Blanket Portfolio Loans for Stamford and Lower Fairfield County

A five-property portfolio in Stamford can easily be worth more than $4 million. At those values, the way the debt is structured, and the tax and insurance line on each building, matters as much as the rent.

In short: LendingStreet offers blanket portfolio loans that combine five or more Stamford-area investment properties, each with 1 to 8 units, under one loan with one closing and one payment. The loan qualifies on the portfolio's combined rent rather than personal income, with release provisions to sell individual properties and portfolio pricing. Properties in Norwalk, Bridgeport and other Fairfield County towns can sit in the same loan, and some programs allow properties in New York as well.

Why Stamford owners consolidate

Stamford rental owners often hold two- and three-family houses bought over many years, each with its own loan, escrow account and maturity. Consolidating them into one blanket loan simplifies the paperwork and lets stronger properties carry weaker ones in the portfolio ratio.

Because values are high, a Stamford blanket loan is often large. Larger balances get more review and maximum leverage can be lower, so many owners use 60% to 70% of combined value as a starting assumption. The trade-off is a single long-term payment, often on a 30-year term, and one relationship for the whole portfolio.

Consolidation is also common when a family has owned West Side or Cove multi-families for a generation and is reorganizing them into an LLC, buying out siblings or planning for the next owner. One loan with release provisions makes it easier to sell individual buildings later without disturbing the rest.

Neighborhoods Stamford investors stack

Most local portfolios are built in the neighborhoods with the most two- and three-family housing: the West Side, the East Side, the Cove, Glenbrook, Springdale and Belltown. These areas are close to the train, downtown employers and Stamford Hospital, and tenants range from young professionals to long-term families.

Many owners also hold property in Norwalk, especially South Norwalk and East Norwalk, and in Bridgeport, where prices are lower and rents relative to price are higher. Some include properties across the New York line in Port Chester or other Westchester towns, which requires a multi-state program.

Portfolio DSCR with Connecticut taxes

A blanket loan compares combined rent with the combined payment, including principal and interest, taxes and insurance. Connecticut's 70% assessment ratio and town-by-town mill rates mean a Bridgeport three-family and a Stamford three-family can carry very different tax bills on similar values. Use actual bills for each parcel, and note any upcoming revaluation that could change them.

Flood insurance for coastal properties in the Cove, Shippan and South Norwalk belongs in the calculation too.

Worked example: five Stamford two- and three-families

This example is illustrative and not a quote. An investor owns five rentals worth a combined $4,350,000: a three-family on the West Side, a three-family on the East Side, two-families in the Cove and Glenbrook, and a single-family in Springdale. Total rent is $33,600 a month.

A blanket loan at 65% of combined value is $2,827,500. Estimated principal and interest on a 30-year term is about $19,289 a month. Taxes across the five parcels are about $6,400 a month and insurance about $1,900, for a total payment of about $27,589. Portfolio DSCR is about 1.22x.

Releases on high-value properties

Each property in the blanket carries an allocated share of the balance. When you sell one, you pay its release amount, usually the allocation plus a premium set by the program, and the lien is released from that property.

In the example, the Springdale single-family worth $640,000 carries an allocated loan of about $416,000. If the program set the release at 110% of allocation, the payoff would be about $457,600, leaving roughly $2,369,900 on the four remaining properties. Those four still need to clear the program's DSCR test. Connecticut's conveyance tax, customarily paid by the seller, applies to each sale, so factor it into your net proceeds.

Fair rent commissions and tenant rules

Connecticut has no statewide rent control, but larger municipalities, including Stamford, have fair rent commissions that can hear tenant complaints about excessive increases. Connecticut also has detailed rules on security deposits, notices and housing conditions. Keep leases, increase notices and maintenance records organized for every property in the portfolio.

Older two- and three-families also bring lead paint disclosure duties for pre-1978 buildings.

Expect the appraiser to visit each property. Unpermitted units, open building permits and deferred maintenance can lower a property's value or keep it out of the blanket until resolved, so review each building's records before you settle on a target loan amount.

Cash-out from a Fairfield County portfolio

Owners who bought West Side or Cove multi-families years ago often hold large equity. A blanket cash-out can go up to 75% of combined value on some programs, with lower leverage on larger balances, if the portfolio still clears the ratio at the new payment. Common uses include buying more property, funding renovations and buying out partners. Seasoning varies by program.

Because Stamford values are high, even a modest cash-out percentage can produce a large sum. Run the ratio at the new payment first, since a bigger loan on the same rent can push a portfolio that clears comfortably today close to the 1.0x line.

Common questions

Can I combine Stamford, Norwalk and Bridgeport rentals?

Yes. Properties across Fairfield County can be combined, as long as each is a 1-8 unit investment property.

Can my Port Chester rental be included?

Some programs allow properties in more than one state. Ask about multi-state portfolio loans.

How much leverage should I expect on a $4 million portfolio?

Larger balances often have lower maximum leverage, which varies by program. Many Stamford owners start with 60% to 70% of combined value.

What happens when I sell one property?

You pay its release amount and the lien is removed from that property only. The rest must still clear the program's ratio.

Do coastal flood premiums count?

Yes. Required flood insurance is part of the payment used in the DSCR calculation.

Do I need tax returns?

No. A blanket DSCR loan qualifies on property rent with a 620 minimum credit score.

Is there rent control in Stamford?

No, but Stamford has a fair rent commission that can review complaints about excessive increases.

Can my primary residence be in the blanket?

No. Every property must be a non-owner-occupied investment property.
