Oklahoma property taxes are modest. Insurance is not. On a large Oklahoma rental, the wind and hail premium is often the line that decides how much the rent can carry.
In short: LendingStreet offers jumbo DSCR loans of about $1.5M to $5M+ on Oklahoma rentals with 1 to 8 units, qualified on rent with no W-2s or tax returns. Here those balances usually mean small apartment buildings, luxury homes in Nichols Hills or south Tulsa, cabins near Broken Bow, or several rentals together. Max LTV on larger loans varies by program, and the insurance quote should come first.
In Oklahoma City, Nichols Hills, Crown Heights, Mesta Park and Heritage Hills have large older homes, while Edmond and the Deer Creek area have newer executive homes. Midtown, Automobile Alley and the Plaza District have small buildings close to downtown employers.
In Tulsa, Maple Ridge, Brookside, Cherry Street and south Tulsa near Jenks and Bixby carry the highest values. Lake markets such as Grand Lake o' the Cherokees and Lake Texoma have waterfront homes, and the Hochatown area near Broken Bow State Park has become a large cabin rental market.
| Area | Typical high-value property | What to check |
|---|---|---|
| Nichols Hills, Heritage Hills, Edmond | Large homes, some historic | Roof age, comparable leases |
| Midtown OKC, Brookside, Cherry Street | Small 5-8 unit buildings | Older systems, parking, hail exposure |
| Hochatown, Grand Lake, Lake Texoma | Cabins and lake homes | Local STR rules, seasonality, access |
Oklahoma sits in tornado alley and sees frequent hail, and premiums on rental property have risen sharply. Many policies now carry percentage-based wind and hail deductibles, some carriers limit coverage on older roofs, and a large home or building with a big roof can carry a premium close to the tax bill or above it.
Property taxes, by contrast, are moderate. Each county assessor applies an assessment ratio within the range state law allows, and annual valuation increases are limited on some property classes. Budget on the full current bill without any homestead exemption, since investors do not get one, and ask for a binding insurance quote with the deductible in dollars before you set your offer.
Roofs deserve a specific look. Impact-resistant shingles can help with premiums, and some insurers will not write a policy on a roof past a certain age. On a multi-unit building, ask whether the roof was replaced after a recent hail claim and whether that work was permitted. A new roof can change the insurance line, and the ratio, more than a small difference in purchase price.
This example is illustrative and not a quote. An investor buys an eight-unit building in Midtown Oklahoma City for $2,000,000. Units lease for about $1,850 each, so gross rent is $14,800 a month. Taxes are budgeted at $1,800 a month and insurance, with a percentage hail deductible, at $1,000. The comparison below shows how the ratio moves between two leverage levels, using estimated principal and interest on a 30-year schedule.
At 75% LTV the loan is $1,500,000, estimated principal and interest is about $10,106, the total payment is about $12,906 and DSCR is about 1.15x. At 70% the loan is $1,400,000, the payment is about $12,232 and DSCR is about 1.21x. Both columns clear the 1.0x standard minimum. Notice the insurance figure is more than half the tax figure; in many states it would be a small fraction. On a 5-8 unit building, max LTV is often lower than on a single home and varies by program.
| Item | 75% LTV | 70% LTV |
|---|---|---|
| Purchase price | $2,000,000 | $2,000,000 |
| Loan amount | $1,500,000 | $1,400,000 |
| Down payment | $500,000 | $600,000 |
| Estimated principal and interest | $10,106 | $9,432 |
| Taxes and insurance | $2,800 | $2,800 |
| Total monthly payment | $12,906 | $12,232 |
| Monthly rent | $14,800 | $14,800 |
| DSCR | About 1.15x | About 1.21x |
The Hochatown area near Broken Bow has one of the busiest cabin rental markets in the region, drawing visitors from Dallas-Fort Worth. Local rules there have been changing as the area has grown, so confirm current licensing, tax and building requirements before buying.
Oklahoma City and Tulsa each regulate short-term rentals, and HOAs in many suburbs restrict them. Some programs can qualify on projected STR revenue, but only where the property can legally operate as a nightly rental.
Most Oklahoma loans of $1.5M or more are not single homes. Small apartment buildings, fourplex groups and portfolios of single-family rentals in Moore, Norman, Yukon, Broken Arrow and Owasso reach jumbo size more often.
A blanket portfolio loan can combine five or more rentals with one closing and release provisions. Buildings of 9 or more units go to our commercial programs.
A jumbo DSCR loan still qualifies on the property, not your tax returns. The lender divides rent by principal, interest, taxes, insurance and HOA dues and generally looks for 1.0x or better, with sub-1.0 programs for some files.
Bigger balances bring more scrutiny: leverage is often lower than the program maximums, more months of reserves are usually required and value may be checked with a second appraisal. Terms on large loans are reviewed one file at a time and vary by program.
Oklahoma charges a documentary stamp tax on deeds, customarily paid by the seller. Abstract updates are common in Oklahoma closings, along with title insurance and recording fees. Lender costs and reserves are separate.
A complete file gets a faster answer on a large loan.
