Here is the honest version: a $1.5M single-family rental is rare in Little Rock. Jumbo-size DSCR loans do happen in central Arkansas, but they almost always involve a newer apartment-style building, a group of rentals or one of a small number of high-end homes.
In short: LendingStreet offers jumbo DSCR loans from about $1.5M to $5M+ for purchase, rate-and-term and cash-out refinances on high-value 1-8 unit rentals in Little Rock and central Arkansas, qualifying on the property's rent. Larger balances get more review and maximum LTV can be lower, varying by program. In Little Rock, a jumbo balance usually means a newer 6-8 unit building or several properties, and investors with five or more rentals often do better with a blanket portfolio loan.
Because central Arkansas prices are moderate, most rentals finance far below $1.5M. The files that do reach jumbo size fall into a few groups.
| Type | Where | Notes |
|---|---|---|
| Newer 6-8 unit buildings | West Little Rock, Midtown infill, Conway near the universities | Higher per-unit rents on new construction |
| High-end homes | The Heights, Edgehill, Chenal Valley, Pinnacle area | Few comparable leases; rent often low relative to value |
| Several rentals together | Across Pulaski, Saline and Faulkner counties | Often better as a blanket portfolio loan |
| Lakefront or acreage homes | Lake Maumelle area, outlying counties | Unusual valuation and insurance |
A large home in the Heights or Chenal Valley may rent to a relocating executive or physician, but the rent usually sits well below what the value would suggest. On a DSCR loan that means lower leverage. Chenal Valley and other HOA communities may also restrict leasing, so read the covenants before you buy.
For most investors with this much capital, a newer multi-unit building or a portfolio of rentals produces a stronger ratio than a single luxury home.
Lakefront and acreage properties around Lake Maumelle and in outlying counties raise their own questions: wells, septic systems, private roads and limited comparable sales. Expect the appraisal and insurance to take longer on those homes.
This example is illustrative and not a quote. An investor buys a newer eight-unit building in West Little Rock for $1,575,000. Units rent for about $1,550 each, so gross rent is $12,400 a month. Taxes are budgeted at about $1,772 a month, insurance with storm coverage at $900 and owner-paid utilities at $450.
At 70% LTV the loan is $1,102,500, with estimated principal and interest of about $7,671. The monthly payment used here totals about $10,793, and DSCR is about 1.15x, above the 1.0x standard minimum. Newer construction and higher per-unit rents are what bring a Little Rock building into jumbo territory.
Compare that with a high-end single-family home in the Heights at a similar price. It would likely rent for a fraction of the eight-unit building's combined rent, and its loan would have to be much smaller to clear 1.0x. That gap is the main reason jumbo DSCR files in Little Rock are usually multi-unit.
If your large balance is really several Little Rock rentals, a blanket portfolio loan may fit better than a jumbo loan. A blanket loan puts five or more investment properties, each 1-8 units, under one loan with one closing and one payment, qualifies on portfolio cash flow and includes release provisions when you sell a property. Some programs allow properties in more than one state, which helps investors with holdings in Arkansas and neighboring states.
Smaller houses that would fall below the $150,000 single-loan minimum can often be included in a portfolio.
The loan still qualifies on rent, with no W-2s or tax returns, a 620 minimum credit score and 30-year terms. Expect lower maximum LTV, higher reserves and, on some programs, a second valuation or deeper review of the rent roll and expenses. Pricing is set case by case.
Larger files also attract a closer look at your experience as a landlord. A schedule of real estate owned, showing current leases, loan balances and payment history on your other rentals, helps the review move quickly.
If you hold properties in several LLCs, an organizational chart showing ownership of each entity speeds up title work and shows who will sign for the loan personally.
Larger balances can also take longer to close because of the extra review. Build that time into your purchase contract, and have reserves documented before you apply.
Arkansas uses a 20% assessment ratio and local millage, and Amendment 79 limits annual increases in assessed value. A new purchase can be reappraised closer to its price, so budget on your purchase price. Insurance with wind and hail coverage on a large building can be a substantial monthly figure after the 2023 tornado and other recent storms.
On a new building, the first full tax bill may not arrive until after completion is assessed. Ask the Pulaski County Assessor how the finished value will be set, and budget for it from the start.
Owners of newer multi-unit buildings or long-held portfolios can use a jumbo cash-out refinance, up to 75% LTV on standard programs and often lower on large balances. The rent has to support the new payment.
Investors who built or bought newer Little Rock buildings a few years ago often have meaningful equity today. A cash-out can fund the next project, but each building's rent must still support its own payment.
Large files move faster when everything arrives together.
