A lot of Cedar Rapids rentals start out on short-term money: a hard money loan to buy and fix a house in Wellington Heights, or a bridge loan on a fourplex that needed tenants. Once the work is done and the units are leased, the goal is to swap that expensive, short loan for long-term financing before it matures.
In short: LendingStreet offers DSCR rate-and-term refinances on 1-8 unit rentals in Cedar Rapids and the surrounding area. The new loan pays off your existing hard money, bridge or conventional loan, qualifies on the property's rent, and can go up to 80% LTV on some programs with 30-year terms available. The rent needs to cover the new payment at the 1.0x standard minimum.
A rate-and-term refinance replaces your current loan without taking significant cash out. The new loan covers the payoff and closing costs. The goal is a better structure: a long fixed term, a payment that amortizes, or simply escaping a maturity date.
Because no equity is being pulled, some programs allow higher leverage than a cash-out refinance. That matters for investors who financed most of a purchase and rehab.
In Cedar Rapids the most common case is the investor who bought a tired house with short-term money, renovated it and leased it. The hard money loan did its job, but its interest-only payment and short maturity make it a poor long-term hold. A DSCR loan is designed to be the long-term hold.
This example is illustrative and not a quote. An investor bought and renovated a three-bedroom house in Wellington Heights with a hard money loan that now has a $168,000 balance and an interest-only payment of about $1,680 a month. The loan matures in four months. The house is leased at $1,725 and appraises at $228,000.
A new DSCR loan of $172,500 covers the payoff and about $4,500 in closing costs, about 76% of the value. Estimated principal and interest is about $1,177; with taxes of $360 and insurance of $135, the payment is about $1,672 and the DSCR is about 1.03x. The investor trades a short maturity for a 30-year loan.
| Item | Hard money loan | New DSCR loan |
|---|---|---|
| Balance | $168,000 | $172,500 |
| Payment type | Interest-only | Amortizing, 30-year |
| Monthly principal and interest | About $1,680 | About $1,177 |
| Maturity | Four months away | 30 years |
Start the refinance well before your current loan matures. The appraisal, title work and lease documentation take time, and Iowa's abstract system means the title step can take longer than in other states.
If your loan matures before the property is fully leased, a bridge loan can buy time. Once the units are rented, the DSCR refinance follows.
Ask your current lender for a payoff statement early and again near closing. Many short-term loans charge default interest or extension fees after maturity, and a growing payoff can push the new loan amount above what the value supports.
If you plan to refinance several properties that you renovated with short-term loans, staggering them can keep your cash needs manageable.
The refinance qualifies on rent, so a signed lease at market rent is the strongest support. The appraiser also estimates market rent and we generally use the figure that the file supports.
In Cedar Rapids, rentals need to be registered and inspected under the city's rental housing program. Have the permit in place before you apply; a unit that cannot legally be rented is a problem for any refinance.
If the property was vacant at application, a lease signed before closing helps. Month-to-month tenants are acceptable on some programs, but a twelve-month lease at market rent is the cleanest support.
A renovated house often appraises well above what you paid. That new value also tends to show up at the next Iowa revaluation, which happens every two years. Cedar Rapids properties are valued by the city assessor, and most suburbs by the Linn County assessor.
Budget your DSCR on the tax bill you expect after revaluation, not the low bill from before the work. Taxes are paid in arrears, so plan escrow accordingly.
If you finished the renovation recently, give the appraiser a list of what you did and when, with costs. New kitchens, baths, roofs and mechanicals all support the value and the lease rate you are asking the loan to rely on.
Insurance should be updated too. A policy written for a vacant house under renovation is not the same as a landlord policy on a leased rental, and the new lender will need the right coverage in place at closing.
Rate-and-term also works for investors who want to move a rental out of a personal name and into an LLC, replace a loan with a balloon, or consolidate terms. If you have several rentals, refinancing five or more together in a blanket loan can mean one closing and one payment.
Rate-and-term is also useful when an older loan has a structure you no longer want, such as an adjustable payment or a short balloon. Replacing it with a 30-year fixed DSCR loan gives you a payment you can plan around for the life of the rental.
Most delays are predictable and avoidable:
Most of these can be fixed in a day or two if they are caught early. Waiting until the week before closing is what turns a small issue into a missed maturity date.
