Large Bridge Loans for Cleveland Investors

In a market where many rentals sell for under $200,000, a seven-figure bridge loan in Cleveland almost always means volume: a dozen doubles and houses bought from one seller, a portfolio sold by an out-of-state fund, or a small apartment building. A few high-end homes on the lake or in the eastern suburbs reach that level on their own.

In short: LendingStreet offers residential investor bridge loans in the Cleveland area from $1M to $5M+ on 1 to 8 unit properties, with rates from 7.99%, interest-only payments and closings in as little as 10 days when the file is ready. Larger balances are reviewed case by case and usually need a full valuation. Exits are a sale or a refinance into blanket portfolio, DSCR or jumbo DSCR financing.

Large balances in a low-price market

Be realistic about what a $1M-plus Cleveland deal looks like. Most are packages: ten to twenty properties, often a mix of single-family homes and doubles, sometimes with a few small apartment buildings. Out-of-state owners and funds that bought Cleveland rentals in bulk over the past decade sell them the same way, and local landlords retiring after decades do too.

The other large-balance cases are high-end homes in Bratenahl, Shaker Heights, Bay Village, Rocky River or Chagrin Falls, and new townhomes or small buildings in Ohio City and Tremont.

Why packages need bridge financing

Packages rarely arrive ready for long-term financing. Some units are vacant, some leases are month-to-month, some houses need roofs or lead-safe work, and registration or certificates may have lapsed. A long-term loan sized on today's rent and condition may come in low.

A bridge loan funds the purchase and gives time to renovate, certify and re-lease. Once rents and paperwork are in order, a blanket DSCR loan refinances the package.

Worked example: a 12-property package

This example is illustrative and not a quote. An investor buys a package of 12 properties with 18 units, a mix of single-family homes and doubles on the west side and in Parma, for $1,550,000. The bridge loan covers 75% of the price, or $1,162,500, and the estimated interest-only payment is about $10,172 a month during renovation and lease-up.

After repairs, lead-safe certification and re-leasing at about $1,150 a unit, rent totals $20,700 a month and the package appraises at about $2,100,000. A blanket DSCR refinance at 70% of value is $1,470,000. Estimated principal and interest is about $10,153, taxes about $4,100 and insurance about $1,700, for a total payment of about $15,953. DSCR is about 1.30x, and the refinance repays the bridge loan.

Valuing a scattered-site package

Larger balances usually need a full valuation, and a package usually needs a valuation for each property. Cleveland values can change sharply from one street to the next, so the appraiser will look at each property's block, condition and comparable sales. Bring photos, scopes of work and rent rolls for every address.

Expect the valuation stage to be the longest part of a multi-property closing. Starting early protects your timeline.

Some appraisers will provide both as-is and after-repair values. The bridge loan is sized on the purchase and plan, while the refinance depends on the after-repair value and actual rents, so both matter to your numbers.

City compliance before the exit

Before a blanket refinance, every Cleveland property should be registered as a rental and, if built before 1978, lead-safe certified. Suburban properties may need rental licenses and inspections. Open violations can show up on title and delay closing. Make compliance part of your renovation plan rather than an afterthought.

Taxes, abatements and Ohio closing costs

Ohio assesses residential property using a 35% assessment ratio, and Cuyahoga County's recent reappraisal raised many values. Taxes on a large package add up quickly, and newly renovated properties may qualify for Cleveland's residential abatement or may lose an existing one. The refinance will be sized on the bills in place at that time.

Ohio charges a conveyance fee on deed transfers, customarily paid by the seller, and does not have a separate mortgage tax. Title and recording costs apply to each property in a package.

Exit paths

Most Cleveland large bridge loans exit into a blanket portfolio loan, which can carry many low-priced properties under one loan. Small buildings can move to a 5-8 unit DSCR loan, and high-end homes to a jumbo DSCR loan or a sale. Some investors sell the weakest properties in a package and refinance the rest.

Allow enough time. Renovations, lead-safe work, inspections and leasing all take longer across a dozen properties than across one, and some refinance programs require seasoning before a new value can be used. A bridge term with several months of cushion protects the exit. Our bridge to DSCR guide explains how the steps fit together.

Experience and reserves

On large packages, we look closely at experience managing scattered-site rentals in Cleveland or similar markets, the property manager you will use, your renovation budget and your liquidity. Borrowers are typically LLCs, with principals signing for the loan personally. We do not need W-2s or tax returns to size the loan, but we verify funds for closing and reserves.

Send the property list with addresses, units, price, current rents, renovation budget and exit plan using the form below, or call (877) 298-1001. We will size the bridge loan, test the blanket refinance and tell you what the file needs. If some properties in the package are unlikely to support the exit, we will flag them early so you can price them accordingly or leave them out.

Common questions

Can one bridge loan cover a dozen Cleveland houses?

Yes. Packages of rentals are the most common reason for a large bridge loan in Cleveland. Each property is titled, insured and valued separately, and the loan is sized on the package as a whole.

What are the rates?

Rates start from 7.99% and depend on the properties, leverage and your experience managing similar rentals.

Do large bridge loans need appraisals?

Larger balances usually need a full valuation, and packages usually need one per property.

How fast can you close?

In as little as 10 days when title, insurance and valuation are ready. Packages often take longer because of multiple valuations and titles.

What is the usual exit?

A blanket DSCR refinance once properties are renovated, certified and leased, or a sale of some or all of them. Some investors keep the strongest properties on a blanket loan and sell the rest to retail buyers or other investors.

Do properties need lead-safe certification before refinancing?

Cleveland rentals built before 1978 need lead-safe certification to be rented legally, so plan for it during the bridge term.

What is the program size range?

Our residential bridge program runs from $150,000 to $5M+, with larger balances reviewed case by case.
