DSCR Loans for Bozeman and Gallatin Valley Rentals

Bozeman has some of the strongest rental demand in the Mountain West and some of the highest prices to go with it. For a DSCR loan, that combination means the rent is rarely the problem. The purchase price is.

In short: LendingStreet offers DSCR loans on 1-8 unit rentals in Bozeman and across the Gallatin Valley that qualify on the property's rent, with no W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, cash-out goes up to 75% LTV, and the standard minimum DSCR is 1.0x with a 620 minimum credit score. In Bozeman, many single-family homes need lower leverage to clear 1.0x, while duplexes and properties in Belgrade, Four Corners and Manhattan often pencil at more typical leverage.

The Bozeman price-to-rent problem

Home prices in Bozeman rose faster than rents through the early 2020s. A typical single-family house in town can rent well and still not cover a 75% LTV payment once taxes and insurance are added. That does not make Bozeman a bad rental market. It means investors here tend to put more money down, buy properties with more than one rent, or buy a few miles out in the valley.

The table below compares a Bozeman single-family home with a Belgrade duplex, using the same assumptions for both. The difference is mostly the rent per dollar of price.

ItemBozeman single-family, 75% LTVBelgrade duplex, 70% LTVBelgrade duplex, 65% LTV
Price$850,000$640,000$640,000
Loan amount$637,500$448,000$416,000
Estimated principal and interest$4,349$3,056$2,838
Taxes and insurance$700$550$550
Total monthly payment$5,049$3,606$3,388
Monthly rent$3,600$3,800$3,800
DSCR0.71x1.05x1.12x

Worked example: a Belgrade duplex

This example is illustrative and not a quote. An investor buys a duplex in Belgrade, about ten miles west of Bozeman and next to the airport, for $640,000. The two units lease for $1,900 each, or $3,800 a month. Taxes are budgeted at $380 a month and insurance at $170.

At 70% LTV the loan is $448,000, estimated principal and interest is about $3,056, and the total payment is about $3,606, for a DSCR of about 1.05x. At 65% LTV the payment drops to about $3,388 and the DSCR rises to about 1.12x. By comparison, the Bozeman single-family home in the table comes in near 0.71x at 75% LTV, well under the standard minimum, and would need a much larger down payment or a sub-1.0 DSCR program.

Where valley investors buy

Inside Bozeman, the streets around Montana State University on the Southside and the older Northside near Main Street have the most rentals, including older homes with basement units and small multi-unit buildings. Newer neighborhoods on the west and northwest side, such as Valley West, Baxter Meadows and Norton Ranch, have townhomes and single-family homes that lease to families and professionals.

Belgrade, Four Corners and Manhattan offer lower prices and newer duplexes and townhomes. Livingston, a half hour east over Bozeman Pass in Park County, has older housing and its own rental market. Three Forks and Gallatin Gateway round out the commuter towns.

Students and MSU leases

Montana State is one of the largest universities in the state, and student demand keeps rentals near campus full. Leases often follow the school year, and some landlords rent by the room. For a DSCR loan, a whole-unit lease or a market rent the appraiser can support with comparable rentals is the cleanest way to count the income.

A 12-month lease removes the summer vacancy question. If you rent by the room, bring the leases and expect the appraiser to compare with whole-unit rentals.

Short-term rentals: Bozeman versus Big Sky

The City of Bozeman voted in 2023 to stop allowing new whole-home short-term rentals in properties that are not owner-occupied. Confirm the current rules and any existing permits with the city before you buy a Bozeman property for nightly rentals.

Big Sky, which is unincorporated and spans Gallatin and Madison counties, is the area's main short-term rental market. Some of our STR programs can qualify a Big Sky property on projected short-term revenue. Check HOA covenants, county rules and lodging taxes, including the local resort tax in Big Sky.

Taxes, insurance and the Montana appraisal

Montana reappraises residential property every two years, and Gallatin County values rose sharply in recent cycles. The 2025 legislature also changed how residential property is classed, separating primary homes and qualifying long-term rentals from second homes and short-term rentals. Ask how your property will be classed before you set your offer.

Montana is a non-disclosure state, so recorded deeds do not show sale prices. Appraisers rely on MLS data, which can mean fewer comparables for unusual properties. Insurance near the foothills can carry wildfire surcharges, and low areas along the East Gallatin and its creeks may need flood coverage.

How to make a Bozeman rental qualify

When a Bozeman property does not clear 1.0x at the leverage you want, there are a few honest options.

Documents for a Gallatin Valley DSCR quote

Have the address and price, current leases or expected rent for each unit, the latest tax bill, an insurance quote, HOA documents if any, LLC paperwork and bank statements for the down payment and reserves. A short, complete package gets a faster answer.

Common questions

Why doesn't my Bozeman rental clear 1.0x DSCR?

Usually because the price is high compared with the rent. A larger down payment, a property with more than one rent or a sub-1.0 DSCR program are the common fixes.

Are Belgrade rentals easier to finance?

Often. Lower prices and newer duplexes and townhomes tend to produce more rent per dollar, so the ratio clears at more typical leverage.

Can I finance an Airbnb in Bozeman?

The city stopped allowing new non-owner-occupied whole-home STRs in 2023, so most Bozeman rentals are financed on long-term leases. Big Sky and some county areas allow STRs, subject to HOA rules.

Do you lend on MSU student rentals?

Yes, if the unit is leased or has a supportable market rent. Whole-unit 12-month leases are easiest.

What credit score do I need?

The minimum is 620. Higher scores and larger down payments generally improve terms.

Do you lend in Livingston?

Yes. We lend on 1-8 unit rentals in Park County, including Livingston, as well as Gallatin County.

Will my taxes change after I buy?

They can. Montana reappraises every two years and recently changed how rentals and second homes are classed. Confirm the expected classification with the Department of Revenue.

Can I close in an LLC?

Yes. LLC borrowers are standard on our DSCR programs.
