DSCR Loans for Milwaukee Rental Property

Milwaukee has one of the country's largest stocks of upper-lower duplexes, the two-unit flats built for factory workers a century ago. They are a natural fit for DSCR loans, which qualify on the combined rent of both units.

In short: Yes. LendingStreet finances DSCR loans on 1-8 unit rentals in the Milwaukee area, qualifying on the property's rent with no W-2s or tax returns, LLC borrowers welcome and a 620 minimum credit score. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and cash-out refinances up to 75% LTV. Property taxes, lead in pre-1950 housing and winter-related insurance costs are the Milwaukee items that most affect the ratio.

Milwaukee neighborhoods and suburbs investors buy in

Bay View, Riverwest, the East Side and Washington Heights hold many of the city's duplexes, with prices that have risen as those neighborhoods became more popular. Sherman Park, Lincoln Village, Layton Park and the near south side offer lower prices and higher yields, with more variation in condition.

In the suburbs, West Allis, Wauwatosa, Cudahy, South Milwaukee and Greenfield have duplexes and small apartment buildings, along with single-family homes. Waukesha and Ozaukee counties are pricier and rent more single-family homes.

Upper-lower duplexes and older housing stock

A typical Milwaukee duplex has one full unit on each floor, often with separate entrances, separate heating and a shared basement. Many date from the 1910s to the 1930s. Buildings with separate furnaces and meters are easier to rent and value, and appraisers look at both units' leases. Some owners have added a third unit in the attic or basement over the years; only legal, permitted units count toward the rent.

Prices in much of the city are low relative to rent, so a well-maintained duplex often clears 1.0x at 80% LTV. The main question is condition: older porches, roofs, basements and knob-and-tube wiring can come up during the appraisal and inspection.

Wisconsin property taxes and transfer fees

Wisconsin property taxes are high compared with many states, and Milwaukee's combined city, county, school and district rate is among the higher ones in the metro. The city reassesses regularly, so check the current assessment, not just last year's bill, and budget accordingly.

Wisconsin charges a real estate transfer fee on the sale, customarily paid by the seller. Title and recording costs are separate. Ask your title company for figures early.

Lead, winter and insurance

Much of Milwaukee's housing was built before 1950, so lead paint is common and some homes still have lead service lines, which the city is replacing over time. Winters bring freeze risk, ice dams and basement water, and insurers look at roof age, heating systems and plumbing.

City rules and short-term rentals

Wisconsin state law limits how municipalities run rental inspection programs, but Milwaukee still enforces building and property maintenance codes and has its own registration requirements for some rental owners. Check with the city's Department of Neighborhood Services for the address.

Wisconsin law also limits how far municipalities can go in banning short-term rentals, but permits, licensing and room taxes apply. Most Milwaukee DSCR loans are written on 12-month leases, which is how most duplex units rent.

Suburbs such as West Allis and Wauwatosa set their own inspection and licensing rules, and some require an inspection or certificate when a rental changes hands. Ask the seller and the municipality what applies before closing, because a required repair list can affect your budget and the appraisal.

Worked example: DSCR on a rental in Milwaukee

This example is illustrative and not a quote. An investor buys a Bay View upper-lower duplex with separate furnaces and both units leased.

The purchase price is $300,000 and the rent is $2,700 a month. At 80% LTV the loan is $240,000, so the down payment is $60,000 before closing costs. Estimated principal and interest on a 30-year loan comes to about $1,637, and taxes and insurance add $690, for a total payment of about $2,327. Rent divided by that payment gives a DSCR of about 1.16x, above the 1.0x standard minimum.

DSCR loan terms for Milwaukee rentals

The loan qualifies on the debt service coverage ratio: monthly rent divided by the full payment, including principal, interest, taxes, insurance and any HOA dues. Standard programs look for 1.0x or higher, and sub-1.0 programs exist for properties that fall a little short.

Duplexes, triplexes and fourplexes qualify on the combined rent of every unit. Buildings with 5 to 8 units are still residential DSCR loans, though maximum LTV can be lower and varies by program. For 9 or more units, see our commercial multifamily options. The same terms apply statewide; our Wisconsin DSCR page covers the rest of the state.

Common questions

Can I finance a Milwaukee upper-lower duplex with a DSCR loan?

Yes. Duplexes qualify on the combined rent of both units, and many Milwaukee duplexes clear 1.0x at standard leverage.

Are Milwaukee property taxes a problem for DSCR loans?

They are a large line in the payment. Use the current assessment and the full combined rate when you run the ratio.

Does lead in an older Milwaukee home affect my loan?

It mainly affects the property and your obligations as a landlord. Ask about lead paint and service lines before buying.

Can I finance a 5-8 unit building in Milwaukee?

Yes. Buildings with 5 to 8 units are residential DSCR loans, with leverage that varies by program.

Do I need tax returns for a Milwaukee DSCR loan?

No. The loan qualifies on the property's rent. You still need a 620 or higher credit score, reserves and entity documents if you close in an LLC.

Can I do a cash-out refinance on a Milwaukee rental?

Yes, up to 75% LTV, as long as the rent covers the new payment at the program minimum. Seasoning requirements vary by program.

How much do I need to put down on a Milwaukee rental?

Purchases go up to 80% LTV, so at least 20% down plus closing costs and reserves. Larger balances and 5-8 unit buildings can require more, and that varies by program.
