and run it as a vacation rental, because state law limits how far most cities can go in restricting them. The harder questions here are condo and HOA rules, flood zones and an insurance bill that can rival the property tax.
In short: LendingStreet finances Tampa short-term rentals with DSCR loans that can qualify on projected short-term rental revenue on some programs, instead of a long-term lease. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and cash-out up to 75% LTV, with a 620 minimum credit score and LLC borrowers welcome. No W-2s or tax returns are needed because the property's income does the qualifying.
Florida's vacation rental statute generally stops cities and counties from banning short-term rentals or limiting how often and how long guests stay, unless the local rule was on the books before June 1, 2011. That is why Tampa does not look like Miami Beach or other places with old restrictions. Cities can still regulate things like registration, parking, occupancy and noise, so read the current City of Tampa rules before you close.
The bigger filter in Tampa is private rules. Many condo associations downtown, in the Channel District and along Bayshore Boulevard set minimum lease terms, and some HOAs in Westchase, New Tampa and Riverview ban rentals shorter than a few months. A single sentence in the declaration can end the plan, so get the documents before you write an offer.
Florida treats a vacation rental as transient public lodging. Expect to need:
Inside the city, the steady demand is close to downtown, Ybor City, Raymond James Stadium and the hospitals. Seminole Heights, Tampa Heights, Ybor City and the bungalow streets around Hyde Park draw guests for Bucs and Lightning games, concerts, cruises out of Port Tampa Bay and medical stays.
Across the bay, St. Pete Beach, Treasure Island, Madeira Beach and Clearwater Beach are the classic vacation markets, with a winter and spring peak. Some of those beach towns have their own local registration and safety rules, so the address matters as much as the town.
| Area | Main guest draw | What to check first |
|---|---|---|
| Seminole Heights, Tampa Heights | Events, downtown, longer stays | Zoning, parking, neighbor-facing rules |
| Ybor City, Channel District | Nightlife, cruise port | Condo minimum lease terms |
| South Tampa, Hyde Park | Bayshore, MacDill visitors | Flood zone and elevation |
| Pinellas beach towns | Gulf vacations, winter visitors | Local registration, flood, wind cover |
| Brandon, Riverview | Families, sports tournaments | HOA rental limits |
After the 2024 hurricane season, insurance is the cost that moves Tampa DSCR numbers the most. A carrier will want roof age, wind mitigation and a roof and systems inspection on older homes, and many lots near the bay or the Hillsborough River sit in FEMA flood zones that need separate flood cover. Price the policy before you finalize your offer, because the full premium goes straight into the monthly payment we underwrite.
Property taxes also reset when you buy. Florida's homestead protections do not apply to a rental, so the assessment usually moves toward your purchase price the year after closing, with a cap on later non-school increases. Use a tax estimate based on your price, not the seller's bill.
This example is illustrative and not a quote. An investor buys a three-bedroom bungalow in Seminole Heights for $520,000 with 25% down. A third-party projection shows $62,000 of annual short-term revenue.
The estimated principal and interest on a 30-year loan of $390,000 is about $2,660 a month. Adding estimated taxes of $700 and insurance, including flood, of $450 brings the total to about $3,810. Projected revenue of $5,167 a month divided by that payment gives a DSCR of about 1.36x.
Some programs adjust projected revenue for seasonality or management, and how much varies by program. The example still clears 1.0x with room to spare, which is the cushion you want in a market with a summer slowdown.
| Item | Monthly |
|---|---|
| Projected STR revenue | $5,167 |
| Estimated principal and interest | $2,660 |
| Property taxes | $700 |
| Insurance incl. flood | $450 |
| Total payment | $3,810 |
| DSCR | 1.36x |
Tampa's strongest months tend to run from January through April, when snowbirds, spring breakers and baseball fans arrive, with spikes around big events at Raymond James Stadium and Amalie Arena. Late summer and early fall are slower and carry hurricane risk. If the projection leans hard on a few peak months, plan reserves so the slow season does not catch you short.
If you already own a rental here with a year or more of booking history, you may be able to refinance on actual revenue, or take cash out up to 75% LTV once seasoning requirements are met. Seasoning varies by program. Our STR refinance guide covers what documents to pull from your platform account.
Send the address, purchase price, any HOA documents and a revenue projection through the form below, or call (877) 298-1001. Our investor loans are business-purpose loans on non-owner-occupied property, so the home cannot be one you live in. You can also compare our Florida-wide STR page for markets like Orlando, the Panhandle and the Keys.
In most cases the city cannot ban it outright because of Florida's vacation rental law, but zoning details, registration, condo rules and HOA covenants still apply. Check the City of Tampa and your association documents before you buy.
Yes. Florida generally requires a DBPR vacation rental license, plus sales tax registration with the Department of Revenue and county tourist development tax filings.
On some programs, yes. A third-party revenue projection can stand in for a long-term lease, and the lender may adjust it. Read our page on low projections if your numbers come in under expectations.
It is part of the monthly payment we underwrite. A high flood premium lowers your DSCR, so get a quote early, especially in South Tampa and near the water.
The minimum is 620. Stronger credit and lower leverage generally help on short-term rental files.
Only if the declaration allows short stays. Many Tampa condo buildings set minimum lease terms that rule out nightly rentals.
Yes. LLC borrowers are standard, and you sign for the loan personally.
We lend across Pinellas County too. St. Pete Beach, Treasure Island and Madeira Beach have their own local rules, so check the specific town.
