North Dakota Blanket Loans for 5+ Investment Properties

North Dakota rental portfolios are built in Fargo, Bismarck, Grand Forks and Minot, with a different rhythm in the oil country around Williston and Dickinson. Investors holding five or more rentals can combine them in one blanket loan.

In short: LendingStreet can put five or more North Dakota rentals, each with 1 to 8 units, under one blanket DSCR loan that qualifies on total portfolio rent, with release provisions when you sell. North Dakota has no real estate transfer tax, and Red River flood zones, winter heating costs and oil-patch rent swings are the local items to watch.

What a North Dakota blanket loan actually is

A blanket loan is a single DSCR mortgage secured by a group of rentals, at least five properties with 1 to 8 units each. You close once, make one payment and deal with one servicer, and the pricing reflects the portfolio as a whole.

Qualification runs on the debt service coverage ratio for the entire group: combined rent divided by the combined monthly payment, which includes taxes, insurance and any association dues. Standard programs look for 1.0x or better, and sub-1.0 programs exist for some files. LLC borrowers are standard and loans start at $150,000. Max LTV varies by program.

Fargo, Bismarck and the rest of the state

Fargo is the largest and steadiest market, supported by North Dakota State University, health care and a growing tech base. Investors buy single-family homes, twin homes and small multifamily on the south side and in West Fargo. Grand Forks, home to the University of North Dakota and Grand Forks Air Force Base, and Minot, next to Minot Air Force Base, have smaller but reliable tenant pools.

Bismarck-Mandan, the capital, offers stable government and health care renters. Williston, Watford City and Dickinson in the Bakken have seen rents rise and fall with oil activity, so underwriting there leans on current leases rather than past peaks. Fargo and Grand Forks sit across the river from Moorhead and East Grand Forks in Minnesota, and some programs allow both states in one loan.

Example: Fargo, Grand Forks and Bismarck rentals

This example is illustrative and not a quote. An investor owns three Fargo rentals, a West Fargo twin home, a Grand Forks duplex and a Bismarck single-family home. Together the six properties are worth about $1,860,000, rent for $13,600 a month and carry about $2,970 a month in taxes and insurance.

At 70% of combined value, the blanket loan is about $1,302,000. Estimated principal and interest on a 30-year schedule is about $9,104 a month, so the total monthly obligation is about $12,074 and the portfolio DSCR is about 1.13x, above the 1.0x standard minimum. On its own, the Bismarck SFR would carry an allocated balance of about $196,000 and a ratio of about 1.03x; inside the blanket, the stronger properties help carry it. The Fargo and Grand Forks properties would each need a flood zone check, and any required flood premium would be added to the taxes-and-insurance column.

No transfer tax, plus flood and winter costs

North Dakota does not charge a real estate transfer tax, so a multi-property refinance carries mostly title, recording and lender costs. Property tax is figured on a fraction of assessed value under state formulas and varies by city and school district, so use current bills for each property.

The Red River Valley floods, and the 1997 Grand Forks flood still shapes how insurers and lenders view the area. Check flood zone status for every Fargo, West Fargo and Grand Forks property. Winter matters too: heating systems, frozen pipe risk and roof snow loads come up in insurance quotes, and hail is common across the state.

Selling one property out of the blanket

Blanket loans include release provisions so you can sell or refinance one property without paying off the whole loan. Each property carries an allocated share of the balance, and the release price, set in your loan documents, is usually more than that share so the remaining loan stays well secured.

Before you sell, run the numbers on the properties that stay. Removing a strong performer can pull the remaining portfolio's ratio down, and release terms are written to protect the coverage on what is left. Our guide to the blanket loan release clause walks through how this is typically structured.

Landlord rules in North Dakota

North Dakota's landlord-tenant statutes set deposit limits, notice periods and entry rules, and there is no rent control. Many Fargo and Grand Forks leases follow the university calendar, so a rent roll can show turnover clustered in late summer.

Short-term rentals are a small slice of most North Dakota portfolios. Where they exist, city zoning and lodging taxes apply. Underwriting for a blanket loan here is usually based on long-term leases.

When one loan beats several

One blanket loan makes the most sense for a stable group of rentals you intend to keep, especially when a few of them would struggle to qualify alone. The combined coverage test, single closing and one servicer are the main advantages.

Individual DSCR loans can be better for properties you expect to sell soon, a property that needs its own cash-out, or a portfolio so spread out that one appraisal process would be slow. A split approach is common, and nothing stops you from keeping both kinds of loans.

Common questions

Does LendingStreet offer blanket loans in North Dakota?

Yes. LendingStreet finances blanket portfolio loans on non-owner-occupied investment property in North Dakota, from $150,000 with no stated maximum. Our investor loans are business-purpose loans on non-owner-occupied property.

Is there a transfer tax in North Dakota?

No. North Dakota does not charge a real estate transfer tax. Title, recording and lender costs still apply.

Do Fargo flood zones matter for a blanket loan?

Yes. Properties in a mapped flood zone need flood insurance, and that premium counts in the payment and lowers the combined ratio.

Is there a minimum number of rentals?

Yes, five or more properties. Each can be a single-family home, condo, townhome or a building with up to 8 units.

Can a weak property be included?

Often, yes. The coverage test is done on the whole portfolio, so stronger properties can offset a weaker one as long as the combined ratio clears the minimum.

What credit score is required?

The minimum is 620. No W-2s, pay stubs or tax returns are needed because the loan qualifies on rent.

Can I mix states in one loan?

Some programs allow properties in more than one state under one blanket loan. Each property is still appraised and recorded in its own county.

Can oil-patch rentals in Williston be included?

Yes, if they are leased. Underwriting uses current rents, which in the Bakken can differ a lot from past peaks.
