Jumbo DSCR Loans for Large Stockton Rentals

Stockton is not a city of $2 million rental houses, and pretending otherwise would not help you. Large DSCR balances here are real, but they usually come from apartment-style buildings, a handful of waterfront homes or several rentals financed together.

In short: LendingStreet offers jumbo DSCR loans from about $1.5M to $5M+ for purchase, rate-and-term and cash-out refinances on high-value 1-8 unit rentals in Stockton and San Joaquin County, qualifying on the property's rent. Larger balances get more review, and maximum LTV can be lower and varies by program. In Stockton, a jumbo balance usually means a 5-8 unit building, a Delta waterfront home or several properties, and for five or more rentals a blanket portfolio loan is often the better fit.

What a jumbo balance actually looks like in Stockton

Because Stockton home prices are moderate for California, most single-family rentals here finance well below jumbo size. The files that reach $1.5M and up tend to fall into a few groups.

Property typeWhere in the metroWhy the balance is large
6-8 unit buildingsMidtown, Miracle Mile area, east side, newer infillCombined value of many units
Delta waterfront homesBrookside, Lincoln Village West, along the sloughsPrivate docks and water access
Large newer homesSpanos Park West, parts of Tracy and Mountain HouseSize and newer construction

Waterfront homes: rent versus value

Waterfront homes in Brookside and on the west-side sloughs can carry high values because of private docks and Delta access. Their long-term rent rarely rises in step with value, so the DSCR on a waterfront rental can be thin at high leverage. Lower leverage is common, and flood insurance is almost always part of the payment.

HOA rules in Brookside and some waterfront communities also govern leasing and dock use. Read them before you assume a rental plan works.

Expect the appraisal to be harder on waterfront homes as well. There are fewer comparable sales, and the appraiser may need to adjust for dock size, water depth and levee setbacks. Bring any recent leases on similar waterfront homes to help support the rent.

Worked example: an eight-unit building

This example is illustrative and not a quote. An investor buys a newer eight-unit building in Stockton for $1,720,000. Units rent for about $1,650 each, so gross rent is $13,200 a month. Taxes on the purchase price are budgeted at about $1,648 a month, insurance at $780 and owner-paid water, sewer and trash at $420.

At 70% LTV the loan is $1,204,000, with estimated principal and interest of about $8,377. The total monthly payment is about $11,226, and DSCR is about 1.18x, above the 1.0x standard minimum. This is a common shape for a Stockton jumbo file: moderate per-unit rents, many units and leverage below the single-family maximum.

What changes on a large balance

The basics stay the same: the loan qualifies on rent, there are no W-2s or tax returns, the minimum credit score is 620 and 30-year terms are available. On larger balances, expect lower maximum LTV, higher reserve requirements and in some cases a second valuation or a closer review of the rent roll.

Prop 13 reassessment applies at full force on a large purchase: your tax bill resets to your price, and on a $1.7M building that is a large monthly number. Always budget on your price and the full local levy, plus any special assessments.

Larger Stockton buildings also attract closer review of the rent roll and expenses. Underwriters will compare your leases to market rents, check for concessions, and look at owner-paid utilities and maintenance. Clean, current leases with no large concessions make a large file easier to approve.

If you are buying in Tracy or Mountain House, check whether the home sits inside a community facilities district. Special taxes on newer homes can add a meaningful amount to the monthly payment.

One big loan or a blanket portfolio loan?

If your large balance is really several Stockton rentals, a blanket portfolio loan may beat a single jumbo loan. A blanket loan puts five or more investment properties, each 1-8 units, under one loan with one closing and one payment, qualifies on combined portfolio cash flow and includes release provisions when you sell a property. Some programs allow properties in more than one state.

Cash-out on a large Stockton property

Owners of long-held Stockton buildings often have a low Prop 13 tax base and large equity. A jumbo cash-out refinance does not trigger reassessment, so the lower tax line stays in place and helps the ratio. Cash-out goes up to 75% LTV on standard programs, and is often lower on large balances.

Documents for a large file

Large files move faster when everything arrives at once.

If you own several Stockton rentals in different LLCs, include an organizational chart showing who owns each entity. That speeds up title work and the review of who signs for the loan personally.

Tracy and Mountain House: the commuter end of the county

The western side of San Joaquin County has the county's largest newer homes. Tracy and Mountain House draw Bay Area commuters along I-205 and I-580, and some executive-size homes there rent to tech and logistics workers. Values are higher than in Stockton, but rents still rarely keep pace, and newer phases often carry Mello-Roos or other special taxes that raise the payment. Treat each one as its own DSCR calculation and expect lower leverage than on a typical rental.

Common questions

What counts as a jumbo DSCR loan?

Roughly $1.5M to $5M+ on a high-value 1-8 unit rental. Larger balances get more review, and maximum LTV can be lower.

Are there jumbo-size rental homes in Stockton?

A few, mostly waterfront homes in Brookside and along the Delta sloughs and some large newer homes. Most Stockton jumbo files are multi-unit buildings or several properties.

Is a blanket loan better than a jumbo loan for several rentals?

Often. A blanket loan covers five or more properties with one closing and one payment, qualifies on portfolio cash flow and has release provisions.

Will my taxes reset on a large purchase?

Yes. Prop 13 reassesses to your purchase price. A refinance, including a jumbo cash-out, does not trigger reassessment.

How much can I put down on a Stockton jumbo loan?

Expect a larger down payment than on a single-family rental. Maximum LTV on large balances varies by program.

Do I need tax returns for a jumbo DSCR loan?

No. The loan qualifies on the property's rent, with credit, reserves and property review.

Can I finance a large home for my own use?

No. Our investor loans are business-purpose loans on non-owner-occupied property.

Can I do a jumbo cash-out on a Stockton apartment building?

Yes, on 5-8 unit buildings. Cash-out goes up to 75% LTV on standard programs and is often lower on large balances, and the rent must support the new payment.
