Blanket Portfolio Loans for Gulfport-Area Rental Owners

Rental houses on the Mississippi Gulf Coast often cost less than the $150,000 minimum many investment loans start at, or not much more. That makes one-at-a-time financing awkward. Grouping five or more rentals under one loan is often the cleaner way to finance a Gulfport portfolio.

In short: LendingStreet finances five or more Gulfport-area investment properties, each 1 to 8 units, under one blanket DSCR loan qualified on the portfolio's combined rent. You get one closing, one payment, portfolio pricing and release provisions for selling a property later. No W-2s or tax returns are needed, and properties across Harrison, Hancock and Jackson counties, or other states on some programs, can be included.

What Coast landlords usually own

Many Gulfport portfolios are built from modest three-bedroom houses: brick ranches in Orange Grove and North Gulfport, homes rebuilt after Hurricane Katrina in central and east Gulfport and Handsboro, and newer houses north of I-10 in Lyman and Saucier. Long Beach and D'Iberville add steady family rentals, and older duplexes in central Gulfport and Biloxi fill out the mix.

Tenants include Seabee base and Keesler Air Force Base personnel, shipyard workers commuting to Pascagoula, casino and hospital staff, and port and airport employees. Military rents tied to housing allowances can be stable, though moves on orders cause regular turnover.

Prices on the Coast have generally stayed below national levels while rents have held up, which is why investors from Louisiana, Alabama and further away buy here. The catch is that insurance and taxes take a bigger share of the rent than in many inland markets, so a portfolio that looks strong on gross rent can be thinner once the full payment is counted.

Why the $150,000 minimum pushes toward a blanket loan

A $180,000 house financed at 70% to 75% is a loan of about $126,000 to $135,000, below the $150,000 minimum for an individual DSCR loan. Under a blanket loan the minimum applies to the whole loan, so five or more of those houses can be financed together.

That also helps investors who bought with cash or with short-term debt after a renovation. One blanket refinance can pull equity out of several houses at once, with cash-out up to 75% of combined value on some programs, if the portfolio's rent supports the new payment.

Worked example: seven rentals across Harrison County

This example is illustrative and not a quote. An investor refinances seven properties worth $1,370,000 in total, renting for $10,800 a month. Taxes total $2,040 and insurance, including wind and flood where needed, $1,395 a month.

At 70% of combined value the blanket loan is $959,000. Estimated principal and interest is about $6,542, the total payment is about $9,977 and the portfolio DSCR is about 1.08x. Note how the properties north of I-10 carry lower insurance than the Long Beach and central Gulfport properties closer to the water.

Individually, the North Gulfport house would need a loan under the $150,000 minimum at this leverage, and the central Gulfport duplex carries the highest insurance in the pool. Inside the blanket loan, both are financed and the portfolio still clears the 1.0x standard minimum.

Insurance across a scattered portfolio

On the Coast, insurance varies more from property to property than almost anywhere else. Distance from the water, elevation, flood zone, roof age and whether wind is written by a private carrier or the Mississippi Windstorm Underwriting Association all change the premium. A blanket loan needs every property insured, and the combined premium goes into the portfolio payment.

Some investors deliberately balance beach-area houses with properties north of I-10 to hold the insurance line down. Ask your agent whether a single landlord policy covering every property, or a set of separate policies, gives better terms.

Releasing a property when you sell

A release clause lets you sell one house and keep the loan on the rest. You pay the property's allocated share of the loan, usually plus a release premium, and the lien on that house is lifted. Terms vary by program.

In the example, the North Gulfport house carries about $115,500 of the loan. With an illustrative 20% premium, the paydown would be about $138,600. The remaining six properties must still meet the DSCR minimum.

Mississippi taxes and closing costs

Mississippi assesses rentals at a 15% assessment ratio, compared with 10% for a homestead, so a house bought from a homeowner usually carries a higher tax bill afterward. Mississippi does not charge a state deed transfer tax or a mortgage recording tax, which keeps closing costs on a multi-property refinance lower than in many states; you still pay recording fees, title insurance for each parcel and any survey work.

Blanket loan or individual loans?

If each property is above the minimum and you plan to sell them one at a time soon, individual DSCR loans may suit you better. If your houses are lower priced, you want one payment and one escrow, or you need strong properties to carry weaker ones, a blanket loan usually works better on the Coast. Some owners keep two pools: one for long-term holds and one for houses they may sell.

Storm risk is part of this decision too. If one property is damaged in a hurricane, the insurance claim and repair affect that property's rent but not the others, and the portfolio's combined rent can keep the loan covered while repairs are made. Make sure every property carries adequate coverage so a single loss does not strain the whole pool.

Common questions

How many rentals do I need for a blanket loan?

Five or more investment properties, each with 1 to 8 units.

My Gulfport houses are under $200,000. Can they qualify?

Yes. The $150,000 minimum applies to the total blanket loan, so lower-priced houses can be combined.

Does wind insurance from the state pool count?

Yes. Coverage written through the Mississippi Windstorm Underwriting Association can be used, and its premium counts in the payment.

Can I include rentals in Biloxi, Ocean Springs or Bay St. Louis?

Yes. Properties across the Coast counties can be included, and other states on some programs.

What happens when I sell one house?

You pay down an agreed release amount and that property comes off the loan. Terms vary by program.

Do military leases count?

Yes. Documented leases to military tenants count like any other lease.

Are tax returns required?

No. The loan qualifies on the portfolio's rent.

Is there a state transfer tax in Mississippi?

Mississippi does not charge a state deed transfer tax, though recording and title costs still apply.
