Best Short-Term Rental Lenders in North Carolina

North Carolina gives vacation-rental investors two very different playbooks: beach houses from the Outer Banks to Topsail and the Brunswick County islands, and mountain cabins from Boone to Bryson City. The lender you pick should understand both.

In short: LendingStreet is our top pick for North Carolina short-term rental investors. We qualify on the property's income, and on some programs that means projected short-term revenue, so a beach house that earns most of its money in summer is judged on how it actually books. No W-2s or tax returns are required, LLC borrowers are standard and 30-year terms are available. Purchases go up to 80% LTV. Get a quote with the form below or call (877) 298-1001.

Our top pick for North Carolina short-term rentals: LendingStreet

Our top pick for North Carolina vacation rental financing is LendingStreet. Investors choose us because we qualify on the property, not the borrower's paystubs: on some programs the ratio is built from projected short-term rental revenue, no tax returns are required, and LLC borrowers are the norm.

It suits investors buying an Outer Banks or Crystal Coast rental, mountain owners in the High Country and the Smokies, and anyone refinancing an STR with a booking record. It does not cover a home you will live in or use personally: these are business-purpose loans on non-owner-occupied property.

North Carolina's main vacation rental markets

On the coast, the Outer Banks towns in Dare County have a long history of week-long summer rentals, often managed by local rental companies. Farther south, Emerald Isle and the Crystal Coast, Topsail Island, Wrightsville Beach, Carolina Beach and the Brunswick County islands near the South Carolina line all draw summer families.

In the mountains, Boone and Blowing Rock book with ski, leaf and summer travelers, while Bryson City, Highlands and the counties near the Great Smoky Mountains draw hikers and fall visitors. Lake Norman and the larger cities add event and business demand.

Local STR rules across North Carolina

North Carolina has no statewide ban, but cities and counties shape where nightly rentals work. Asheville is the clearest example: it generally does not allow whole-home short-term rentals in residential districts, and limits them to certain other zones. Buying an Asheville house to rent by the night without checking zoning is a common and costly mistake; nearby county areas may have different rules.

State law also limits how far cities can go. In 2022, a state appeals court ruled that Wilmington's registration and lottery system for short-term rentals conflicted with state law, and how much local governments can require is still evolving. The state Vacation Rental Act sets rules for rental agreements and guest deposits on stays under 90 days. Confirm current rules with the town or county for the exact address.

Comparing your financing options for a North Carolina STR

Banks, hard money lenders and LendingStreet each solve different problems. For a North Carolina short-term rental you plan to hold, these are the differences that count.

Beach and mountain rentals often earn most of their income in a few peak months. A lender that only counts a long-term lease can miss what a well-booked North Carolina STR supports.

Worked example: an Outer Banks beach house

This example is illustrative and not a quote. An investor buys a four-bedroom Outer Banks house for $800,000 with 20% down. Taxes are budgeted at $480 a month. Insurance is $620 a month, covering wind and a separate flood policy, which is common near the ocean. There is no HOA.

At 80% LTV the loan amount is $640,000, leaving $160,000 as the down payment. Estimated principal and interest is about $4,475 a month on a 30-year term. Taxes of $480, insurance of $620 bring the total to about $5,575. Projected revenue of $90,000 a year works out to $7,500 a month and a DSCR of about 1.35x.

If the same home were leased long-term at $3,500 a month, DSCR would be about 0.63x, below the 1.0x standard minimum. Weekly summer bookings carry most beach-house revenue, so a realistic projection matters more than a peak-week rate. Programs differ in how they treat projected revenue.

Taxes, insurance and storms

North Carolina property taxes are moderate by national standards, and county rates vary. Short-term stays are subject to state and local sales tax plus county or town occupancy taxes, and some platforms collect only part of that. Confirm what you must remit yourself.

Insurance is the swing line on the coast. Hurricane wind coverage and flood insurance can add up quickly on an oceanfront house, and wind deductibles are often a percentage of the insured value. In the mountains, Hurricane Helene caused severe flooding and road damage in western North Carolina in 2024, so check the flood map, slope stability and road access before you buy.

Common questions

Who is the best short-term rental lender in North Carolina?

Our top pick is LendingStreet. We use projected short-term revenue on some programs, need no W-2s or tax returns, lend to LLCs as standard and offer 30-year terms.

Does LendingStreet lend in North Carolina?

Yes. LendingStreet finances short-term rentals across North Carolina, from the Outer Banks and Wilmington beaches to Boone and the Smokies, and in every other state and DC.

Can projected STR revenue qualify my loan?

On some programs, yes. The ratio can be built from projected short-term rental revenue instead of a long-term lease. The standard minimum DSCR is 1.0x, and sub-1.0 programs exist. If the projection comes in low, a long-term rent figure or a larger down payment can still make the numbers work.

Is this a loan for a vacation home I will live in?

No. These are business-purpose loans on non-owner-occupied investment property. We do not finance a home you live in or use as a personal residence.

Can I run a whole-home STR in Asheville?

Usually not in residential districts. Asheville limits whole-home short-term rentals to certain zones. Check the zoning for the exact address, and compare nearby county areas, which may have different rules.

What is the North Carolina Vacation Rental Act?

It is a state law covering rental agreements, guest deposits and related duties for stays under 90 days. Owners and managers should follow it for every booking.

How much does flood insurance matter on the coast?

A lot. Flood and wind premiums are part of the payment used in the ratio. Get quotes before you remove contingencies.

Can I refinance an STR I already own in North Carolina?

Yes. Cash-out goes up to 75% LTV, and seasoning varies by program. A booking history can support the revenue figure.
