Short-Term Rental Loans for Wichita Airbnb and VRBO Investors

Wichita is not a vacation town, and that works in its favor. Its short-term rental demand comes from aviation business travel, hospital stays, Wichita State and arena events, and families visiting relatives, which spreads bookings more evenly through the year than a beach market.

In short: LendingStreet finances Wichita short-term rentals with DSCR loans that can qualify on projected nightly revenue on some programs, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and the standard minimum DSCR is 1.0x. Wichita's moderate home prices help the ratio, but the $150,000 loan minimum and local zoning and licensing rules both need to be checked early.

Local rules for Wichita short-term rentals

Wichita and Sedgwick County handle short-term rentals through zoning, licensing and tax rules, and the city has reviewed its approach as listings have grown. Before you buy, ask the Wichita-Sedgwick County Metropolitan Area Planning Department how your address is zoned and what registration applies, and read any HOA covenants, which in newer subdivisions often prohibit rentals under 30 days.

State and local transient guest taxes generally apply to short stays. Guest taxes are collected from renters and paid to the state and city, so treat them as a pass-through rather than revenue.

Who books Wichita rentals

Aviation is the backbone of Wichita's economy, and aircraft makers and suppliers bring engineers, contractors and trainees for days or weeks at a time. Wesley Medical Center and Ascension Via Christi draw patients' families and traveling clinicians. McConnell Air Force Base adds visitors for graduations and family events.

Wichita State basketball at Charles Koch Arena, concerts at Intrust Bank Arena and the Wichita River Festival in June produce peaks, and NCAA tournament games held in Wichita can fill the city. Holidays bring families visiting relatives who want more space than a hotel room.

Nightly versus monthly

Because so much demand is work-related, many Wichita operators mix nightly stays with 30-day-plus furnished rentals for traveling nurses and contractors. Longer stays mean fewer turnovers and lower cleaning costs. A DSCR loan can be underwritten on projected nightly revenue on some programs, or on long-term market rent if that fits the plan better.

Pick one approach for the loan and support it with data. A projection that assumes hotel-level occupancy in a residential neighborhood will not hold up.

Location near work matters for this kind of guest. Homes with quick access to Kellogg Avenue and I-135, the hospital campuses or the airport and aviation plants tend to book well with business travelers, while Delano and Old Town draw event and leisure guests.

Worked example: a Delano house

This example is illustrative and not a quote. An investor buys a renovated three-bedroom house in Delano for $240,000. A third-party projection shows $30,000 in gross annual revenue, or $2,500 a month.

At 75% LTV the loan is $180,000, above the $150,000 minimum, with estimated principal and interest of about $1,198. Taxes are budgeted at $270 a month and insurance, including a percentage hail deductible, at $230. The total is about $1,698, for a DSCR of about 1.47x.

If the lender trims the projection to $26,000 a year, monthly revenue is $2,167 and the ratio is about 1.28x.

The $150,000 minimum in a moderately priced market

Many Wichita homes sell for less than $200,000. At 75% or 80% LTV, a house priced under about $190,000 to $200,000 can fall below our $150,000 minimum loan amount. Investors in that range can buy a larger or renovated home, put two or more properties into a blanket portfolio loan once they own five, or pair the STR purchase with other rentals.

Higher-priced areas such as College Hill, Eastborough's edges, Andover and newer parts of Maize and Derby more easily clear the minimum.

Kansas property taxes and insurance

Kansas taxes residential property on an 11.5% assessment ratio applied to appraised value, then multiplies by the local mill levy. Sedgwick County reappraises annually, so a sale can move your value. Budget taxes from your price and the current combined mill levy.

Hail and tornadoes are the main insurance risks in south-central Kansas. Many policies carry percentage wind and hail deductibles, and roof age matters. Get a quote that covers short-term rental guests, since many landlord policies exclude them. Homes near the Arkansas River or the Big Ditch area should be checked against flood maps.

Qualifying on projected revenue

On some programs, an STR can qualify on a third-party projection instead of a lease, and an operating rental can use its booking history. Lenders compare projections with similar nearby rentals. If the projection comes in low, a larger down payment can lift the ratio, and sub-1.0 programs exist for some files.

Kansas does not charge a state real estate transfer tax, which helps keep closing costs modest.

Furnishing and running costs

Furniture, supplies, cleaning and a local co-host are start-up and operating costs that do not usually enter the DSCR. In Wichita, cleaning and management costs are moderate compared with coastal markets, which is one reason investors from higher-cost states buy here. Budget them anyway before you set your offer.

Owners who already run a Wichita rental with a solid booking history can use an STR refinance to pull out equity or replace a short-term loan, using that history to support income.

Common questions

Can I run an Airbnb in Wichita?

Often, subject to zoning, registration and guest tax rules. Check with the planning department and any HOA first.

What drives Wichita STR demand?

Aviation business travel, hospitals, Wichita State, arena events, McConnell AFB visitors and family visits.

Can I rent to traveling nurses monthly instead?

Yes. Many operators mix nightly and 30-day-plus stays. A loan can be underwritten on projected nightly revenue or long-term rent.

Is my house too cheap for a DSCR loan?

The minimum loan is $150,000. Lower-priced homes may need a different structure, such as a blanket loan with other properties.

How are Kansas property taxes figured?

Residential property uses an 11.5% assessment ratio times the local mill levy.

Does hail affect my loan?

Through insurance. Roof age and the wind and hail deductible affect the premium, which counts in the DSCR.

Do you finance a home I will also use?

No. Our investor loans are business-purpose loans on non-owner-occupied property.

Is there a transfer tax in Kansas?

Kansas does not charge a state real estate transfer tax.
