Large Bridge Loans in Cedar Rapids for Packages and Payoffs

Seven-figure bridge loans in Cedar Rapids rarely fund a single house. They fund groups of duplexes, a dozen rentals bought from one owner, or a payoff when a bank balloon comes due before the properties are ready for long-term debt.

In short: LendingStreet offers residential investor bridge loans from $1M to $5M+ in Cedar Rapids and the Corridor on 1-8 unit properties, with rates from 7.99% and closings in as little as 10 days. In a moderately priced market like this one, large balances usually mean packages of homes or small buildings rather than one property. Loans are short-term and interest-only, larger balances usually need a full valuation, and the exit is a sale or a refinance into a DSCR, blanket or jumbo DSCR loan.

Why large balances here usually mean packages

Most Cedar Rapids houses and duplexes sell for a few hundred thousand dollars or less, so reaching $1M takes several properties. Typical large bridge situations include buying an older landlord's portfolio in one closing, assembling a group of duplexes in one neighborhood, buying a few small apartment buildings of up to eight units, or refinancing a maturing loan that covers many properties.

A rare single-property case is a high-end home in Marion, Robins or along the Indian Creek corridor, or a newer 5-8 unit building near Kirkwood.

Paying off a maturing bank loan

Many Cedar Rapids investors financed their rentals with local banks on five-year terms secured by several properties together. When that balloon matures while units are vacant or under renovation, a permanent DSCR loan may not size well. A bridge loan can pay off the bank on schedule and give you months to finish turnovers and lease up. It also separates the timing problem from the valuation problem: the bank gets paid on its date, and the long-term loan is sized later on fully leased properties.

Speed matters when a maturity date is fixed. Bridge loans can close in as little as 10 days, although a large multi-property file needs time for valuations and title work on every parcel.

Worked example: a maturing balloon on 16 units

This example is illustrative and not a quote. An investor owns ten Cedar Rapids properties, a mix of single-family homes and duplexes with 16 units in all, worth about $2,050,000. A bank balloon of $1,150,000 comes due, and four units are vacant for renovation. A bridge loan of $1,250,000 pays off the bank and funds the remaining work. Estimated interest-only payments are about $10,677 a month.

Nine months later, all 16 units are leased at an average of $975, or $15,600 a month, and the properties appraise at $2,200,000. A blanket DSCR refinance at 70% of value is $1,540,000, which retires the bridge. Estimated principal and interest is about $10,506, plus about $3,000 in taxes and $1,400 in insurance, for $14,906 total and a DSCR of about 1.05x.

Buying a package from a retiring landlord

Cedar Rapids has many long-time local landlords who bought houses and duplexes decades ago. When they retire, many prefer one sale to one buyer. A bridge loan lets you close quickly on a package, then sort it: renovate and refinance the long-term holds, and sell properties that fit owner-occupants better.

Ask for a full rent roll, leases, rental permits and inspection records for every property. Missing permits can delay leasing and the refinance.

Price the package property by property, too. A seller's total may hide two or three houses that need far more work than the rest. Knowing the renovation budget and expected rent for each one tells you which properties to keep in the long-term refinance and which to sell to owner-occupants once the bridge has done its job.

Valuation, flood and insurance on large files

Larger balances usually need a full valuation, and a package may need an appraisal on each property. Properties near the Cedar River in Time Check, Czech Village and Kingston Village may need flood insurance, and roof ages matter after the 2020 derecho. Gather flood determinations and insurance quotes for the whole group early, since they affect both the bridge and the refinance.

Exit options

Most large Cedar Rapids bridge loans exit through a blanket DSCR loan for five or more properties, individual DSCR loans for each property, or a jumbo DSCR loan on a high-value building. Some investors sell the weaker properties first and refinance the rest. Build the exit math on Iowa's actual tax bills, which are higher than in many states and paid in arrears.

Experience matters on large balances. Expect questions about how many rentals you own and manage, who will manage the package, and whether your contractor has handled similar turnover work. A local property manager with a track record in Cedar Rapids and Marion strengthens the file.

Closing costs and Iowa specifics

Iowa charges a transfer tax on deeds, generally paid by the seller. Title work in Iowa runs through a state-run title program and abstract system rather than private title insurance alone, which can add steps on a multi-parcel closing. Ask your attorney or closing agent to start abstracts early.

Property taxes add another wrinkle. Because Iowa taxes are paid a year behind, the seller of a package will usually credit you for accrued taxes at closing, and that credit can be large across ten or more parcels. It lowers your cash to close on the purchase, but you will owe those taxes when the next installments come due, so set the money aside rather than treating it as extra capital for renovations.
