Blanket Portfolio Loans for Minneapolis-St. Paul Rental Investors

Twin Cities landlords tend to build portfolios one duplex at a time, across two big cities and a ring of inner suburbs, each with its own rental license. A blanket loan puts the debt side of that patchwork on one note.

In short: LendingStreet offers blanket portfolio loans that combine five or more Twin Cities investment properties, each with 1 to 8 units, under one loan with one closing and one monthly payment. The loan qualifies on the combined cash flow of the portfolio rather than your personal income, and release provisions let you sell a single property without refinancing the rest. It suits investors who hold duplexes, triplexes and single-family rentals spread across Minneapolis, St. Paul and the inner suburbs.

Why Twin Cities investors consolidate

A typical Minneapolis-St. Paul portfolio grows in pieces: an up-and-down duplex in Powderhorn, a single-family home in Longfellow, a triplex in Columbia Heights, a duplex near Hamline University. Each one ends up with its own loan, maturity date, escrow account and servicer.

A blanket portfolio loan replaces those separate notes with one. You get one closing, one payment and portfolio pricing, and one strong property can help carry a weaker one because the loan is sized on the group as a whole. It also simplifies the paperwork side of owning in two cities with separate licensing systems.

Neighborhoods investors stack

Investors building Twin Cities portfolios often concentrate in neighborhoods with older two- and three-unit buildings and steady renter demand. In Minneapolis that includes Powderhorn, Phillips, Corcoran, Longfellow, Standish, Northeast neighborhoods such as Audubon Park and Holland, and the Jordan, Folwell and Camden areas of North Minneapolis.

In St. Paul, Frogtown, Hamline-Midway, Payne-Phalen and the East Side have plenty of duplexes. Inner-ring suburbs such as Richfield, Columbia Heights, Robbinsdale, Crystal, Brooklyn Center, Fridley and West St. Paul add single-family homes with simpler licensing and newer systems.

Two cities, two rulebooks

Minneapolis requires a rental license for rental properties, with inspection frequency tied to the property's history. St. Paul has its own licensing and inspection systems and a rent stabilization ordinance that limits annual rent increases on many units, with exemptions and an adjustment process. That ordinance has been amended since it passed, so confirm how it applies to each St. Paul property.

For a blanket loan, rent rules matter because the loan is sized on rent. If part of your portfolio sits in St. Paul, underwrite current rents and realistic increases, not hoped-for ones.

How the portfolio ratio is calculated

The loan compares the combined monthly rent from every property to the combined monthly payment: principal and interest on the blanket loan, plus taxes, insurance and any HOA dues on each property. The standard minimum DSCR is 1.0x, though many portfolios are structured with more cushion than that.

Because the loan is sized on the group, a vacant unit or a below-market lease on one property does not sink the file by itself. A portfolio that is mostly weak will still need lower leverage.

Worked example: six Twin Cities rentals on one loan

This example is illustrative and not a quote. An investor owns six properties with 10 rental units in total, in Minneapolis, St. Paul, Richfield and Columbia Heights. Together they are valued at $2,400,000 and bring in $17,450 a month in rent.

At 70% of combined value the blanket loan is $1,680,000. Estimated principal and interest is about $11,461. Property taxes across all six are about $2,600 a month and insurance about $900, for a total payment of about $14,961. Portfolio DSCR is about 1.17x.

Selling one property: how releases work

Release provisions let you sell or refinance one property out of the blanket. Each property carries an allocated share of the loan, and the release price set in the loan documents is paid down when that property sells. Many programs set the release price above the allocated amount so the remaining loan gets stronger with each sale.

Continuing the example, the Powderhorn duplex carries about $276,000 of the loan based on its share of value. If the release price were 115% of that allocation, selling it would pay about $317,000 toward the loan. Actual release terms vary by program, and the remaining properties must still support the remaining balance. See our guide to blanket loan release clauses.

Taxes, winters and old buildings

Hennepin and Ramsey counties assess property every year. Rental property with 1 to 3 units and buildings with 4 or more units fall into different non-homestead classes, and both pay more than homestead property. Pull current tax statements for every property instead of estimating.

Many Twin Cities duplexes are 80 to 110 years old, often with a shared boiler where the owner pays heat. That heat bill is not part of the DSCR payment, but it hits your cash flow every winter. Roofs, ice dams and old wiring show up in insurance quotes, so get coverage priced for the full portfolio early.

Common questions

How many properties do I need for a blanket loan in Minneapolis?

Five or more investment properties, each with 1 to 8 units. A mix of single-family homes, duplexes and triplexes is common.

Can I combine Minneapolis and St. Paul properties?

Yes. Properties in different Twin Cities and suburbs can sit under one blanket loan, and some programs also allow properties in more than one state.

Does St. Paul rent stabilization affect my loan?

It can affect the rent figure used to size the loan. Underwrite current rents and the increases the ordinance actually allows for each unit.

What happens when I sell one property?

You pay the release price for that property, set in the loan documents, and the rest of the portfolio stays financed under the same loan.

Is a blanket loan always better than separate DSCR loans?

Not always. Separate loans make sense if you plan to sell properties often or hold very different property types. Compare both before you decide.

Can I take cash out with a blanket refinance?

Yes, cash-out is available on many blanket programs, subject to the portfolio's combined value and cash flow.

Do I need tax returns?

No. Blanket portfolio loans qualify on the properties' cash flow, not your personal income.

Can the portfolio include a 5-8 unit building?

Yes. Each property can have up to 8 units. Buildings with 9 or more units fall under commercial financing.
