One Loan for Your Maine Rental Portfolio

Maine's rental stock is old, and much of it is multifamily. Investors often own several two- to four-unit buildings in Portland, Lewiston or Biddeford, and a blanket loan can finance them together on their combined rent.

In short: Yes, LendingStreet finances blanket portfolio loans in Maine: five or more investment properties, each with 1 to 8 units, under one loan with one closing and one payment, qualified on the portfolio's combined rent instead of your tax returns. Maine splits its transfer tax between buyer and seller, sets property taxes town by town, and requires attention to lead paint and heating systems in older buildings.

What a Maine blanket portfolio loan is

Think of it as several DSCR loans rolled into one. Five or more rental properties, each 1 to 8 units, secure a single note. You close once, make one payment, and the loan is priced on the portfolio as a whole rather than house by house.

Qualification runs on portfolio cash flow: total rent across every property against the one combined payment, taxes, insurance and HOA dues included. Standard programs look for 1.0x or better across the pool, which lets stronger properties carry weaker ones. You need a 620 or higher credit score, and income documents such as W-2s and tax returns are not required. Most borrowers hold the properties in an LLC.

Maine cities in a typical portfolio

Greater Portland portfolios include multifamily in Portland, South Portland and Westbrook, often older wood-frame two- and three-unit buildings. Biddeford and Saco have converted mill-era housing, and Lewiston and Auburn offer lower prices with large stocks of three- to six-unit buildings.

Bangor, Augusta, Waterville and Brunswick round out common portfolios. Coastal towns lean toward vacation homes, and rural properties may have limited comparable sales.

Rents in Greater Portland have risen faster than in the rest of the state, which helps coverage on newer leases, but prices have risen too. Lewiston, Auburn and Bangor buildings often cash flow better per dollar invested. Many Maine portfolios pair a few Portland-area units with several Lewiston or Biddeford buildings to keep the combined ratio comfortable.

Maine taxes, transfer tax and winter costs

Maine's real estate transfer tax is split between buyer and seller. Property taxes are set by each municipality, with mill rates that vary widely and revaluations on no fixed schedule. Use each town's current bill.

Winter drives operating costs. Oil and propane heat, snow removal, ice dams and older boilers all affect what a building nets, and owners often pay heat in older multifamily. Maine's lead paint rules apply to pre-1978 housing.

Example: five-plus rentals in Lewiston and Greater Portland

This example is illustrative and not a quote. An investor holds 5 rentals in Lewiston and Greater Portland with a combined value of $1,810,000 and combined rent of $16,300 a month. Taxes and insurance across the group total about $3,710 a month.

At 75% of combined value, the blanket loan is $1,358,000. Estimated principal and interest on 30-year amortization is about $9,495 a month, so the full payment is about $13,205 and the portfolio DSCR is about 1.23x, above the 1.0x standard minimum.

On its own, the Saco 3-bed house would come in near 0.99x on its allocated share, but because the loan is underwritten on the whole pool, the stronger properties carry it.

Portland rules and Maine landlord law

Portland has a rent control ordinance and a rental registration program, and it limits non-owner-occupied short-term rentals. Other Maine cities have fewer local rules. Maine has statewide notice requirements for rent increases and terminations, so underwrite current rents and confirm what applies in each town.

Lewiston and Auburn offer some of the lowest prices per unit in New England, which is why investors build multifamily portfolios there. Biddeford's converted mill buildings and older multifamily attract tenants priced out of Portland. In any older Maine building, confirm that each unit is legal, that egress and smoke detection meet code and that the heating system has been serviced, because inspectors and insurers will ask.

Release provisions when you sell

If you want to sell one rental, a release provision lets you pay off that property's share and remove it from the loan, and the rest of the portfolio stays in place. The amount you pay is spelled out in the loan documents and is usually tied to the allocated loan amount, sometimes with an added percentage.

Check that the properties left behind still cover the payment after the sale. Our release clause guide explains the common structures.

When separate loans make more sense

If you expect to sell several properties in the next few years, or the properties are very different in value and condition, individual DSCR loans may be simpler. Each one is underwritten on its own rent and can be paid off without affecting the others.

A blanket loan wins when you want one payment, one maturity date and one lender relationship for a stable group of Maine rentals. Our comparison page walks through the trade-offs.

Adding rentals from neighboring states

If part of your portfolio is in New Hampshire, Massachusetts or Vermont, ask whether a multi-state blanket loan fits. Some programs allow it, with each property recorded and insured under its own state's rules.

Common questions

Does LendingStreet offer blanket portfolio loans in Maine?

Yes. We finance five or more Maine rental properties, each with 1 to 8 units, under one loan with one closing and one payment. Our investor loans are business-purpose loans on non-owner-occupied property, starting at $150,000.

Who pays Maine's transfer tax?

Maine splits its real estate transfer tax between buyer and seller, so each property in a purchase carries a share for you.

Does Portland's rent control affect my rentals?

It may. Portland has a rent control ordinance and rental registration. Check each property's status before you underwrite rent increases.

Do heating costs count in the DSCR?

Not directly, but they affect cash flow and whether the property can carry the payment. Taxes, insurance and HOA dues count in the ratio.

What is the minimum DSCR on a portfolio loan?

Standard programs look for a combined ratio of 1.0x, meaning total rent covers the single payment including taxes, insurance and HOA dues. Sub-1.0 programs exist for some situations.

Do I need tax returns for a blanket loan?

No. The loan qualifies on the properties' rent. You need a 620 or higher credit score, reserves and entity documents if the properties are in an LLC.

Can I take cash out with a blanket loan?

Yes, on some programs. Cash-out goes up to 75% LTV on standard DSCR programs, and portfolio cash-out can be lower depending on balance and property mix.

Can I sell one property without paying off the whole loan?

Yes. Release provisions let you pay off one property's share and remove it from the loan. The release price is set in the loan documents.
