Oahu rental portfolios rarely look like mainland ones. They tend to mix condos in town with houses in Ewa, Waipahu or Kaneohe, often including a home with an ohana unit, and the numbers have to account for high values, association dues and rents that are strong but not as strong as prices.
In short: LendingStreet finances five or more Oahu investment properties, each 1 to 8 units, under one blanket DSCR loan qualified on the portfolio's combined rent. You get one closing, one payment, portfolio pricing and release provisions to sell a property later, with no W-2s or tax returns. In Honolulu, portfolio leverage is often lower than program maximums because rents are modest relative to values.
Condos make up much of the rental stock in town: one- and two-bedroom units in Makiki, McCully-Moiliili, Kakaako, Salt Lake and Pearl City, many in older high-rises with significant association dues. Townhomes in Kaneohe, Mililani and Waipio add family rentals, usually with lower dues than high-rise condos.
Single-family rentals cluster in Ewa Beach, Kapolei, Waipahu, Pearl City and Aiea, close to Joint Base Pearl Harbor-Hickam, Kapolei's employment center and the H-1 corridor. Many Oahu houses have an ohana unit or accessory dwelling unit, which can add rent if the second unit is permitted.
Investors on Oahu also tend to hold properties for a long time, so many portfolios include homes bought decades ago with large equity and small or no loans. A blanket refinance can pull equity from those older holdings, with cash-out up to 75% of combined value on some programs, although on Oahu the rent usually supports less than that.
A blanket loan compares total rent with one combined payment: principal and interest plus every property's tax, insurance and association dues. On Oahu, condo dues are often the largest non-loan expense, sometimes bigger than tax and insurance combined. A portfolio heavy in older condos can carry a high monthly cost even with modest balances.
Houses help balance that. A single-family home in Ewa Beach or Waipahu carries no association dues in many neighborhoods, and a permitted ohana unit can add a second rent to the same lot.
The rent side is supported by Oahu's large military population, whose housing allowances are among the highest in the country, and by residents priced out of buying. Vacancy on well-kept rentals tends to be low, which helps a lender get comfortable with the portfolio's rent roll.
This example is illustrative and not a quote. An investor refinances two condos, a house, a house with an ohana unit and a townhome, worth $3,400,000 in total and renting for $18,200 a month. Taxes total $1,030, insurance $550 and association dues $1,700 a month.
At 70% of combined value the loan is $2,380,000, estimated principal and interest is about $16,236, the payment is about $19,516 and the DSCR is about 0.93x, below the standard minimum. At 60% the loan is $2,040,000, the payment is about $17,196 and the DSCR is about 1.06x. Many Honolulu portfolios land in that range; sub-1.0 DSCR programs exist where they fit.
| Property | Value | Rent | HOA dues |
|---|---|---|---|
| One-bedroom condo, Makiki | $420,000 | $2,500 | $650 |
| Two-bedroom condo, Pearl City | $380,000 | $2,400 | $550 |
| Three-bedroom house, Ewa Beach | $900,000 | $4,200 | $0 |
| House with ohana unit, Waipahu | $1,050,000 | $5,800 | $0 |
| Townhome, Kaneohe | $650,000 | $3,300 | $500 |
| Total | $3,400,000 | $18,200 | $1,700 |
Some Oahu condos and homes sit on leasehold land rather than fee simple. Lenders review the remaining lease term, lease rent and any renegotiation dates, and a short remaining term can limit financing. Fee simple properties are simpler to pool.
Each condo building is reviewed for its budget, reserves, insurance and any litigation or special assessments. Hawaii's condo insurance market has tightened, and buildings with large master policy increases or deferred repairs can affect eligibility. Hurricane coverage on houses is often a separate policy; include its premium.
Honolulu allows ohana dwellings and accessory dwelling units on many residential lots, subject to permits and conditions. A permitted second unit can be counted as rent; an unpermitted one may not be. Some permits carry conditions on how the unit is used, including minimum rental terms, so read the permit and confirm it with the city.
Hawaii's general excise tax applies to residential rent, including long-term leases, so register and file even if you never rent nightly. Property tax is set by class, and non-owner-occupied homes above a value threshold fall into a class with higher rates than owner-occupied homes. Use each property's current class and bill. Values on Oahu are reassessed annually, so a strong market year can lift the tax line on every property in the pool at once.
A release clause lets you sell one property by paying down its allocated share of the loan plus a premium set in the documents. Terms vary by program. In the 60% example, the Makiki condo carries about $252,000 of the loan; with an illustrative 20% premium, the paydown would be about $302,400. The remaining properties must still meet the program's DSCR requirement.
Hawaii closings run through escrow companies, and a blanket loan needs title and escrow work on each property. Send your property list with values, rents, association dues, tenure (fee simple or leasehold) and current balances through the form below, or call (877) 298-1001. We will show what the portfolio supports at realistic leverage.
If a property drags the ratio down, for example a condo with high dues and modest rent, we can show the numbers with and without it, so you can decide whether to keep it in the pool, finance it separately or sell it.
Five or more investment properties, each with 1 to 8 units.
Rents on Oahu are modest relative to property values, and association dues add to the payment, so many portfolios clear 1.0x only at lower leverage.
Yes, if each building passes review of its budget, reserves and insurance.
A permitted ohana or ADU can count. Unpermitted units may not.
Possibly, depending on the remaining lease term and lease terms. Fee simple is simpler.

Yes. A release clause sets the paydown. Terms vary by program.
No. The loan qualifies on the portfolio's rent, supported by leases, a rent roll and valuations on each property. Hawaii GET filings on the rent are still worth having ready.
