Blanket Portfolio Loans for Fort Wayne Rental Owners

Fort Wayne rewards investors who buy several modest homes rather than one expensive one. After a few years, that strategy leaves many owners with a stack of small mortgages, each with its own payment, escrow and maturity date.

In short: LendingStreet's blanket portfolio loans let Fort Wayne investors put five or more rentals, each 1 to 8 units, under one loan with one closing and one monthly payment. The loan qualifies on the portfolio's combined rental cash flow, not your personal income, and release provisions let you sell a property without refinancing the rest. Portfolio pricing applies, and leverage and terms vary by program.

Why Fort Wayne portfolios get built one house at a time

Fort Wayne's prices are low compared with many Midwest metros, so a single rental often comes in near or below our $150,000 individual loan minimum. Investors here have tended to buy with cash, seller financing or small local loans, then add one property each year. A blanket loan is often the first time those properties are financed together.

Combining also solves a practical problem: a $140,000 ranch may be too small to finance on its own, but it fits easily inside a portfolio loan.

Neighborhoods Fort Wayne investors stack

Many local portfolios are concentrated in Waynedale, South Wayne, Lakeside, Southwood Park and the older neighborhoods south of downtown, where 1950s ranches, bungalows and some duplexes rent to working households. New Haven to the east, the Georgetown area on the northeast side and parts of the north side near Parkview Regional add newer homes and stronger rents.

Lenders look at the mix. A portfolio spread across several neighborhoods with occupied, leased homes reads better than one concentrated on a few blocks with high vacancy.

This example is illustrative and not a quote. The table shows a seven-property Fort Wayne portfolio with six single-family homes and one duplex, worth about $1,285,000 together and renting for $9,965 a month.

How portfolio DSCR works on this example

At 70% of combined value the loan is about $899,500. Estimated principal and interest on a 30-year schedule is about $6,289 a month. Combined property taxes are budgeted at $2,050 and insurance at $820, for a total payment of about $9,159.

Portfolio DSCR is $9,965 divided by $9,159, or about 1.09x. One weaker home does not sink the loan, because underwriting looks at the combined cash flow. The investor can also use the loan to pay off existing debt and, on some programs, take cash out up to the program limit.

Releasing a property when you sell

Every blanket loan has a release clause. Each property is given an allocated share of the loan, and selling it requires paying down that share plus any premium set in the loan documents. In the example, the 2-bed Waynedale ranch carries an allocated balance of about $98,000. If the release price were 110% of that amount, the payoff to release it would be about $107,800.

Lenders also check that the remaining portfolio still meets the DSCR minimum after the release. Read the release terms before you sign, especially if you plan to sell a few homes over the next several years.

Allen County taxes and portfolio cash flow

Indiana's constitutional caps limit a rental home's tax bill to 2% of assessed value, compared with 1% for a homestead. When you buy from an owner-occupant, the homestead deduction falls off and the bill can rise the following year. On a seven-property loan, that change adds up, so budget each home on the non-homestead figure.

Insurance in northeast Indiana is moderate compared with coastal or storm-heavy states, but older roofs and knob-and-tube wiring in pre-war homes can raise premiums or limit coverage.

Blanket loan or separate DSCR loans?

Separate loans keep each property independent, which can help if you plan to sell soon. A blanket loan simplifies payments, can finance homes that are too small alone and spreads risk across the portfolio. Some investors use both: a blanket loan for the long-term core and individual loans for homes they may sell.

On some programs a portfolio can include rentals outside Indiana, such as homes in Ohio or Michigan.

Think about your next three to five years. If you expect to keep adding Fort Wayne homes, ask whether properties can be added or substituted later, or plan a second blanket loan once you have another group of five. If you expect to sell, weigh the release prices against the simplicity of one payment.

Paying off small local loans and taking cash out

Many Fort Wayne portfolios carry a patchwork of financing: a few homes owned free and clear, a couple on local bank loans with balloon dates, and one or two on seller-financed notes. A blanket refinance can pay off those loans and clear the balloon risk in one closing. Homes that are owned outright add equity to the pool, which can lower overall leverage or support cash out on some programs.

Before applying, list each existing lender, the payoff amount and any balloon or maturity date. Payoff letters for every loan are needed before closing, and gathering them early avoids last-minute delays.

What to send for a Fort Wayne portfolio quote

Send a schedule of properties with addresses, estimated values, current rents, lease dates, existing loan balances and taxes. Note which homes are vacant or under renovation, since those may need to be leased before they can count in the portfolio. Call (877) 298-1001 or use the form below and the team will come back with options for the whole portfolio, including how many properties to include and which, if any, to finance separately.

Common questions

How many properties do I need for a blanket loan?

Five or more investment properties, each with 1 to 8 units.

Can I include Fort Wayne homes worth less than $150,000?

Yes. The $150,000 minimum applies to the loan, not each property, so lower-value homes can be part of a larger portfolio.

How is a blanket loan qualified?

On the combined rent of all properties compared with the combined payment, including taxes and insurance. No W-2s or tax returns are required.

Can I sell one house without refinancing the rest?

Yes. You pay the release price set in the loan documents, and the remaining portfolio must still meet program requirements.

Can I take cash out of my Fort Wayne portfolio?

On some programs, yes, up to the program's cash-out limit. Seasoning varies by program.

Do duplexes and fourplexes count?

Yes. Any 1 to 8 unit rental can be part of the portfolio, and a mix of single-family homes and small multi-unit buildings is common in Fort Wayne.

Can the loan include properties in other states?

On some programs, yes. Ask about multi-state portfolios.

Do I need to sign personally?

Most programs ask the principal of the borrowing LLC to sign for the loan personally. Terms vary by program.
