Lexington pairs moderate home prices with steady renter demand from the University of Kentucky, its hospital system, horse industry employers and the Toyota plant in nearby Georgetown. That combination makes the rent-to-price math friendlier than in many larger metros, which is exactly what a DSCR loan measures.
In short: LendingStreet offers DSCR loans on 1-8 unit rentals in Lexington and the surrounding Bluegrass counties, qualified on the property rent with no W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and cash-out up to 75% LTV, with a 1.0x standard minimum DSCR and a 620 minimum credit score. LLC borrowers are standard.
Close to campus, Aylesford, the Woodland Triangle, Columbia Heights and the streets around the Red Mile hold older houses and small multi-family buildings that rent to students and young professionals. Chevy Chase, Ashland Park and Bell Court are higher-priced, established neighborhoods with brick homes that lease to families and medical staff.
For lower entry prices, investors look at Gardenside, Cardinal Valley, Meadowthorpe and the North Limestone area, where 1950s and 1960s brick ranches and small duplexes are common. On the growing edges of the city, Hamburg, Masterson Station and Beaumont have newer homes and townhomes. Outside Fayette County, Georgetown, Nicholasville, Winchester and Versailles add more affordable single-family rentals.
| Area | Typical rental | Tenant base |
|---|---|---|
| Near UK campus | Older houses, duplexes, small buildings | Students, graduate students, young staff |
| Chevy Chase, Ashland Park | Brick single-family homes | Families, medical and university staff |
| Gardenside, Cardinal Valley, Meadowthorpe | Brick ranches, duplexes | Working households |
| Hamburg, Masterson Station, Beaumont | Newer homes and townhomes | Professionals, relocating families |
| Georgetown, Nicholasville | Newer single-family subdivisions | Manufacturing and commuter households |
DSCR is the monthly rent divided by the full monthly payment: principal and interest, property taxes, insurance and any HOA dues. A 1.0x ratio means the rent covers the payment exactly. The rent comes from signed leases, the appraiser's market rent estimate, or both, depending on the program.
Because Lexington prices are moderate, many single-family rentals here can reach 1.0x at 75% LTV, and small multi-family buildings often clear it comfortably. That is not true everywhere in the metro: newer homes in the most popular suburbs sell at prices that make the ratio tighter.
Lenders also look at the property itself. A legal duplex with separate meters and entrances is valued and underwritten as a duplex, while a house with an unpermitted basement apartment is usually treated as a single-family home, and only the legal units count toward rent.
This example is illustrative and not a quote. An investor buys a three-bedroom brick ranch for $285,000 that leases for $1,950 a month. Property taxes are budgeted at $265 a month and insurance at $125.
At 75% LTV the loan is $213,750 and estimated principal and interest on a 30-year term is about $1,458. The total payment is about $1,848, for a DSCR of about 1.06x. At 80% LTV the loan is $228,000, the payment about $1,945 and the DSCR about 1.00x, just under the standard minimum.
| Item | 75% LTV | 80% LTV |
|---|---|---|
| Loan amount | $213,750 | $228,000 |
| Estimated principal and interest | $1,458 | $1,555 |
| Taxes and insurance | $390 | $390 |
| Total monthly payment | $1,848 | $1,945 |
| DSCR at $1,950 rent | 1.06x | 1.00x |
Small multi-family buildings change the math. This example is illustrative and not a quote. A fourplex priced at $520,000 with four units at $1,050 each earns $4,200 a month. At 75% LTV the loan is $390,000, estimated principal and interest is about $2,660, and with taxes of $480 and insurance of $230 the payment is $3,370, for a DSCR of about 1.25x. That cushion is why fourplexes near campus and in older neighborhoods are popular with Lexington investors.
Kentucky assesses real property at fair cash value, and the Fayette County Property Valuation Administrator (PVA) sets the assessment. Your bill combines state, county, school and other levies, and parts of the county pay urban services taxes for items like waste collection and streetlights depending on the services district.
Assessments can be updated after a sale, so the seller's bill may not reflect what you will pay. Look up the property on the PVA website and budget on your purchase price. Kentucky also charges a modest deed transfer tax at closing; confirm the amount with your title company.
Renting by the bedroom to UK students can produce strong rent, but lenders generally underwrite on the lease structure and market rent for the property, not on optimistic per-room figures. Zoning in Lexington limits how many unrelated adults can live in a dwelling in many districts, so check the occupancy limit for your address before you plan a five- or six-bedroom student lease. Student leases also tend to turn over every August, which matters for vacancy planning.
Lexington regulates short-term rentals through a permit system, and rules for unhosted rentals in residential zones are stricter than for hosted ones. Keeneland race meets, UK games and bourbon tourism create demand, but income only counts if the property can legally operate. Our STR program can qualify on projected revenue on some programs where nightly rentals are permitted. Confirm current rules with the city before you buy.
Central Kentucky sees spring storms, hail and the occasional tornado, and insurers price roofs accordingly. The Bluegrass region also sits on limestone karst, where sinkholes can form, so some carriers ask about known sinkholes on or near the lot. Older brick ranches may have original electrical panels or plumbing that affects coverage.
