Short-Term Rental Loans for Wilmington and Delaware Investors

Wilmington's short-term rental demand is mostly about work: corporate travel tied to Delaware's banking and legal world, hospital stays, and university events in Newark. For classic vacation income, most Wilmington investors drive about two hours south to the beaches of Sussex County.

In short: LendingStreet finances short-term rentals for Wilmington-area investors with DSCR loans that can qualify on projected nightly revenue on some programs, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, and the standard minimum DSCR is 1.0x. Whether you buy a rowhouse near the Riverfront or a beach house in Rehoboth or Lewes, the property must be allowed to operate under city, town and county rules.

Wilmington city rules and licensing

The City of Wilmington licenses rental properties and has its own zoning rules for how residential properties may be used. Before buying a rowhouse or condo for nightly rental, check with the city's licensing and zoning staff whether short-term use is allowed in that zone and what license, inspection and tax registration apply. Condo associations downtown and along the Riverfront often set their own minimum lease terms.

In New Castle County outside the city, the county and towns such as Newark, Newport and Elsmere set their own rules, and many HOAs in Pike Creek, Hockessin and Middletown limit rentals under 30 days.

Who books in the Wilmington area

Delaware's role as a home for corporate legal filings brings lawyers and executives to Wilmington for Court of Chancery matters and board meetings. Bank and credit card operations, the chemical industry and the region's hospitals add steady weekday demand. The Amtrak station on the Northeast Corridor makes Wilmington a practical base for travelers working in Philadelphia or Baltimore.

Weekends draw visitors to the Brandywine Valley's gardens and museums, including Winterthur, Hagley and Longwood Gardens just over the Pennsylvania line. University of Delaware move-in, football and graduation fill Newark. Many operators mix nightly stays with furnished monthly rentals for traveling clinicians and consultants.

The Sussex County beach market

Rehoboth Beach, Lewes, Dewey Beach, Bethany Beach and Fenwick Island are Delaware's established vacation rental towns, with strong summer demand from Washington, Baltimore, Philadelphia and Wilmington itself. Each town requires its own rental license and sets occupancy and parking rules, and unincorporated areas follow Sussex County rules plus any HOA covenants.

Summer weeks carry most of the year's revenue. Shoulder seasons around sales-tax-free shopping, fall festivals and holidays help, but winter is slow. A projection should show revenue month by month.

Location within a beach town matters a great deal. Walking distance to the boardwalk or the beach, off-street parking and the number of bedrooms drive weekly rates. Houses west of Route 1 cost less but usually earn less, and some communities there have HOAs that limit or ban short-term rentals.

Worked example: a beach house near Lewes

This example is illustrative and not a quote. A Wilmington investor buys a house near Lewes for $850,000 in an area where rentals are licensed. A third-party projection shows $95,000 in gross annual revenue, or $7,917 a month.

At 75% LTV the loan is $637,500, with estimated principal and interest of about $4,241. Sussex County property taxes have historically been low and are budgeted at $200 a month, and wind, flood and liability coverage at $350. The total is about $4,791, for a DSCR of about 1.65x.

If the lender trims the projection to $80,000 a year, monthly revenue is $6,667 and the ratio is about 1.39x.

Delaware's realty transfer tax

Delaware has one of the highest realty transfer taxes in the country, generally 4% of the price when the state and local shares are combined, and buyer and seller customarily split it. On an $850,000 purchase, a buyer's half would be about $17,000.

Plan that cash on top of your down payment. It does not affect the DSCR, but it affects how much you need at closing.

Property taxes after reassessment

Delaware's counties recently completed court-ordered reassessments, the first in decades in New Castle County, so many tax bills have shifted. Sussex County beach properties still tend to carry low property taxes relative to value, while Wilmington city properties pay city, county and school district taxes. Budget on the current, post-reassessment bill.

State and local lodging taxes may apply to short stays. Guest taxes are a pass-through, not income.

Insurance at the beach and on the Brandywine

Beach towns face coastal flood zones and hurricane wind exposure, often with percentage wind deductibles. In Wilmington, homes near the Brandywine Creek and Christina River can be in flood zones, and heavy storms have flooded parts of the Brandywine valley. Get a quote that specifically covers short-term rental guests, since many standard landlord policies exclude them.

Elevated homes and newer construction built to current codes often price better for both flood and wind coverage. Ask for the elevation certificate and the age of the roof and windows before you remove contingencies.

Qualifying on projected revenue

On some programs, an STR can qualify on a third-party projection rather than a lease, and an operating rental can use its booking history. Lenders compare projections with nearby licensed rentals. If a projection comes in low, a larger down payment can lift the ratio, and sub-1.0 programs exist for some files.

Owners with equity in Wilmington rentals can use a DSCR cash-out refinance to fund a beach purchase.

Operators with an established rental and a solid booking history can refinance on that record through our STR refinance program.
