DSCR Cash-Out Refinance for Wichita Rentals

Many Wichita landlords own their rentals free and clear, or close to it, after years of paying down small loans. That equity is real, but in a market where a typical rental house is worth well under $250,000, getting it out takes a little planning.

In short: LendingStreet offers DSCR cash-out refinances on Wichita rentals up to 75% LTV, qualified on the property's rent with no W-2s or tax returns. Loans start at $150,000 with no stated maximum, the standard minimum DSCR is 1.0x and the minimum credit score is 620. On lower-value single-family homes, the 75% cap can produce a loan below the minimum, so small multi-unit buildings and portfolio loans are often the better route.

The value needed to reach the minimum

A cash-out loan is capped at 75% of appraised value, so a $150,000 loan needs a property worth about $200,000 or more. A $175,000 Wichita rental house at 75% produces a loan of $131,250, below the minimum. That does not mean the equity is stuck.

Owners of several lower-value rentals can combine five or more into a blanket portfolio loan and take cash out against the group, qualified on combined cash flow. Owners of duplexes, triplexes and fourplexes usually clear the minimum on one property.

Worked example: a free-and-clear Delano fourplex

This example is illustrative and not a quote. A landlord owns a brick fourplex near Delano free and clear. It appraises at $360,000 and each unit rents for $825, for $3,300 a month. Taxes, using the 11.5% residential assessment ratio and an assumed mill levy, are about $431 a month, and insurance is $280.

At 75% LTV the new loan is $270,000. Estimated principal and interest is about $1,842, the total payment is about $2,553 and the DSCR is about 1.29x. After about $8,000 in closing costs, the landlord receives roughly $262,000 in cash.

Because Wichita rents are strong relative to values, the rent test rarely limits a cash-out here. The 75% LTV cap and the loan minimum are the usual constraints.

Portfolio cash-out for owners of several houses

A Wichita landlord with eight houses worth $140,000 to $190,000 each has well over $1M in combined value but no single property that supports a $150,000 cash-out loan. A blanket portfolio loan can refinance them together with one closing and one payment, qualified on portfolio cash flow, with release provisions if you sell a house later.

Compare the portfolio approach with refinancing only the higher-value properties individually. Our guide to blanket loans versus individual DSCR loans walks through the tradeoffs.

Annual valuations and the tax line

The Sedgwick County Appraiser updates values every year. If values have risen since you bought, your tax bill has likely risen with them, and the refinance will use the current bill. Check the latest notice of value and the full mill levy for your district.

Older rentals in established neighborhoods rarely carry special assessments, but newer properties in suburban subdivisions may. Include them if they are on the bill.

If your notice of value seems high compared with similar rentals, the appeal window is short, so mark the date when the notice arrives each spring.

Seasoning, inherited rentals and recent purchases

If you bought the property recently, the program may limit cash-out to your purchase price plus documented improvements until a seasoning period passes. Requirements vary by program, so read our seasoning guide before you plan around a number.

Inherited rentals are common in Wichita. Gather the deed, estate documents and the date you took title. A clean chain of title helps the title company and speeds up the closing.

How Wichita investors use the cash

Proceeds from a business-purpose cash-out are typically used for investment. Common uses here include the following.

Preparing for the appraisal

Small multi-unit sales in Wichita are less frequent than house sales, so appraisers lean on the income approach as well as comparable sales. Provide the rent roll, leases, a list of improvements with dates and any recent insurance-funded repairs such as a new roof.

Make sure every unit is accessible on inspection day. Vacant units should be clean and rent-ready, since the appraiser's view of condition affects both value and market rent.

If tenants are paying well below market, consider whether renewing them at market rent before the refinance is realistic. The DSCR uses the lower of actual lease rent and market rent on many programs, so leases signed at today's rents give the cleanest picture of what the property earns.

Hail-season repairs and the cash-out appraisal

Wichita landlords often deal with roof replacements after hail seasons, sometimes across several properties in the same year. If you have replaced roofs, gutters or siding through insurance, keep the claim paperwork and invoices. Newer roofs help the appraisal and the insurance quote, and they show the appraiser that big-ticket items are recent.

If a property still has storm damage, consider repairing it before you apply. An appraiser who notes visible roof or siding damage may value the property lower or require repairs, and an insurer may decline to write a policy until the work is done. Either can delay closing or shrink the loan, so it usually pays to finish repairs first and refinance second.

Common questions

How much cash can I take out of a Wichita rental?

Up to 75% of the appraised value, with the rent covering the new payment at the program minimum and a loan of at least $150,000.

My Wichita rental is worth $170,000. Can I cash out?

Not as a single loan, because 75% of that value is below the $150,000 minimum. A portfolio loan on five or more rentals may work instead.

Do I need tax returns for a cash-out refinance?

No. DSCR loans qualify on rent, with a 620 minimum credit score and reserves.

How long must I own a Wichita rental before a cash-out?

Seasoning varies by program. Recent purchases may be limited to cost plus documented improvements.

Can I cash out a free-and-clear property?

Yes. Free-and-clear rentals are treated as cash-out refinances, subject to the same 75% LTV cap.

Will my Sedgwick County taxes affect the loan?

Yes. Current taxes are part of the payment. Higher valuations raise the tax line and lower the ratio slightly.

Can I cash out my own home?

No. Our investor loans are business-purpose loans on non-owner-occupied property.

Can I do a cash-out on a Wichita rental held in my personal name?

Often, yes. LLC borrowers are standard, and many investors move the property into an LLC at closing. Discuss titling with us and your title company before you apply.
