Blanket Portfolio Loans for Spokane Rental Owners

Spokane has become one of Washington's main cash-flow rental markets, drawing local landlords and Seattle-side investors alike. Many of them reach five, seven or ten properties within a few years, each on a separate loan.

In short: LendingStreet's blanket portfolio loans combine 5 or more Spokane-area investment properties, each with 1 to 8 units, into one loan with one closing and one monthly payment. The loan qualifies on the portfolio's combined rent rather than your tax returns, LLC borrowers are standard and release provisions let you sell individual properties. Properties in Spokane, Spokane Valley, Airway Heights and Cheney can sit under the same loan, and some programs allow rentals in other states too.

Where Spokane portfolios are built

North Spokane neighborhoods such as Garland, Emerson-Garfield, North Hill and Hillyard have long been the core of local rental portfolios, with 1910s to 1950s bungalows, small cottages and older duplexes. West Central and the Nevada Heights area add lower-priced homes, while Logan and the area around Gonzaga University are full of student rentals and converted houses.

Outside the city, investors buy in Spokane Valley for newer housing and steady family tenants, in Airway Heights near Fairchild Air Force Base, and in Cheney near Eastern Washington University. Mixing those areas balances student, military and family tenant demand.

Why owners consolidate

A Spokane landlord with seven separate loans has seven escrow accounts, seven maturity dates and seven sets of paperwork. A blanket loan replaces them with one. It also helps when a single property, such as a student rental between leases, would not meet 1.0x on its own; the portfolio test uses combined rent.

Remote owners in particular find one payment and one lender relationship easier to manage from the west side of the state.

Consolidation can also be a chance to restructure. Some Spokane owners bought early properties with short-term or adjustable financing, or with seller carry-back notes that come due at different times. Rolling them into one long-term blanket loan removes those maturity dates. If the portfolio has gained value, the refinance can include cash-out up to 75% LTV, varying by program, as long as the combined rent still covers the new payment at the required ratio.

Worked example: seven Spokane-area rentals

This example is illustrative and not a quote. An investor owns five single-family homes and two duplexes in Garland, Emerson-Garfield, Hillyard, Logan, West Central, Spokane Valley and Airway Heights, valued at $2,285,000. Combined rent is $14,250 a month, taxes about $1,905 and insurance about $770.

At 75% LTV the blanket loan is $1,713,750. Estimated principal and interest on a 30-year loan is about $11,983, for a total payment near $14,658. The portfolio DSCR is about 0.97x, above the 1.0x standard minimum.

Spokane Valley single-family$340,000$1,950$280

Releases when you sell one property

Each property is assigned a share of the loan. In the example, the Logan duplex's share at 75% would be about $292,500. The release clause sets the payoff needed to free that property, often more than its allocated share, and the rest of the pool must still meet the DSCR after the release.

Student-area duplexes near Gonzaga are often the properties investors sell first, because they appeal to other investors and to buyers who want to be near campus. Plan your release terms with that in mind.

Spokane taxes and rental rules

Spokane County revalues property annually, and tax bills have risen with the market in recent years. Use each property's current tax statement. Washington's real estate excise tax is graduated and paid on a sale, so include it in any plan to sell properties out of the pool.

Washington's landlord-tenant law sets statewide notice and eviction rules, and in 2025 the state adopted a cap on annual rent increases for many residential rentals, with exemptions including newer buildings. The City of Spokane has its own tenant protections as well. Underwrite on rents you can collect under those rules.

Older housing, winters and insurance

Much of north Spokane's rental stock is 70 to 110 years old. Appraisers and insurers will look at roofs, foundations, electrical panels and heating. Winter brings snow loads and frozen pipe risk, and some properties near the city's wooded edges face wildfire questions from insurers.

A blanket refinance is a good time to put every property on current coverage with the lender named correctly.

Title work is ordered for every property, and older north side parcels sometimes have easements, old liens or boundary issues that take time to clear. Start early if you have a target closing date, and make sure each property's rental license or registration, where required, is current.

Including properties outside Washington

Spokane investors often own rentals across the border in Coeur d'Alene, Post Falls or Hayden, Idaho, just 30 to 40 minutes east. Some programs can put properties in more than one state under one loan. Our multi-state portfolio page explains how that works.

Blanket loan or separate DSCR loans

Separate DSCR loans keep each property independent, which can help if you sell often. A blanket loan simplifies management and lets strong properties support weaker ones. Our comparison of blanket and individual DSCR loans covers the tradeoffs, and our Washington blanket portfolio page covers statewide details.

Common questions

Can I combine Spokane and Spokane Valley rentals?

Yes. Properties in Spokane, Spokane Valley, Airway Heights, Cheney and elsewhere in the county can sit under one blanket loan.

Can I include rentals in Coeur d'Alene?

On some programs, yes. Multi-state blanket loans can include properties in Idaho and Washington.

Do student rentals near Gonzaga count?

Yes, if they are 1-8 unit investment properties with leases. Student rentals are common in Spokane portfolios.

What if one property is between tenants?

The portfolio DSCR uses combined rent, so a short vacancy can be offset by the other properties as long as the total qualifies.

How does a release work?

Each property has an allocated share of the loan. The release clause sets the payoff to free it, and the remaining pool must still qualify.

Do I need W-2s or tax returns?

No. The loan qualifies on the properties' rent. The minimum credit score is 620.

Can I take cash out of my Spokane portfolio?

Yes, up to 75% LTV depending on the program, if the portfolio still meets the DSCR at the new payment.

Can I add a property to the blanket loan later?

That depends on the program. Many investors refinance into a new blanket loan when they add several properties, rather than adding one at a time.
