Blanket Portfolio Loans for Allentown and Lehigh Valley Landlords

Allentown landlords often build portfolios one rowhome at a time: a brick row in Center City, a twin on the East Side, a converted rowhome near Lehigh in Bethlehem. Ten years in, many own a dozen properties with a dozen loans, tax bills and rental licenses.

In short: LendingStreet offers blanket portfolio loans that combine five or more Lehigh Valley rentals, each 1 to 8 units, into one loan with one closing and one payment. The loan qualifies on the portfolio's combined cash flow, uses portfolio pricing and includes release provisions when you sell a property. For Allentown portfolios full of rowhomes priced near or below the $150,000 single-loan minimum, combining them is often the cleanest path to long-term financing.

The Lehigh Valley rental stock

Allentown's core is dense brick rowhomes and twins (semi-detached houses) built from the late 1800s through the 1920s, many on narrow lots with alleys behind. Larger homes in Old Allentown and along the Hamilton Street corridor were split into apartments decades ago. The West End has bigger twins and single-family homes near Muhlenberg College and the hospitals.

Bethlehem's South Side, close to Lehigh University and the old steel site, has rowhomes and converted duplexes, while the North Side mixes rowhomes with larger single-family houses. Easton's West Ward and College Hill add more of both. Tenant demand comes from health systems, colleges, logistics jobs and a steady stream of renters relocating from New York and New Jersey.

Where investors stack properties

Common clusters in local portfolios include:

Portfolio DSCR and Lehigh Valley taxes

A blanket loan adds up the rent from every unit and compares it with the combined payment: principal and interest on one loan, plus taxes, insurance and any HOA dues on every property. School district taxes are often the largest line, and Allentown's rates are higher than many surrounding townships, so tax differences between properties matter.

Lehigh and Northampton counties assess property from base years set at their last countywide reassessments, so assessed values on the roll often sit well below market, and the millage does the work. Use each parcel's actual county, municipal and school bills rather than a percentage of value.

Worked example: nine Valley properties

This example is illustrative and not a quote. An investor owns 9 properties worth about $1,815,000 combined, with total rent of $16,300 a month. A blanket cash-out refinance at 70% of value produces a loan of $1,270,500.

Estimated principal and interest is about $8,884. Taxes on all nine properties are budgeted at about $3,630 a month and insurance at $1,250, for a total payment of about $13,764. Portfolio DSCR is about 1.18x. The five Center City rowhomes would each struggle to reach the $150,000 loan minimum on their own; together with the twins and duplexes, they support one loan.

Retitling to an LLC: watch the transfer tax

Many investors bought their first rowhomes in their own names and want everything in an LLC before a blanket loan. In Pennsylvania, deeding property into an LLC can trigger realty transfer tax, state plus local, with only limited exceptions. On a portfolio worth over a million dollars, that can be a large number.

Talk with your attorney before you move title. Depending on the program, the loan may be able to close with properties held in more than one name or entity, which can avoid an unnecessary transfer.

Rental licensing and inspections

Allentown, Bethlehem and Easton each run rental registration or licensing programs, typically with periodic inspections and fees. A unit without a current license, or a property with open code violations, can delay a portfolio closing.

Before applying, confirm every unit is registered and current, and gather recent inspection results. Lenders and insurers also ask about lead paint disclosures on pre-1978 homes, which covers almost every rowhome in the core.

Insurance is the other line to check early. Older brick rowhomes with shared walls, flat rear roofs and original electrical service can draw higher premiums, and a carrier may want updates before writing a large schedule of properties. A single portfolio policy can simplify renewals once the blanket loan closes.

Releases when you sell

Release provisions let you sell one property by paying down its allocated share of the loan, usually with a release premium set in the loan documents. The rest stays under the blanket. Because releases are often tested against the remaining portfolio's DSCR and leverage, decide up front which rowhomes you might sell. Our release clause guide explains the mechanics.

Blanket loan or separate loans?

Separate DSCR loans keep properties independent, but each loan must meet the $150,000 minimum and clear DSCR on its own. A blanket loan suits groups of lower-priced rowhomes, portfolios where a few strong twins can carry weaker houses, and owners who want one payment. Our comparison guide goes deeper, and properties outside Pennsylvania can be combined on some programs.

Common questions

How many properties qualify for an Allentown blanket loan?

Five or more investment properties, each with 1 to 8 units. Rowhomes, twins, duplexes and small multi-unit buildings can all be combined in one loan.

Can I include rowhomes worth under $150,000?

Yes. The $150,000 minimum applies to the total loan, not to each property, which is why blanket loans suit lower-priced Allentown rowhomes.

Will moving my properties into an LLC cost me?

Possibly. Pennsylvania can charge realty transfer tax when property is deeded into an LLC, with limited exceptions. Talk to your attorney before retitling.

Do my rental licenses need to be current?

Yes. Each property should be registered or licensed with its city, with no open code violations, before closing.

Can I pull cash out of the portfolio?

Yes. Cash-out goes up to 75% LTV on DSCR programs, often lower on larger portfolios, and seasoning varies by program.

What if one property is vacant?

The combined cash flow still has to clear the minimum. Many programs use market rent for a vacant unit, but a long vacancy can affect value and leverage. If a rowhome is vacant because it needs a full renovation, it may be better to finish the work before adding it to the blanket.

Can I sell a single rowhome later?

Yes, through the release provision. You pay down that property's allocated amount plus any release premium, and it comes off the loan.

Is personal income used to qualify?

No. Qualification is based on the portfolio's rent and DSCR, with a 620 minimum credit score.
