In the Capital Region, a seven-figure bridge loan usually covers a group of buildings: a row of Center Square brownstones, a package of two-families from an estate, or a set of Troy rowhouses that need work. High-value single homes in Saratoga Springs, Loudonville and Niskayuna are the exception, not the rule.
In short: LendingStreet provides residential investor bridge loans in the Albany area from $1M to $5M+, within a program range of $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Loans are short-term and interest-only, and larger balances usually need a full valuation. Most Capital Region borrowers exit by refinancing into a blanket, DSCR or jumbo DSCR loan, or by selling.
Albany prices are moderate, so a $1M+ bridge loan is usually about the number of buildings. Typical requests include several converted brownstones in Center Square or Hudson/Park, a group of Pine Hills two-families, Troy rowhouses near downtown and RPI, or a mixed package across Albany, Troy and Schenectady sold by a long-time landlord.
At the high end, homes on large lots in Loudonville, Niskayuna and Saratoga Springs can justify a large bridge on their own, especially near Saratoga's Union Avenue and the track, where rental demand is seasonal. Those files need a clear plan for leasing or sale.
Capital Region portfolios change hands more often through private sales than through listings, and sellers often want one buyer, one closing and a firm date.
Timing drives most bridge requests in the region. Long-term DSCR and blanket loans are sized on stabilized rent and value, which many older Capital Region buildings do not have on the day they change hands. A bridge covers the gap until they do.
This example is illustrative and not a quote. An investor buys six converted row houses with 16 total apartments for $1,850,000 and budgets $350,000 for renovation. Leverage varies by program; this example assumes a bridge at 75% of total cost, or $1,650,000, with an estimated interest-only payment of about $13,750 a month.
After renovation, the buildings are valued at $2,950,000 and the 16 units rent for about $1,500 each, $24,000 a month. Because New York taxes are heavy, the exit is sized at 60% of value: a $1,770,000 blanket DSCR loan that retires the bridge. Estimated principal and interest is about $12,376, taxes about $5,900 and insurance $1,600, for a total of about $19,876 and portfolio DSCR of about 1.21x.

New York charges a mortgage recording tax on each new mortgage. On a large bridge followed by a refinance, you may face it at both steps. Ask your title company for estimates on both loans, and ask whether the existing mortgage can be assigned and consolidated at refinance so tax is paid only on new money. Build the cost into the deal from the start.
Larger balances usually need a full valuation, and multi-building packages may need one per property. Albany's historic row houses vary widely in condition and layout, so give the appraiser floor plans, unit counts, current rents and the renovation scope.
Confirm legal unit counts for every building. A converted brownstone with an unpermitted garden apartment will be valued on its legal count.
Several Albany neighborhoods, including Center Square and parts of Hudson/Park, are historic districts where exterior changes need review. Troy has historic districts downtown as well. Build approval time into your schedule, along with the city's rental permit and inspection process once units are ready to lease.
Renovation funds on larger loans are usually released in stages after inspections. Sequence the work so some units are producing rent while others are under construction.
New York property and school taxes are often the largest cost after debt service, which is why the example exit uses lower leverage. Albany has also opted into the state's good cause eviction law, so plan rent increases on renovated units carefully and confirm how the law applies to your buildings.
Have realistic rent comps for renovated units. The refinance sizes on actual leases and appraised value, not on the pro forma. In Albany, renovated flats near Albany Med, Center Square and Washington Park tend to support stronger rents than comparable units farther from those anchors, and the appraiser will look for nearby leases to prove it.
Experience also matters more as balances grow. Show the buildings you own now in the Capital Region, how long you have held them and what you have renovated before. A 16-unit row house package is a different project from a single two-family.
Five or more buildings fit a blanket portfolio loan with release provisions. Individual buildings can refinance into separate DSCR loans, and a high-value Saratoga or Loudonville home may fit a jumbo DSCR loan. Some investors sell one or two buildings after renovation to reduce the balance and refinance the rest. Our bridge-to-DSCR guide covers timing and seasoning.

Generally yes, on the new mortgage amount, and again on a later refinance unless consolidation reduces it. Ask your title company.
Yes. Send the payoff letter, current rent roll and the plan for the properties. We will look at whether the current income and the value support the new bridge and a realistic refinance later.
High property and school taxes raise the monthly payment, so a lower loan amount may be needed to clear the DSCR minimum.
Yes. Bridge loans are short-term and interest-only, which keeps carrying costs down during renovation and lease-up. The balance is repaid at the exit through a sale or refinance.
