A $1.5M rental loan is not common in Missoula. When one comes up, it is usually a newer 5-8 unit building, a large home on acreage in Grant Creek or the upper Rattlesnake, or a cash-out on a building that has climbed in value for years.
In short: LendingStreet offers jumbo DSCR loans from about $1.5M to $5M+ on high-value 1-8 unit rentals in Missoula for purchase, rate-and-term and cash-out. Loans qualify on the property's rent with no W-2s or tax returns, a 620 minimum credit score and LLC borrowers welcome. Larger balances get more review, and max LTV can be lower than on smaller loans, so it varies by program.
In larger metros, a jumbo DSCR loan might be a single luxury condo. In Missoula, the balance usually comes from more units or more land. To be direct about it, most jumbo rental files here fall into one of three groups: a newer 6-8 unit building, a high-end home with acreage or river frontage, or a refinance of a long-held small apartment building whose value has grown.
If you have several smaller Missoula rentals rather than one large one, a blanket portfolio loan is often a better fit than a jumbo loan.
That honesty matters for planning. If your target property is a $900,000 fourplex, our standard Missoula DSCR and 5-8 unit programs are the better fit, and the jumbo review steps described here will not apply. Smaller loans move through a simpler review with fewer reserve requirements.
| Property | Typical location | Main underwriting question |
|---|---|---|
| Newer 6-8 unit building | Edges of town, Mullan Road area | Rent level on new units, HOA or plat |
| Large home on acreage | Grant Creek, upper Rattlesnake, Target Range | Lease comparables, wildfire and flood insurance |
| Long-held 5-8 unit building, refinance | University District, Northside | Appraised value, deferred maintenance |
| Several smaller rentals | Across the valley | Blanket loan may fit better |
Jumbo loans get a closer look. Expect the lender to review the appraisal more carefully, ask for more reserves and set max LTV below what a $400,000 loan would get, varying by program. Credit, experience owning similar properties and the strength of the rent all affect the final terms.
In a market where rents are modest compared with values, the ratio usually ends up being the real limit. Plan on a meaningful down payment.
Experience matters more at this size. An investor who already owns and manages multi-unit buildings, or who has a property manager in place with a track record in the valley, presents a stronger file than a first-time buyer of a large rental. Show your schedule of owned properties and how long you have held them.
This example is illustrative and not a quote. An investor buys a newer eight-unit townhome-style building on the west side of Missoula for $2,400,000. Each two-bedroom unit leases for $1,850, or $14,800 a month. Taxes are budgeted at $1,900 a month and insurance at $800.
At 70% LTV the loan is $1,680,000, estimated principal and interest is about $11,461, the total payment is about $14,161 and the DSCR is about 1.05x. At 65% LTV the loan is $1,560,000, the total payment is about $13,342 and the DSCR rises to about 1.11x. Both clear 1.0x, but the lower loan leaves room for vacancy and rising insurance, which a careful jumbo review will look for.
| Item | 70% LTV | 65% LTV |
|---|---|---|
| Loan amount | $1,680,000 | $1,560,000 |
| Estimated principal and interest | $11,461 | $10,642 |
| Taxes and insurance | $2,700 | $2,700 |
| Total monthly payment | $14,161 | $13,342 |
| DSCR at $14,800 rent | 1.05x | 1.11x |
Montana does not record sale prices, and there are few sales of large rentals in the valley each year. A high-end home on several acres in Grant Creek or a newer 8-unit building may have only a handful of comparable sales, sometimes from Bozeman, Kalispell or Helena.
Some jumbo programs require a second appraisal or a desk review. Give the appraiser your rent roll, a list of improvements and any recent sales you know of.
A large Missoula home can be worth well over $1.5M, but the rent has to support a jumbo payment. Executive leases for large homes exist but are few, and an appraiser may find only a couple of comparable rentals.
Homes that also have a legal ADU can produce a second rent, which helps the ratio. Short-term rental income counts only where the city or county allows it and the program accepts projected revenue.
Many of the valley's higher-value homes sit near the forest edge or close to the Clark Fork and Bitterroot rivers. That can mean higher premiums, required flood coverage or a need for higher coverage limits. On a jumbo loan, the insurance line is large enough to move the ratio.
Get a binding quote early, including any wildfire mitigation the carrier requires, and confirm flood zone status.
Montana reappraises residential property on a two-year cycle, and the 2025 legislative changes treat long-term rentals that meet state rules differently from second homes and short-term rentals. On a $2M+ property, the class your rental falls into can change the tax bill a lot. Confirm the classification with the Department of Revenue before closing.

Our investor loans are business-purpose loans on non-owner-occupied property. Send the property, price, rent and target leverage. We will run the ratio at a few loan sizes, tell you where it clears and outline the reserves a jumbo review will expect. Call (877) 298-1001 or use the form below.
If your plan includes a property in Bozeman, Big Sky or the Flathead as well, mention it. We lend across Montana, and our Bozeman jumbo page covers a market where large balances are far more common.
Roughly $1.5M to $5M+ on a single 1-8 unit rental, for purchase, rate-and-term or cash-out.
Less common than in bigger metros. Most are newer 5-8 unit buildings, large homes on acreage or refinances of long-held small apartment buildings.
Lower than on a smaller loan in many cases. It varies by program, and the rent often limits the loan before LTV does.
No. It qualifies on the property's rent, though the lender will look closely at reserves and experience.
Some jumbo programs require a second appraisal or a review, especially on unusual or very high-value properties.
A jumbo DSCR loan finances one property. For several rentals, a blanket portfolio loan is usually the better fit.
Yes. Cash-out limits on large balances are often lower and vary by program.
It can. A legal ADU adds a second rent, which raises the ratio. The appraiser needs to see that the ADU is permitted and has rental comparables.
