Richmond Blanket Portfolio Loans for Rental Owners With 5+ Properties

Richmond rewards investors who buy block by block. Owners who picked up rowhouses in Church Hill, a duplex in Manchester and a few Northside houses over a decade often end up with seven loans, seven escrow accounts and a city reassessment notice every year for each one.

In short: LendingStreet's blanket portfolio loans combine five or more Richmond-area investment properties, each 1 to 8 units, into one loan with one closing and one monthly payment. The loan qualifies on combined portfolio cash flow, with no W-2s or tax returns, and release provisions let you sell individual properties. City of Richmond, Henrico, Chesterfield and Hanover properties can sit in the same loan.

Neighborhoods Richmond investors stack

Inside the city, the long-running investor areas are Church Hill and Union Hill on the East End, Manchester and Swansboro south of the James, Northside neighborhoods such as Highland Park, Barton Heights and Brookland Park, and Randolph and Maymont near the Museum District. Each has rowhouses, detached houses and older duplexes at different price levels.

In the counties, Henrico's East End around Highland Springs and Sandston, the Brook Road and Lakeside corridor, and Chesterfield's Meadowbrook and Route 1 areas hold modest single-family rentals that lease to families. Mixing city and county properties is common.

Why the $150,000 floor rarely matters here

Some Richmond rentals, especially in Northside and parts of Henrico, are priced near or below what a single DSCR loan can easily handle once you apply leverage. Putting them in a blanket loan solves that: the minimum applies to the whole loan, not each house.

It also simplifies the paperwork. One appraisal order covers the package, one title company handles every parcel, and one closing replaces several. For an owner with rentals spread across the city and two counties, that is a real time saving.

Portfolio DSCR across city and county properties

The lender adds every property's rent and every property's share of principal, interest, taxes, insurance and HOA dues, then divides. City of Richmond real estate taxes are reassessed every year, and the county bills follow their own schedules, so use current assessments for each parcel rather than an old statement.

A newly renovated Church Hill rowhouse with a high tax bill can sit next to an older Chesterfield ranch with modest taxes and strong rent, and the totals decide.

Each property is still valued on its own, and each needs clean title, current insurance and a habitable condition. A vacant house in the middle of renovation is usually better left out until it is finished and leased, then added in a later refinance.

Worked example: seven Richmond rentals

This example is illustrative and not a quote. An investor owns seven rentals worth a combined $2,365,000, renting for $15,350 a month: two East End rowhouses, a Northside house, duplexes in Manchester and Randolph, and county houses in Henrico and Chesterfield.

At 70% of combined value, the blanket loan is $1,655,500. Estimated principal and interest is about $11,293. With taxes of about $2,050 and insurance of about $1,050, the monthly payment is about $14,393, and the portfolio DSCR is about 1.07x.

Release prices when you sell one

Every property gets an allocated loan amount. To sell one, you pay a release price set in the loan documents, often above the allocated amount. If the Northside house above carries about $185,500 of the loan and the release price is 120%, you would pay about $222,600 from the sale.

After the release, the remaining properties must still meet the program's DSCR and LTV tests. That is worth modeling before you list a property, especially if it is one of the stronger cash-flow homes.

Richmond rules that affect a portfolio

Virginia's Residential Landlord and Tenant Act sets lease, deposit and notice rules statewide, and recent changes have added tenant protections, so keep leases current. Older Richmond housing often predates 1978, so lead-based paint disclosures apply on most rentals.

Church Hill, the Fan and other city historic districts require approval for many exterior changes. That matters if you plan to sell one property after a renovation and need the release on a timeline.

Cash-out, timing and separate loans

A blanket refinance can pull cash out up to 75% LTV across the group, with seasoning rules that vary by program. If you plan to sell several properties within a year or two, separate DSCR loans may be simpler. Many Richmond investors keep long-hold properties in the blanket and finance a renovation project separately, then add it later.

Rate-and-term refinances work too. If your goal is simply to replace several maturing or adjustable loans with one long-term payment, a blanket rate-and-term refinance can do that without taking cash out, and the leverage limits are generally more generous than on a cash-out.

Insurance and reserves on a Richmond portfolio

Lenders want each property insured, either on its own policy or under a single blanket policy that lists every address. Blanket policies can simplify renewals, but check the per-property limits. Older city houses with original roofs or wiring may price higher, and anything near the James River, Gillies Creek or Shockoe Bottom needs a flood determination.

Reserve requirements vary by program and usually scale with the size of the loan. Plan to show several months of the portfolio payment in liquid funds held by you or your LLC.

If a property is in another state, include it on the list. Some programs allow multi-state portfolios, which helps investors who own rentals in Richmond and in Hampton Roads, North Carolina or elsewhere.

Common questions

Can I combine Richmond city and Henrico properties in one loan?

Yes. Properties anywhere in the metro, and in more than one state on some programs, can go in one blanket loan.

How many rentals do I need?

Five or more investment properties, each with 1 to 8 units.

What if one property cash flows poorly?

The portfolio is tested as a whole. A weaker property can be carried by stronger ones if the combined DSCR clears the minimum.

How does a release clause work?

Each property has an allocated loan amount. Selling one requires paying a release price, often above that amount, set in the loan documents.

Does Richmond's annual reassessment affect the loan?

It affects your tax bill, which is part of the payment used in the ratio. Use current assessments when you apply.

Can I take cash out of my Richmond portfolio?

Yes, up to 75% LTV, subject to seasoning and DSCR requirements.

Do I need to show income or tax returns?

No. The loan qualifies on the properties' rents, with a 620 minimum credit score.

Who is the borrower?

Usually your LLC, with members signing for the loan personally.
