Blanket Portfolio Loans for Florida Rental Investors

Florida investors rarely own just one rental. Five houses around Tampa, Orlando or Jacksonville, plus a condo or a vacation home, is a common way to start a blanket loan, and Florida's insurance market is what decides how far the rent stretches.

In short: Yes, LendingStreet finances blanket portfolio loans in Florida: five or more investment properties, each with 1 to 8 units, under one loan with one closing and one payment, qualified on the portfolio's combined rent instead of your tax returns. In Florida, wind and flood insurance, documentary stamp and intangible taxes on new loans, and condo association reviews are the items that most often decide a portfolio file.

How a blanket loan works in Florida

A blanket portfolio loan is one loan secured by five or more investment properties, each with 1 to 8 units. Instead of a separate note, appraisal timeline and payment for every house, you get one closing, one loan and one monthly payment, and portfolio pricing on the whole group.

Underwriting looks at the portfolio's combined cash flow. The rent from every property is added together and divided by the single combined payment, including principal, interest, taxes, insurance and any HOA dues. The standard minimum is 1.0x, so a property with a thin ratio can ride along with stronger ones. Credit starts at 620, there are no W-2s or tax returns, and LLC borrowers are standard.

Florida metros in a portfolio

Tampa Bay portfolios include homes in Brandon, Riverview, Plant City, Lakeland and the Pasco suburbs, while Orlando investors buy in Kissimmee, Poinciana, Deltona and Apopka. Jacksonville offers lower entry prices in Arlington, the Westside and Orange Park, with demand tied to the Navy bases.

Ocala, Palm Bay, Port St. Lucie, Fort Myers and Cape Coral and Pensacola also show up often. South Florida portfolios lean toward condos and higher prices, which tightens coverage, and Central Florida near the theme parks has a large vacation rental market.

Insurance, doc stamps and Florida taxes

Insurance is the line that moves Florida ratios most. Wind coverage, roof age and flood zones drive premiums, and some properties end up with Citizens. Get current quotes for each address, including flood where required, before you finalize the pool.

Florida charges documentary stamp tax on notes and intangible tax on mortgages, and on a blanket loan both are figured on the loan amount, so they add up on a large balance. Non-homestead rentals do not get the homestead cap, though annual assessment increases on them are limited for non-school taxes until the property sells.

Worked example: rentals in Tampa Bay and Jacksonville

This example is illustrative and not a quote. An investor holds 6 rentals in Tampa Bay and Jacksonville with a combined value of $1,920,000 and combined rent of $14,000 a month. Taxes and insurance across the group total about $2,930 a month.

At 75% of combined value, the blanket loan is $1,440,000. Estimated principal and interest on 30-year amortization is about $10,069 a month, so the full payment is about $12,999 and the portfolio DSCR is about 1.08x, above the 1.0x standard minimum.

On its own, the Riverview 4-bed house would come in near 1.05x on its allocated share, but because the loan is underwritten on the whole pool, the stronger properties carry it.

Condos, STR rules and Florida law

Florida generally preempts local rent control, and its landlord-tenant law is considered balanced to landlord-friendly. State law limits how cities regulate vacation rentals adopted after 2011, but local registration, licensing and tourist taxes still apply. For condos, post-Surfside inspection and reserve laws have raised dues and assessments in many older buildings, and the condo questionnaire for each unit will be reviewed.

Hurricane season also affects timing. After a named storm threatens the state, many insurers pause new policies, which can delay a closing that depends on new coverage. Order quotes early in the process and keep backups. In newer subdivisions around Tampa and Orlando, community development district assessments show up on the tax bill and count in the payment.

Selling one Florida property without refinancing the rest

Blanket loans include release provisions, so you can sell a single property and pay down the loan without touching the others. The release price is set in your loan documents, often based on that property's allocated loan amount or a set amount above it, depending on the program.

After a release, the remaining properties still need to support the payment, so plan sales around the combined ratio. See our guide to blanket loan release clauses for how these provisions usually work.

Blanket loan or separate DSCR loans?

A blanket loan saves time and paperwork and lets strong properties carry weak ones. Separate DSCR loans, each from $150,000, give you more flexibility to sell or refinance one property without release math, and each property stands on its own.

Many Florida investors use both: a blanket loan for a stable core of rentals, and individual DSCR loans for properties they may sell or refinance soon. Compare both before you decide.

Properties outside Florida

Some programs allow a blanket loan to include properties in more than one state, which helps investors who also own in Georgia, Alabama or the Carolinas. Each property still needs to be a 1 to 8 unit rental, and state closing costs apply to each one.

What to gather before you apply

Having these ready keeps appraisals and underwriting moving on a multi-property file.

Common questions

Does LendingStreet offer blanket portfolio loans in Florida?

Yes. We finance five or more Florida rental properties, each with 1 to 8 units, under one loan with one closing and one payment. Our investor loans are business-purpose loans on non-owner-occupied property, starting at $150,000.

Are Florida doc stamps charged on the full blanket loan?

Documentary stamp tax on the note and intangible tax on the mortgage are based on the loan amount, so on a blanket loan they are calculated on the full balance. Ask your title company for the figure.

Can condos go into a Florida blanket loan?

Often, if each building passes review. Expect a condo questionnaire and a look at reserves, inspections and special assessments.

How do I keep Florida insurance from breaking the ratio?

Quote every property early, favor newer roofs and wind mitigation features, and check flood zones. Each premium counts in the combined payment.

Can I take cash out with a blanket loan?

Yes, on some programs. Cash-out goes up to 75% LTV on standard DSCR programs, and portfolio cash-out can be lower depending on balance and property mix.

Can I sell one property without paying off the whole loan?

Yes. Release provisions let you pay off one property's share and remove it from the loan. The release price is set in the loan documents.

How fast can a blanket loan close?

Timing depends on the number of properties, appraisals and title work. Getting leases, insurance quotes and payoffs ready early is the best way to speed it up.

Does LendingStreet need me to sign personally?

Many programs ask the principal to sign for the loan personally, even when an LLC is the borrower. Your term sheet will show what applies.
