DSCR Loans for Kansas City, Kansas Duplexes and Fourplexes

Kansas City, Kansas has two very different kinds of small multifamily: century-old houses and duplexes on the bluffs of Strawberry Hill and Rosedale, and plain 1970s and 1980s fourplexes in the western half of the city. They rent to different tenants and need different inspections.

In short: LendingStreet finances duplexes, triplexes and fourplexes in Kansas City, Kansas with DSCR loans that qualify on the combined rent of all units, not your personal income. Loans start at $150,000, purchases go up to 80% LTV, cash-out up to 75%, the minimum credit score is 620 and LLC borrowers are standard. Confirm the legal unit count with the Unified Government and budget Wyandotte County taxes on a realistic appraised value.

KCK's small multifamily stock

The older east side of KCK, including Strawberry Hill, Rosedale, Armourdale and the Northeast neighborhoods near Quindaro, has many early 20th century houses, some built as two-family homes and some divided later. Prices are among the lowest in the metro, and rents per door are modest.

West of I-635 and toward Turner and Piper, small apartment buildings and fourplexes built from the 1960s through the 1980s are more common. They tend to have simpler layouts, separate meters and off-street parking, which makes them easier to manage.

Zoning and the legal unit count

The Unified Government's zoning code separates single-family districts from two-family and multifamily districts. Older buildings that predate current zoning may be legally nonconforming, which usually allows them to continue but can limit rebuilding after major damage. Some houses on the east side were split into apartments without permits.

Lenders and appraisers count legal units. Check UG zoning and permit records before you pay for a third or fourth unit.

When in doubt, request the UG's zoning verification for the parcel and compare it with the Wyandotte County appraiser's record. If the two disagree with what you see on site, sort it out before you go firm on the contract.

Rental licensing and inspections

The UG requires residential rentals to be licensed and can inspect them. Before closing, confirm each unit's license status and ask the seller about open code cases. A building with unresolved violations can be harder to appraise and finance.

Worked example: a western KCK fourplex

This example is illustrative and not a quote. An investor buys a 1980s fourplex for $480,000 with each unit renting for $1,100, combined $4,400 a month. Using the seller's tax bill, taxes are $650 a month; insurance is $260.

At 80% LTV the loan is $384,000 and estimated principal and interest on a 30-year loan is about $2,555. With the seller's taxes, the payment is about $3,465 and DSCR about 1.27x. If the county revalues the building closer to the purchase price and taxes rise to $760, the payment is about $3,575 and DSCR about 1.23x, still above 1.0x but with less cushion.

Taxes and closing costs on the Kansas side

Kansas assesses residential property at 11.5% of appraised value and revalues every year, and Wyandotte County's combined mill levy is among the highest in the state. That makes the tax line one of the biggest variables on a KCK fourplex. Because Kansas revalues every year, a building that sold well above its last appraised value will often see that reflected in the next notice.

Kansas has no state transfer tax and no mortgage registration tax, which keeps closing costs lower than in many states.

Tenants and rents

KCK's rental demand comes from the hospital and medical school in Rosedale, distribution and manufacturing jobs along I-70 and I-435, the General Motors Fairfax plant and the Village West area. Many tenants commute to jobs on both sides of State Line. Fourplex units in western KCK usually rent to working households who value parking and in-unit laundry hookups.

Use signed leases for occupied units and a market rent estimate for vacant ones. In the older east-side neighborhoods, rents on a duplex side can trail a comparable house by a meaningful amount, so the combined rent on a two-unit building is what makes the numbers work.

Tenant demand near Rosedale is tied to the medical campus and holds steady through the year. Western KCK fourplexes see more turnover in summer, when families move between school years. Staggering lease end dates across units helps keep a building from emptying at once, and keeps the combined rent closer to the figure the lender used.

When the building needs work first

Many east-side KCK duplexes come to market with deferred maintenance: original windows, failing porches, old furnaces and units that have been vacant for months. A DSCR loan needs a building that is rentable, so a tired property can be hard to finance on day one.

A common path is to buy with a short-term bridge or fix and flip loan, complete the repairs, get the units licensed with the UG and leased, then refinance into a DSCR loan on the new rents. The refinance is based on the improved value and the signed leases, which can return part of the renovation cash. Seasoning rules for that cash-out vary by program.

If you take that route, keep invoices, permits and before-and-after photos. Appraisers in low-volume neighborhoods rely on them to support a higher value, and the lender will ask for the final rent roll.

Five to eight units

Some western KCK and Bonner Springs buildings have five to eight units. These are still residential loans, though maximum LTV can be lower and review more detailed. See our Kansas City, Kansas 5-8 unit page. Nine or more units is commercial.

Common questions

Can I buy a KCK fourplex with a DSCR loan?

Yes. A fourplex qualifies on the combined rent of all four units against the full payment.

What if the building was converted without permits?

Only legal units count. Confirm the unit count with UG zoning and permit records.

Do I need a UG rental license?

Residential rentals in KCK must be licensed with the Unified Government. Confirm status before closing.

Why should I budget higher taxes than the seller pays?

Kansas revalues property annually, and a sale often signals a higher value. Wyandotte County's high mill levy magnifies any increase.

Does Kansas charge a transfer tax?

No. Kansas has no state real estate transfer tax or mortgage registration tax.

Do I need tax returns?

No. DSCR loans qualify on rent, with a 620 minimum credit score.

Can I close in an LLC?

Yes. LLC borrowers are standard.

Can I cash out later?

Yes, up to 75% LTV, with seasoning that varies by program.
