Blanket Portfolio Loans for Wilmington Rental Owners

Wilmington portfolios tend to be spread out: a few homes near UNCW, a duplex downtown, newer rentals in Leland or Castle Hayne. A blanket loan pulls them onto one note, but on the coast the portfolio math is tighter than in inland North Carolina, so leverage matters.

In short: LendingStreet offers blanket portfolio loans that put five or more Wilmington-area rentals, each with 1 to 8 units, under one loan with one closing and one payment. The loan qualifies on the combined cash flow of the portfolio, with no W-2s or tax returns, and release provisions let you sell a property and keep the rest in place. Because Wilmington prices are high relative to rents, many portfolios clear 1.0x at around 70% LTV rather than the program maximum.

Where Wilmington investors build portfolios

Most local portfolios mix older in-town houses with newer suburban homes. Each area brings a different rent, tax and insurance profile, and the blend decides the portfolio ratio.

Investors who started buying near campus a decade ago often added newer homes in Ogden or Leland as prices climbed in town. That mix is useful in a blanket loan: newer homes usually carry lower repair and insurance costs, which helps offset older homes with higher upkeep.

Portfolio DSCR when coastal prices run ahead of rents

A blanket loan compares the portfolio's total rent with the total payment: principal and interest on the one loan plus taxes, insurance and HOA dues for every property. Strong properties carry weaker ones, which is the main reason investors consolidate.

In Wilmington, a typical $300,000 to $360,000 rental house often leases for roughly $1,800 to $2,100 a month. At those numbers a portfolio can sit close to 1.0x at higher leverage, so we often model the loan at more than one LTV. Sub-1.0 DSCR programs exist when the cash flow is close but the equity is strong.

Worked example: six homes on one loan

This example is illustrative and not a quote. An investor owns six single-family rentals across Pine Valley, Sunset Park, Ogden and Leland, valued at $1,930,000 in total. Combined rent is $11,650 a month and combined taxes and insurance are $2,030 a month.

At 75% LTV the loan would be $1,448,000, with estimated principal and interest of about $9,878. Total payment is about $11,908 and portfolio DSCR is about 0.98x, just under the standard minimum. At 70% LTV the loan is $1,351,000, estimated principal and interest is about $9,216, total payment is about $11,246 and DSCR is about 1.04x.

Flood zones across one portfolio

A Wilmington portfolio often includes some properties in mapped flood zones and some well outside them. Each property needs its own insurance, and the flood premiums on a few low-lying homes can pull down the whole portfolio's ratio.

Before you apply, list each property's flood zone, wind coverage and premium. If one or two homes carry very high insurance, it can make sense to leave them out of the blanket or plan to sell them first.

Releasing a property when you sell

A release clause sets how much of the loan you pay down to take one property out of the blanket, often a set percentage of that property's allocated loan amount. The remaining properties stay financed.

Wilmington investors use this to sell a downtown house that has appreciated, or a home near campus when they want to trim exposure to student leasing, without refinancing the rest. After a release, the remaining portfolio usually still has to meet the program's cash flow test.

Taxes and costs in New Hanover, Brunswick and Pender

Properties in the city of Wilmington pay both New Hanover County and city property taxes; homes in Leland or Hampstead fall under Brunswick or Pender County with their own rates and reappraisal schedules. North Carolina counties must reappraise at least every eight years, and a revaluation can move several bills in your portfolio at once.

North Carolina's deed excise tax is $1 per $500 of value on a transfer, and the state has no mortgage recording tax. Recording and title costs on a blanket loan reflect each property being recorded.

North Carolina landlord rules that shape cash flow

North Carolina does not allow local rent control, and state law limits cities' ability to require rental registration. Wilmington still enforces housing and building codes, and properties near UNCW should be checked against occupancy limits for unrelated tenants.

If any of your homes operate as short-term rentals, confirm the zoning and lease type, since a blanket loan is usually underwritten on long-term rents.

When to consolidate and when to wait

A blanket loan works best when most of the properties are leased, the rents are documented and the values have risen enough to support the loan you want. If two or three homes are mid-renovation or vacant, it is often better to stabilize them first, or to leave them out and add them to a later financing.

Consolidation also simplifies bookkeeping and management. One payment, one maturity date and one set of loan documents are easier to track than six separate mortgages with different servicers and escrow accounts. It can also free up cash if the portfolio has gained value since you bought.

Common questions

How many properties do I need for a blanket loan?

At least five investment properties, each with 1 to 8 units. A duplex counts as one property.

Can I include Leland and Hampstead rentals with Wilmington homes?

Yes. The properties can be in different counties, and on some programs in different states.

Why does my Wilmington portfolio not clear at 75% LTV?

Coastal prices are high relative to rents, and insurance on some properties is expensive. Lower leverage, removing a high-cost property or a sub-1.0 program can fix it.

What happens when I sell one house?

The release clause sets the paydown. You pay that amount from the sale and the rest of the portfolio stays on the loan.

Can student rentals near UNCW be in the blanket?

Usually, if they are leased as long-term rentals and meet program rules. Expect review of lease terms and occupancy.

Do I need tax returns?

No. The loan qualifies on the portfolio's rent, not your personal income. Minimum credit score is 620.

Can I take cash out on a blanket refinance?

Yes, up to 75% LTV on cash-out, often less on larger portfolios, as long as the portfolio still meets the cash flow test.

Is a blanket better than separate DSCR loans?

It depends. One loan is simpler and strong properties carry weak ones, but separate loans give each property its own terms. See our comparison guide.
