Blanket Portfolio Loans for Toledo Rental Owners

In Toledo, a blanket loan solves a problem that investors in pricier cities rarely face: houses that cost too little to finance one at a time. A $120,000 East Toledo double cannot carry a $150,000 loan on its own, but nine rentals together can support one loan with room to spare.

In short: LendingStreet offers blanket portfolio loans in Toledo that put five or more rental properties, each 1 to 8 units, under one loan qualified on the portfolio's combined cash flow. You get one closing, one payment, portfolio pricing and release provisions to sell individual houses later. Qualification is based on rent, not your tax returns, with a 620 minimum credit score and LLC borrowers welcome.

Why blanket loans fit Toledo so well

Toledo is one of the lower-priced rental markets in the Midwest. Many single-family homes and doubles in West Toledo, South Toledo, East Toledo and the older neighborhoods around downtown sell well below $150,000, which is our minimum loan amount. Investors who bought with cash, seller financing or small local bank loans often end up with a portfolio that has plenty of equity but no single property large enough to refinance.

A blanket loan treats the group as one asset. The combined value and rent support a loan that clears the minimum easily, and you get one payment instead of many.

It also simplifies the business side. One loan means one escrow account for Lucas County taxes and insurance, one servicer and one maturity date, instead of a scattering of local bank notes with different renewal terms and balloon dates. For investors who plan to keep buying, a clean, consolidated loan also makes the portfolio easier to present to the next lender or partner.

Where Toledo investors build portfolios

Most portfolios we see mix city rentals with a few suburban homes:

Toledo's lead-safe rental rules and your portfolio

Toledo adopted lead-safe rental rules that require many pre-1978 rental properties with one to four units to pass a lead-safe inspection and be registered. Most of the city's rental stock is older than that. Before closing a blanket, expect to show that each property in the city is compliant, or have a plan to bring it into compliance. Confirm the current requirements with the city and the Toledo-Lucas County Health Department, since rules and deadlines can change.

Worked example: a nine-property cash-out

This example is illustrative and not a quote. An investor owns nine rentals free and clear, worth a combined $1,370,000, and takes cash out at 75% of value, the standard cash-out limit.

The loan is $1,027,500. Estimated principal and interest on a 30-year schedule is about $7,009 a month. Add property taxes and insurance of $2,745 for a total of about $9,754. Total rent of $12,550 gives a portfolio DSCR of about 1.29x.

That is a comfortable margin, which is typical in Toledo: rents are modest, but prices are low enough that the ratio usually works even at the maximum cash-out leverage. Seasoning requirements for cash-out vary by program.

Selling one property later

Suppose the investor sells the East Toledo double. Its allocated share of the loan is about $90,000. If the loan documents set the release price at 115% of the allocated amount, the investor pays about $103,500 at the sale to remove it, and the rest of the portfolio stays in place. Release terms vary by program and are set when the loan closes, so review them up front. In a low-priced market like Toledo, check that a weaker property's likely sale price will cover its release amount.

Ohio costs and taxes

Ohio does not charge a state mortgage tax, but each county collects a conveyance fee on property transfers, and title and recording costs apply. Lucas County reappraises property on Ohio's six-year cycle, with an update in between, so tax bills on rentals can jump after a reappraisal year. Rental properties do not receive the owner-occupancy reduction that homeowners can claim, so use the actual non-owner bill in your numbers.

What lenders look at across the pool

Each property still needs a valuation and a rent figure. Lenders look closely at condition in older Toledo housing, because deferred maintenance on roofs, furnaces and porches shows up in both value and insurability. Vacant units lower total rent, and a lender may limit how much of the pool can be vacant. If several properties need major work, a bridge loan first and a blanket afterward may fit better.

Lenders also look at concentration. A pool where every house sits on the same few East Toledo blocks carries different risk from one spread across the city and suburbs. Neither is disqualifying, but a mix of locations and price ranges usually makes a portfolio easier to underwrite and easier to sell piece by piece later.

Common questions

Can I combine cheap Toledo houses into one loan?

Yes. That is one of the main reasons Toledo investors use blanket loans. The combined value has to support a loan of at least $150,000.

How many properties do I need?

Five or more, each a 1 to 8 unit rental. Single-family homes, doubles and small apartment buildings can all be mixed in the same pool.

Can I include suburbs like Sylvania or Perrysburg?

Yes. Properties anywhere in the metro can be combined, and some programs allow other states too.

How much cash can I take out?

Cash-out goes up to 75% LTV on standard programs, subject to seasoning, which varies by program.

Do I need lead-safe certificates?

Toledo's lead-safe rental rules apply to many older 1 to 4 unit rentals. Expect to show compliance or a plan to get there.

What happens if I sell one house?

You pay the release amount in your loan documents and that house comes off the loan.

Is a blanket better than separate DSCR loans?

In Toledo it is often the only practical option for low-priced homes. Separate loans keep properties independent, while a blanket links them under one note. Our comparison page lays out the trade-offs in more detail.

Do you need my tax returns?

No. The portfolio's rent does the qualifying, with a 620 minimum credit score. You will provide leases, a rent roll and insurance and tax figures for each property instead.
