Jumbo DSCR Loans for Newport, Providence and Coastal Rhode Island

Rhode Island is small, but its coast holds some of New England's most valuable rental property. On a large purchase, the conveyance tax, local non-owner-occupied tax rates and coastal insurance all deserve attention before the loan amount.

In short: LendingStreet offers jumbo DSCR loans of about $1.5M to $5M+ on Rhode Island rentals with 1 to 8 units, qualified on the property's rent with no W-2s or tax returns. Rhode Island adds a higher conveyance tax on the portion of a residential sale above a set threshold, and some cities tax non-owner-occupied homes at a higher rate. Max LTV on larger loans varies by program.

Where Rhode Island's high-value rentals are

Newport has large homes along Bellevue Avenue and Ocean Drive and in the Kay-Catherine and Historic Hill neighborhoods, with strong summer demand. Jamestown, Narragansett, Watch Hill in Westerly and Block Island (New Shoreham) add coastal homes that rent by the week.

In Providence, the East Side, including College Hill, Wayland Square and Blackstone, has large homes and multi-unit buildings near Brown University and the hospitals. Barrington and East Greenwich have larger suburban homes, and Providence's triple-deckers and small buildings make up much of the state's investor stock.

Seasonality runs through most coastal files. Newport and Block Island can earn a large share of a year's income in summer, while Providence buildings lease year-round to students, medical staff and young professionals. Lenders treat those patterns differently, so be clear about whether a coastal home is leased for the year, the academic season or by the week.

Higher tax rates for investors in some cities

Several Rhode Island municipalities, Providence among them, tax residential property that is not owner-occupied at a higher rate than owner-occupied homes. When an investor buys from an owner-occupant, the next bill can rise even if the value does not change. Ask the assessor which classification will apply and budget on that figure.

State lawmakers have also approved an added annual tax on high-value homes that are not a primary residence. Rules like this can change and can treat rentals differently from second homes, so ask your attorney whether and how it applies to your property.

Coastal exposure is the other big line. Much of Newport, Narragansett, Westerly and Block Island sits in mapped flood zones, and many carriers apply hurricane deductibles along the shore. Older homes also bring lead paint questions, since Rhode Island requires lead compliance steps for many pre-1978 rentals. A binding insurance quote, flood determination and lead certificate make a large Rhode Island file move faster.

Worked example: a six-unit building on Providence's East Side

This example is illustrative and not a quote. An investor buys a six-unit building on Providence's East Side for $1,900,000. Units lease for about $2,350 each, so gross rent is $14,100 a month. Taxes at the non-owner-occupied classification are budgeted at $2,600 a month and insurance at $600. The comparison below shows how the ratio moves between two leverage levels, using estimated principal and interest on a 30-year schedule.

At 75% LTV the loan is $1,425,000, estimated principal and interest is about $9,600, the total payment is about $12,800 and DSCR is about 1.10x. At 70% the loan is $1,330,000, the payment is about $12,160 and DSCR is about 1.16x. Both columns clear the 1.0x standard minimum. Had the investor used the seller's owner-occupied tax bill, the ratio would look stronger than it really is.

Short-term rentals in Rhode Island

Rhode Island requires short-term rentals to register with the state and collect state and local lodging taxes. Newport, Narragansett and other towns add their own registration, zoning and occupancy rules, and Newport limits short-term rentals in many residential zones.

Weekly summer rentals can be lucrative but seasonal. Some programs qualify on projected STR revenue; confirm local rules first.

Triple-deckers, small buildings and portfolios

Providence, Pawtucket and Cranston have many three-family and small multi-unit buildings. A single triple-decker rarely reaches jumbo size, but a 5 to 8 unit building on the East Side or a group of three-families can.

A blanket portfolio loan can combine five or more rentals, and some programs allow properties in Massachusetts or Connecticut too.

How underwriting tightens on larger loans

A jumbo DSCR loan still qualifies on the property, not your tax returns. The lender divides rent by principal, interest, taxes, insurance and HOA dues and generally looks for 1.0x or better, with sub-1.0 programs for some files.

Bigger balances bring more scrutiny: leverage is often lower than the program maximums, more months of reserves are usually required and value may be checked with a second appraisal. Terms on large loans are reviewed one file at a time and vary by program.

Rhode Island conveyance tax

Rhode Island charges a realty conveyance tax on deeds, customarily paid by the seller, plus an additional conveyance tax on the portion of a residential sale above a set dollar threshold. On jumbo purchases that higher tier applies, so ask your attorney or title company for the figure.

Common questions

Does Rhode Island tax rentals at a higher rate?

Some municipalities, including Providence, tax non-owner-occupied residential property at a higher rate. Ask the assessor which classification applies.

What is the high-value conveyance tax?

Rhode Island charges an additional conveyance tax on the portion of a residential sale above a set threshold. Confirm the figure with your attorney.

Can I finance a Newport summer rental?

Yes, if it is non-owner-occupied investment property and local rules allow short-term rentals. Some programs qualify on projected STR revenue.

Do I need flood insurance on a coastal Rhode Island rental?

If the property is in a mapped flood zone, yes, and the premium counts in your DSCR payment.

Is a jumbo DSCR loan based on my income?

No. It qualifies on the rent compared with the full payment. Credit, reserves and the property itself still matter.

What if the rent covers slightly less than the payment?

Sub-1.0 DSCR programs exist for some files, usually with lower leverage or more reserves. Bringing more cash to lower the loan is the other option.

Can I take a jumbo DSCR loan in an LLC?

Yes. LLC borrowers are standard, and you sign for the loan personally on most programs.
