DSCR Cash-Out Refinance for Bozeman Rentals

Bozeman landlords who bought ten years ago are sitting on large equity. The surprise for many is that the appraisal is rarely what limits their cash-out. The rent is.

In short: LendingStreet offers DSCR cash-out refinances on 1-8 unit rentals in Bozeman and the Gallatin Valley up to 75% LTV, qualifying on the property's rent rather than W-2s or tax returns. Loans start at $150,000 with no stated maximum, require a 620 minimum credit score and can close in an LLC. In Bozeman, the rent often supports less than 75% of value at the 1.0x standard minimum, so the ratio is usually the real limit on cash out.

Two limits, and which one bites in Bozeman

Every DSCR cash-out has two limits. The LTV limit caps the loan at a share of appraised value, up to 75% on a cash-out and sometimes lower on larger loans or 5-8 unit buildings. The ratio limit requires the rent to cover the new principal, interest, taxes, insurance and HOA dues at 1.0x on standard programs.

Because Gallatin Valley values climbed so much faster than rents, a long-held Bozeman rental often has plenty of equity for a 75% loan but not enough rent to carry it. Knowing which limit applies before you order an appraisal saves time and money.

Small multifamily properties behave differently. A Bozeman fourplex or a Belgrade duplex has several rents working for it, so the ratio limit is often looser and the LTV limit may decide the loan instead. If you own both kinds of property, the multi-unit one is usually the better candidate for a large cash-out.

Worked example: a house near MSU

This example is illustrative and not a quote. An investor bought a four-bedroom house near Montana State years ago and owes $180,000. It appraises at $950,000 and leases for $3,700 a month. Taxes are $520 a month and insurance is $210.

At 75% LTV the loan would be $712,500, with estimated principal and interest of about $4,861 and a total payment of about $5,591, a DSCR of about 0.66x. That does not qualify on a standard program. The largest loan the rent supports at about 1.0x is near $435,000, with a total payment of about $3,697. After paying off the existing loan, that leaves about $255,000 in cash before closing costs, roughly 46% of value.

Ways to take out more

If the cash the rent supports is not enough, there are a few options, each with tradeoffs.

Seasoning after a purchase or rehab

Cash-out programs set a minimum ownership period before the new appraised value can be used, and the period varies by program. If you bought with cash recently, ask whether delayed financing applies. If you just finished a renovation, check seasoning before ordering an appraisal. Our cash-out seasoning guide covers the common rules.

Seasoning matters most for Bozeman investors who buy, renovate and refinance within a year. If your program will not yet use the higher value, a rate-and-term refinance that pays off your purchase loan may be the first step, with a cash-out later once the property is seasoned.

Property taxes after Gallatin County reappraisal

Montana reappraises residential property every two years, and Gallatin County values rose sharply in recent cycles. The 2025 legislature also changed residential tax classes, treating qualifying long-term rentals differently from second homes and short-term rentals. Underwriting uses the current bill, so a higher bill means a lower loan the rent can support. Check your latest Department of Revenue notice before you set a target.

Short-term rentals and cash-out

Bozeman stopped allowing new non-owner-occupied whole-home STRs in 2023, so most Bozeman cash-outs are based on long-term leases. In Big Sky and areas where STRs are allowed, some programs can use short-term revenue for a refinance. Our STR refinance page explains how that income is documented.

If your Bozeman property operated as a short-term rental under an older permit, confirm that the permit is still valid and transferable before counting nightly income. When in doubt, plan the refinance around a long-term lease.

What investors do with the cash

Common uses include a down payment on a more affordable rental in Belgrade or Livingston, a rehab budget, payoff of a private note, or reserves. Since the loan is business-purpose, the cash should go toward investment activity, not a personal home.

Some owners use a Bozeman cash-out to buy two or three rentals elsewhere in Montana where rents are higher compared with prices, such as Billings or Great Falls. Others pay down a higher-cost loan on another property.

Whatever the plan, keep enough reserves after closing to cover a vacancy, an insurance renewal or a special assessment. Many programs require a reserve balance anyway, and a refinance that strips every dollar of equity out of a property can leave you short when a roof or furnace fails in January.

Documents for a Bozeman cash-out

Have the current mortgage statement, leases, the latest tax bill, an insurance declaration page, HOA documents if any, and your LLC paperwork ready. If you have made improvements, a list with costs helps the appraiser. A complete package gets a faster answer.

Common questions

How much cash can I take out of a Bozeman rental?

Up to 75% of the appraised value minus your balance and closing costs, but only if the rent covers the new payment. In Bozeman, the rent is often the tighter limit.

Why is my cash-out lower than 75% of value?

Because the rent only supports a certain payment at 1.0x. High values compared with rents are common in Bozeman.

Can a sub-1.0 DSCR program help?

On some files, yes. Those programs allow a ratio below 1.0x, usually with lower leverage or more reserves.

How long do I need to own the property?

Seasoning varies by program. Delayed financing may apply after a recent cash purchase.

Do I need tax returns?

No. The loan qualifies on the property's rent.

Can I use STR income for a Bozeman cash-out?

Only where the property can legally operate as an STR. Bozeman restricts new non-owner-occupied whole-home STRs, so most cash-outs use long-term leases.

Can I cash out a property in an LLC?

Yes. LLC borrowers are standard.

Will a higher tax bill change my loan?

Yes. A higher bill raises the monthly payment used in the ratio and lowers the loan the rent can support.
