DSCR Loans for Atlanta Duplexes, Triplexes and Fourplexes

Atlanta is mostly a single-family city, so small multi-unit buildings are scarcer than in older Northeastern cities. The ones that exist cluster in a few intown neighborhoods, and they tend to rent quickly because they offer a price between a studio apartment and a whole house.

In short: LendingStreet finances Atlanta duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, cash-out up to 75% and the standard minimum DSCR is 1.0x. In Atlanta, the first things to verify on a 2-4 unit are that the extra units are legal under zoning and that the tax bill reflects investor ownership.

Where Atlanta's small multi-unit buildings are

Most of the city's older duplexes and fourplexes are in neighborhoods built before the mid-century shift to single-family zoning. Look at West End, Adair Park, Kirkwood, Edgewood, Grant Park, Ormewood Park, Reynoldstown, Virginia-Highland, Midtown and Inman Park, where you will find converted Victorians and craftsman homes, brick fourplexes from the 1920s to 1950s and a few side-by-side duplexes.

Newer duplexes and townhome-style two-family buildings show up in Decatur, Chamblee and parts of Smyrna, and in infill projects on larger lots inside the Perimeter.

Because supply is thin, good buildings rarely sit long, and many trade off-market between investors. Having a DSCR pre-approval sized on the building's rent lets you move as quickly as a cash buyer on a well-located fourplex.

Outside the city, small multi-unit stock thins out further, though older duplexes appear in Hapeville, College Park, Decatur and parts of Marietta and Smyrna.

Zoning: is the second unit legal?

Much of Atlanta is zoned for single-family homes, while the R-5 district allows two-family dwellings and some multifamily districts allow more units. Many older multi-unit buildings sit in districts that would not allow them today and operate as legal nonconforming uses. Others were converted without permits.

Ask the seller for permits and check the city's zoning map and the property's records. An appraiser who finds an unpermitted unit may value the building as a single-family home, which can shrink the loan. The city has also expanded where accessory dwelling units are allowed, so confirm current rules if you plan to add a unit.

Rents by unit type

Intown duplex and fourplex units rent mainly to young professionals, Georgia State and Emory-area renters and hospital staff. Two-bedroom units close to the BeltLine trail and MARTA stations tend to lease fastest. Older units with window air conditioning or small kitchens rent for less, so get unit-by-unit rent estimates rather than a single average.

Lenders use the lower of actual leases and market rent on many programs, so a building with below-market leases can support a smaller loan until leases turn over.

Who pays utilities also matters. Many older Atlanta fourplexes have a single water meter, so the owner pays water and sewer for every unit. That cost is not part of the DSCR ratio, but it comes straight out of your cash flow, and City of Atlanta water and sewer bills are not small. Separate gas and electric meters are common, which keeps those bills with the tenants.

Worked example: a West End triplex

This example is illustrative and not a quote. An investor buys a triplex in West End for $585,000. Each unit rents for $1,650, for $4,950 a month in total. Taxes, budgeted without a homestead exemption, are $640 a month and insurance is $260.

At 75% LTV the loan is $438,750. Estimated principal and interest on a 30-year term is about $2,993, so the total payment is about $3,893. DSCR is about 1.27x. If one unit sat vacant for a full month, the remaining two units would still bring in $3,300, but lenders qualify on full market rent, not month-to-month occupancy.

Fulton and DeKalb taxes on multi-unit property

Atlanta straddles Fulton and DeKalb counties, and the city levies its own taxes on top. Investors do not get a homestead exemption, and a sale often triggers a fresh assessment. Use the full millage on your purchase price when you run the numbers, not the seller's bill.

Georgia's closing costs also include the intangible recording tax on the new loan and the transfer tax on the deed, handled by a closing attorney.

What to inspect on older buildings

Many Atlanta multi-unit buildings are 70 to 100 years old. Before you buy, ask for:

Purchase versus refinance on an intown building

Buyers often pick up an intown duplex or fourplex that needs work, renovate it with a bridge or fix-and-flip loan, then refinance into a 30-year DSCR loan once the units are leased at higher rents. The refinance can be rate-and-term or cash-out, and cash-out seasoning varies by program; see /dscr-cash-out-refinance-seasoning.html.

If you already own a building with long-term tenants on old leases, a rate-and-term refinance can still make sense, but the loan amount will follow today's leases. Have estoppel-style confirmations or signed leases ready for every unit, and expect the appraiser to walk each unit, not only the vacant one.

When the building has more than four units

Five to eight unit buildings are still residential for our programs and qualify on rent, though max LTV can vary by program. See /dscr-loans-5-8-units-atlanta-ga.html. Buildings with nine or more units fall under commercial lending.

Common questions

Can I buy an Atlanta duplex with a DSCR loan?

Yes, as an investment property. The loan qualifies on the combined rent of both units.

What if one unit was added without permits?

The appraiser may value it as a single-family home, which can reduce the loan. Confirm permits before you commit.

Which Atlanta zoning district allows duplexes?

R-5 allows two-family dwellings, and some multifamily districts allow more. Many older buildings are legal nonconforming uses.

Do I need to live in one of the units?

No. These are business-purpose loans on investment property only.

Is rent from vacant units counted?

Lenders usually use market rent for vacant units, often with an appraiser's rent schedule.

What minimum credit score applies?

620 is the program minimum.

Does Atlanta's BeltLine area cost more to finance?

The loan terms are the same, but prices near the BeltLine are higher, so rent has to keep up with the larger loan to clear 1.0x.

Can I refinance a fourplex I already own?

Yes. Rate-and-term goes up to 80% LTV on some programs and cash-out up to 75%.
