Cedar Rapids landlords tend to buy the same way: steady, affordable houses and duplexes, one at a time, until they own more loans than they can track. A blanket loan puts the whole group on one note.
In short: LendingStreet offers blanket portfolio loans that combine five or more Cedar Rapids-area rentals, each with 1 to 8 units, into one loan qualified on the portfolio's combined cash flow. That means one closing, one payment, portfolio pricing and release provisions for selling individual properties later. No W-2s or tax returns are required, LLC borrowers are standard and the minimum credit score is 620.
Cedar Rapids has a large stock of affordable, solid single-family homes and duplexes, many built between the 1910s and 1970s for workers at the city's factories and mills. Prices are moderate compared with larger Midwest metros, so investors can build a portfolio of ten or more doors without huge loan balances. The downside is paperwork: each small loan brings its own escrow, insurance tracking and maturity date.
A blanket loan replaces that stack with one loan. The $150,000 DSCR minimum, which can make a $160,000 house awkward to finance alone, becomes irrelevant once several properties are combined.
It also changes how you manage risk. With one loan, you track one maturity, one escrow account and one insurance schedule. With twelve small loans from different banks, a single missed renewal or escrow shortage can tie up an afternoon or force a refinance at a bad time. Many Corridor investors move to a blanket after a local bank declines to renew a group of small commercial notes.
Most local portfolios mix older city neighborhoods with the newer suburbs on the north end.
The underwriter totals rent across every property and compares it with the blanket loan's principal and interest plus taxes, insurance and any HOA dues for each property. If the total clears the program minimum, a house that runs a little thin on its own can still be included.
In Iowa, taxes are often the swing line. Residential property taxes are higher than in many states, and the underwriter will use actual tax bills for each parcel rather than an estimate.
This example is illustrative and not a quote. An investor refinances seven rentals worth $1,330,000 combined, including one duplex, with total rent of $9,975 a month. At 70% of combined value, the blanket loan is $931,000.
Estimated principal and interest is about $6,351 a month. Property taxes for the seven parcels are about $2,030 a month and insurance about $805, so the combined payment is about $9,186. The portfolio DSCR is about 1.09x. The Kingston Village house rents for less than its value suggests, and on its own it would fall below 1.0x, but the portfolio carries it.
| Location | Type | Value | Rent |
|---|---|---|---|
| Wellington Heights | 2-story frame house | $165,000 | $1,300 |
| Northwest side | Ranch | $195,000 | $1,450 |
| Marion | Split-level | $235,000 | $1,650 |
| Hiawatha | Ranch | $215,000 | $1,550 |
| Bever Park area | Older 2-story | $190,000 | $1,425 |
| Southwest side | Duplex | $160,000 | $1,600 |
| Kingston Village area | Rebuilt single-family | $170,000 | $1,000 |
| Total | 7 properties | $1,330,000 | $9,975 |
Iowa property taxes are paid a year behind, in two installments. When you refinance seven properties at once, the settlement statement will show tax escrow set up for each parcel, and the amounts can add up. Plan for that cash at closing.
Linn County and the city of Marion assess on regular cycles, and a state rollback reduces taxable value by a percentage that changes each year. Ask your insurance agent and the county treasurer for current figures on each parcel.
One more Iowa detail: title work on each parcel runs through the state's abstract and title system, so a seven-property refinance means seven sets of title documents. Getting the abstracts updated early keeps the closing from stalling on the last parcel.
Properties near the Cedar River, especially in Time Check, Czech Village and Kingston Village, may sit in mapped flood zones. If one of seven properties needs flood insurance, that premium goes into the combined payment. The 2020 derecho also led many owners to replace roofs, which can help insurance pricing. Collect roof ages and any flood determinations before you apply.
Release provisions let you sell one house and pay down the blanket by an agreed amount, usually more than that property's share of the loan, while the rest of the portfolio stays in place. Cedar Rapids investors often sell older homes to first-time buyers, so think about which properties you might sell before you set the terms. Some investors keep likely sales out of the blanket entirely.
Adding properties works the other way. If you buy another duplex after the blanket closes, it can be financed on its own and folded in at a later refinance, or a bridge loan can carry a new package until it is ready to join the portfolio.
Our investor loans are business-purpose loans on non-owner-occupied property. Send a schedule with each address, estimated value, rent, existing balance, taxes and insurance. LendingStreet will size the blanket on combined cash flow and explain release terms. Some programs also allow properties in more than one market or state, which helps investors with rentals in Iowa City or Waterloo. Call (877) 298-1001 or use the form below.

Yes. Properties in the suburbs around Cedar Rapids can sit in the same portfolio as homes in the city.
Not necessarily. Its flood insurance premium goes into the combined payment, and the portfolio still needs to clear the minimum ratio.
Usually. Iowa taxes are paid in arrears, so escrow for several parcels can add up. Plan for it when you refinance.

No. The blanket loan qualifies on the portfolio's cash flow. You need a 620 or higher credit score and reserves.
It depends on your plans. A blanket simplifies payments and pricing, while separate loans keep each property independent. Our comparison guide covers the tradeoffs.
