Jumbo DSCR Loans in Wilmington and the Cape Fear Beaches

Wilmington's jumbo rentals are mostly at the beach: Wrightsville Beach, Figure Eight Island, Carolina Beach and Kure Beach. Coastal wind and flood insurance can be the biggest line in the payment after the loan itself.

In short: LendingStreet offers jumbo DSCR loans, about $1.5M to $5M+, on 1-8 unit rentals in Wilmington, Wrightsville Beach, Carolina Beach, Leland and the rest of New Hanover and Brunswick counties, qualified on rent or, on some programs, projected short-term revenue. Jumbo balances here usually finance beach vacation homes, historic downtown multi-units or homes in Landfall. Coastal insurance, flood elevation and changing local STR rules are the items to check.

High-value rental areas around Wilmington

Wrightsville Beach, Figure Eight Island, Carolina Beach and Kure Beach have oceanfront and soundfront homes rented by the week in summer. Downtown Wilmington's historic district has large old homes, some divided into apartments near the riverfront and UNC Wilmington.

Landfall, a gated community off Eastwood Road, has high-value homes, and Mayfaire, Ogden and Porters Neck have newer housing. Leland and Brunswick County across the river are growing fast.

Seasonal income and jumbo sizing

A beach home leased year-round rarely supports a jumbo payment at full leverage. Most high-value beach rentals earn their income in summer weeks, and some programs qualify on a third-party projection of that revenue, which can support a larger balance.

Lenders want evidence that the property can operate as planned: town rules, HOA covenants and, for existing rentals, booking history. Downtown multi-units and Landfall homes are more often underwritten on 12-month leases.

New Hanover revaluations and NC closing costs

North Carolina counties reappraise on a set cycle, and New Hanover County has moved to more frequent revaluations as values climbed. A revaluation can reset values sharply, so a purchase well above the current assessment may mean a higher bill after the next cycle. Beach towns add their own tax on top of the county's.

North Carolina's excise tax on deeds is $2 per $1,000 of price, customarily paid by the seller. Your closing attorney can confirm the rest of the costs.

Worked example: a Wrightsville Beach rental

This example is illustrative and not a quote. An investor buys a Wrightsville Beach home for $2,600,000. A third-party projection supports qualifying short-term rental income of $18,500 a month under the program used. County and town taxes are $1,300 a month, and wind, flood and property insurance total $2,600.

At 65% LTV the loan is $1,690,000. Estimated principal and interest is about $11,244 a month. Adding taxes of $1,300 and insurance of $2,600 brings the payment to about $15,144, and $18,500 of qualifying monthly income puts the DSCR at about 1.22x.

Insurance is double the tax line here. How projected income is counted varies by program, so confirm the method first.

Coastal insurance and STR rules

On the barrier islands, many owners get wind and hail coverage through the North Carolina Insurance Underwriting Association, the state's coastal insurance pool, with a separate policy for flood. Hurricane Florence in 2018 flooded much of the region, and elevation and storm history now drive pricing.

Wilmington's short-term rental rules have been reshaped by court decisions, and the beach towns each set their own registration and occupancy-tax rules. Check current rules with the city or town and the HOA before relying on weekly income.

How underwriting changes on a Wilmington loan above $1.5M

The basics stay the same at any size: the loan qualifies on the property's rent, not your W-2s or tax returns, the minimum credit score is 620, LLC borrowers are standard and 30-year terms are available. What changes on a jumbo balance is the depth of review.

Maximum LTV is often lower than the 80% purchase and 75% cash-out ceilings that apply to smaller loans, reserve requirements are often higher, and some programs ask for a second appraisal or a desk review. All of it varies by program, so the right comparison is two or three structures side by side, not one headline number. Bring recent leases on similar Wilmington rentals to support the rent the appraiser uses.

Refinances, portfolios and 5-8 unit buildings in Wilmington

A jumbo-sized request in the Wilmington market is often a refinance rather than a purchase. A cash-out refinance can reach 75% LTV on standard programs, subject to the rent covering the new payment, and seasoning rules vary by program.

If the balance comes from several properties, a blanket loan groups five or more rentals under one note with portfolio pricing. Buildings with 5 to 8 units stay residential and qualify on combined rent; anything with 9 or more units is a commercial loan instead. Mixing the two approaches across a large holding is common.

Common questions

How do I insure a Wrightsville Beach rental?

Many owners use the state coastal insurance pool for wind and hail plus a separate flood policy. Get quotes early, since both count in the payment.

Can I qualify a beach house on vacation rental income?

Some programs accept a third-party projection of short-term revenue, as long as town and HOA rules allow weekly rentals.

Are short-term rentals allowed in Wilmington?

The city's rules have changed after litigation, and beach towns have their own. Confirm current requirements for the exact address.

Will a New Hanover revaluation raise my taxes?

It can. A revaluation can reset values sharply, so budget with some cushion if you buy well above the current assessment.

Can a 5-8 unit building in Wilmington get a DSCR loan?

Yes. Buildings with 5 to 8 units are financed as residential and qualify on combined rent, though maximum LTV can be lower than on 1-4 units and varies by program. Nine or more units is a commercial loan.

Is there a maximum loan amount on a jumbo DSCR loan in Wilmington?

Our DSCR programs have no stated maximum. Loans start at $150,000, and balances from about $1.5M to $5M+ are reviewed case by case, usually with lower maximum LTV and higher reserves than smaller loans. The rent still has to cover the full payment.

What if the Wilmington property does not reach a 1.0x DSCR?

You can lower the loan amount, add rent, or look at a sub-1.0 DSCR program. Each changes the terms, so compare them side by side before you decide. Small changes to taxes or insurance can also move the ratio.
