In short: LendingStreet offers Rhode Island blanket loans that combine five or more investment properties of 1 to 8 units into one note, one closing and one payment, sized on combined rent rather than tax returns. Rhode Island's lead certificate rules for older rentals, state registration requirements and coastal flood exposure are the local items to sort out first.

One loan, many Rhode Island doors: the basics

With a blanket loan, every property in the package is pledged to a single note. That means one underwriting file, one appraisal process run across all the addresses, one closing and one monthly payment, with pricing set at the portfolio level rather than door by door.

The test is portfolio cash flow. Add up the rent from every property and divide by the combined payment, including principal, interest, taxes, insurance and HOA dues. Standard programs want at least 1.0x. Each property can have 1 to 8 units, the minimum credit score is 620 and no W-2s or tax returns are needed. Max LTV depends on the program and the size of the portfolio.

Rhode Island's multifamily-heavy rental stock

Providence is the center of the market, with triple-deckers and two-families in neighborhoods such as Elmhurst, Mount Pleasant, the West End and Federal Hill, and student rentals near Brown, Providence College and Johnson and Wales. Pawtucket, Central Falls and Woonsocket have similar older multifamily at lower prices.

Cranston, Warwick and East Providence add single-family homes and smaller multifamily, and Newport has a higher-priced market with seasonal demand. Because the state is small, a single blanket loan can cover a portfolio spread across most of it, and investors with properties in nearby Massachusetts can ask about multi-state programs.

Example: Providence triple-deckers and a Cranston home

This example is illustrative and not a quote. An investor owns two Providence triple-deckers, a Pawtucket two-family, a Woonsocket three-family and a Cranston single-family rental. Together the five properties are worth about $2,410,000, rent for $19,600 a month and carry about $4,370 a month in taxes and insurance.

At 65% of combined value, the blanket loan is about $1,566,000. Estimated principal and interest on a 30-year schedule is about $10,950 a month, so the total monthly obligation is about $15,320 and the portfolio DSCR is about 1.28x, above the 1.0x standard minimum. On its own, the Cranston SFR would carry an allocated balance of about $259,917 and a ratio of about 1.03x; inside the blanket, the stronger properties help carry it. All five properties are pre-1978, so each would need a current lead certificate, which underwriting may ask to see.

Rhode Island property tax, conveyance tax and insurance

Rhode Island municipalities revalue property on a regular cycle, and many offer homestead exemptions to owner-residents that rental properties do not receive, so a rental's bill can be higher than a similar home next door. Use current bills. The state charges a real estate conveyance tax on deeds, which applies to purchases and to some transfers into an LLC.

Coastal and river flooding matter in Warwick, Cranston, Westerly, Newport and parts of Providence, and flood premiums count in the payment. Older triple-deckers may need electrical, heating or roof updates before carriers will write them. Get quotes for each property.

How releases work when you sell

A release provision lets one property leave the blanket when it sells or gets its own refinance. You pay down the loan by that property's release price, which your loan documents set and which is usually higher than its allocated share, and the lender releases its lien on that address.

The properties that remain still have to support the loan, so think about which ones you may sell before you assemble the package. Keeping likely sales out of the blanket, or putting them on their own DSCR loans, can keep the remaining portfolio simpler.

Lead certificates, registration and rentals in Rhode Island

Rhode Island requires most rental units built before 1978 to have a lead certificate showing that lead hazards have been addressed. Keep certificates current for each pre-1978 property. The state has also moved toward registration of non-owner-occupied rentals, and some cities run their own programs, so confirm each property's status.

Short-term rentals must be registered with the state, and cities such as Newport and Providence regulate them further through zoning. Rhode Island's Residential Landlord and Tenant Act governs long-term leases, and there is no rent control.

Blanket loan or separate DSCR loans?

A blanket loan fits best when the properties are stabilized and you plan to hold most of them for years. It cuts paperwork, gives you one payment to track and lets strong properties carry weaker ones in the coverage test.

Separate DSCR loans keep each property independent, which can make selling simpler and lets each property get terms based on its own numbers. Many investors use both: a blanket for the long-term core and individual loans for properties they expect to sell. For a deeper comparison, see blanket loan vs individual DSCR loans.

Common questions

Does LendingStreet offer blanket loans in Rhode Island?

Yes. LendingStreet finances blanket portfolio loans on non-owner-occupied investment property in Rhode Island, from $150,000 with no stated maximum. Our investor loans are business-purpose loans on non-owner-occupied property.

Do Rhode Island rentals need lead certificates?

Most rental units built before 1978 do. Keep each certificate current; it is a common document request on older properties.

Why are taxes higher on Rhode Island rentals?

Many municipalities give homestead exemptions to owner-residents. Rentals usually do not get them, so their bills can be higher.

What counts as a portfolio for this loan?

Five or more investment properties of 1 to 8 units each. Properties with 9 or more units are commercial and go through a different program.

How is the DSCR calculated on a portfolio?

Total monthly rent divided by the total monthly payment, including principal, interest, taxes, insurance and HOA dues. Standard programs want 1.0x or better.

Can an LLC be the borrower?

Yes. LLC borrowers are standard. If properties sit in several LLCs, ask how the program handles multiple entities.

Is there a maximum loan size?

No stated maximum. Loans start at $150,000, and larger portfolios get more review and may have a lower max LTV.

Can I include Massachusetts properties?

Some programs allow multi-state portfolios, which helps investors with properties in Fall River, Attleboro or nearby towns.
