Blanket Portfolio Loans for Winston-Salem Investors

Many Winston-Salem rentals are priced below $250,000, which is good for cash flow but awkward for financing one house at a time. A blanket loan solves that by financing five or more homes together on one note.

In short: LendingStreet's blanket portfolio loans put five or more Winston-Salem area rentals, each with 1 to 8 units, under one loan with one closing and one payment. The loan qualifies on the combined rent of the portfolio, with no W-2s or tax returns and a 620 minimum credit score, and release provisions let you sell individual homes. In a lower-priced market like Winston-Salem, a blanket loan also helps when individual homes would fall below our $150,000 minimum loan size.

Why blanket loans fit Winston-Salem

A $180,000 house financed at 75% LTV needs a $135,000 loan, which is below our $150,000 minimum for a single DSCR loan. Put eight homes like that together and the combined loan is comfortably above the minimum, with one appraisal process, one closing and one payment.

Winston-Salem rents are also reasonable relative to prices in many neighborhoods, so portfolios here often clear 1.0x at normal leverage. That is a different picture from coastal or high-cost markets, where the portfolio ratio is usually the constraint.

Investors here also tend to buy over many years, often one or two homes at a time with cash or short-term loans. A blanket loan is a way to put long-term debt on all of them at once.

Neighborhoods investors stack

Most local portfolios are built from older single-family homes and small duplexes in established neighborhoods, plus a few newer homes in the suburbs.

Worked example: eight homes on one loan

This example is illustrative and not a quote. An investor owns eight single-family rentals in Waughtown, Konnoak Hills, Old Town and Northwest Winston, valued from $165,000 to $210,000 and $1,500,000 in total. Combined rent is $10,900 a month and combined taxes and insurance are $2,000.

At 75% LTV the loan is $1,125,000, estimated principal and interest is about $7,674 a month, total payment is about $9,674 and portfolio DSCR is about 1.13x. At 70% LTV the loan is $1,050,000, estimated principal and interest is about $7,163, total payment is about $9,163 and DSCR is about 1.19x. Financed one by one, none of these homes would reach the $150,000 minimum at 75% LTV.

How portfolio DSCR treats a weak property

The blanket ratio is calculated on the whole portfolio: all rent against the single loan payment plus every property's taxes, insurance and HOA dues. A house with a lower rent or a vacancy does not sink the file by itself if the rest of the portfolio is strong.

Lenders still look at each property. Homes in poor condition, with unpermitted additions or major deferred maintenance, may need repairs first or may be left out. Older Winston-Salem homes often have aging roofs, HVAC and original wiring, so bring recent inspection notes or repair receipts.

Releases when you sell a home

Most blanket loans include release provisions. When you sell one property, you pay down an agreed amount, often tied to that property's allocated share of the loan, and the rest of the portfolio stays financed.

In Winston-Salem, investors often sell a renovated home in Ardmore or the West End to an owner-occupant buyer while keeping the lower-priced rentals that cash flow well. Ask how releases are priced before you close, and keep the 5-property minimum in mind as you sell.

Taxes, reappraisal and costs in Forsyth County

Every property pays Forsyth County tax, and homes inside Winston-Salem, Kernersville, Clemmons or Lewisville pay city or town tax as well. Forsyth reappraises property more often than the eight-year maximum North Carolina allows, so a recent revaluation can move several bills in a portfolio at the same time. Use current bills, not the ones from when you bought.

North Carolina's deed excise tax is $1 per $500 on transfers, and there is no state mortgage recording tax. Title and recording on a blanket loan cover each property, so closing costs scale with the number of homes.

Landlord rules that matter here

North Carolina does not allow local rent control, and state law limits rental registration programs. Winston-Salem enforces minimum housing standards through code enforcement, so homes with open code cases should be fixed before they go into a blanket loan.

Leases should generally be long-term, usually a year, for a standard blanket file. If a property operates as a short-term or furnished monthly rental, discuss it upfront, since those rents are underwritten differently.

Blanket loan or separate DSCR loans?

A blanket loan gives you one payment, portfolio pricing and a way around the minimum loan size on lower-priced homes. Separate DSCR loans give each property its own terms, which can be simpler if you plan to sell several homes soon.

Some Winston-Salem investors use both approaches: a blanket loan on the long-term hold portfolio and individual loans on higher-value homes in Ardmore or Buena Vista. Our comparison guide explains the tradeoffs in more detail. Whichever route you take, current leases and clean rent records make the review faster.

Common questions

How many homes do I need for a Winston-Salem blanket loan?

At least five investment properties, each with 1 to 8 units.

My homes are worth under $200,000. Can I still get a DSCR loan?

Individually, many would fall below the $150,000 minimum loan size. Combined in a blanket loan of five or more homes, they usually clear it.

Can I include homes in Kernersville or Clemmons?

Yes. Properties can be in different towns and counties, and on some programs in different states.

What if one home is vacant?

The portfolio is underwritten as a whole, so one vacancy may be absorbed. Expect questions about why it is vacant and when it will be leased.

Can I take cash out?

Yes, up to 75% LTV on cash-out, often less on larger balances, as long as the portfolio meets the cash flow test.

What happens when I sell one house?

You pay the release amount from the sale and the rest of the loan stays in place.

Do I need tax returns or W-2s?

No. The loan qualifies on the portfolio's rent. Minimum credit score is 620.

Can duplexes be part of the portfolio?

Yes. Each property can have 1 to 8 units, and a duplex counts as one property toward the five-property minimum.
