With typical rental houses in the Jackson metro priced well under $250,000, a bridge loan of $1M or more here almost always covers more than one property. The common cases are a landlord selling a whole portfolio, a group of homes spread across Hinds and Rankin counties, or a handful of small apartment buildings.
In short: LendingStreet provides residential investor bridge loans in Jackson from $1M to $5M+, within a program range of $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Loans are short-term and interest-only on 1-8 unit properties, and larger balances usually need a full valuation. The usual exit is a refinance into a blanket or DSCR loan once properties are repaired and leased, or sale of some homes.
In the Jackson market, $1M to $5M+ is portfolio territory. Long-time landlords selling 15 to 40 homes, investors consolidating rentals across Jackson, Clinton, Byram and Pearl, and buyers picking up several fourplexes at once account for most large requests.
High-value single homes do exist in Madison County, in neighborhoods such as Reunion and Annandale, in Eastover in Jackson, and on the Ross Barnett Reservoir, but they are the exception rather than the rule for investor bridge deals.
| Deal type | Typical location | Usual exit |
|---|---|---|
| Retiring landlord portfolio | South and North Jackson, Clinton, Byram | Blanket DSCR refinance |
| Rankin County rental package | Pearl, Richland, Brandon, Flowood | Blanket or individual DSCR loans |
| Several fourplexes | Clinton, Pearl, North Jackson | DSCR refinance by building |
| High-value home | Madison, Eastover, Reservoir | Sale or jumbo DSCR refinance |
| Payoff of a maturing loan | Anywhere in the metro | Blanket or DSCR refinance |
Portfolio sellers in the Jackson market often prefer one buyer who can close quickly. Long-held portfolios usually come with below-market rents, informal leases and deferred maintenance, which make a long-term loan hard to size on day one. A bridge closes the purchase and buys time to repair, re-lease and document the rent.
Bridges also retire maturing local bank loans or seller financing on groups of homes while you set up a permanent structure.
Speed matters in another way too. Portfolio sales in smaller markets are often negotiated privately, and the buyer who can close on a firm date with fewer contingencies often gets the better price. A bridge with a clear repair and refinance plan can make that offer possible.
This example is illustrative and not a quote. An investor buys 20 rental houses from a retiring landlord for $2,200,000, about $110,000 each, spread across Jackson, Clinton, Byram and Pearl. A bridge loan of $1,650,000 funds 75% of the price; leverage varies by program. Estimated interest-only payments are about $14,438 a month. The investor spends about $240,000 of cash on repairs.
After repairs and new leases at $25,000 a month combined, the homes appraise at $2,600,000. A blanket DSCR refinance at 70% of value, $1,820,000, retires the bridge. Estimated principal and interest is about $12,663, taxes about $3,683 at the non-homestead class and insurance about $1,900, for a total of about $18,246. Portfolio DSCR is about 1.37x.
| Stage | Amount |
|---|---|
| Purchase price, 20 homes | $2,200,000 |
| Bridge loan (75% of price) | $1,650,000 |
| Estimated monthly interest-only payment | $14,438 |
| Repairs paid by investor | $240,000 |
| Value after repairs and leasing | $2,600,000 |
| Blanket refinance at 70% | $1,820,000 |
| Estimated refinance payment with taxes and insurance | $18,246 |
| Portfolio DSCR | About 1.37x |
Larger balances usually need a full valuation, generally on each property, so allow more time than a single-home purchase. Comparable sales in some Jackson neighborhoods are thin, and condition varies widely between homes in one portfolio. Bring a schedule with photos, rents and repair plans for each property. The bulk price you negotiated and the sum of individual appraisals can differ.
Homes inside the City of Jackson are served by a water system under a federally appointed third-party manager since 2022, while Pearl, Brandon, Flowood and other suburbs run their own systems. Service problems affect tenant retention and can add repair costs when pressure drops or lines break. Many investors weigh their packages toward suburban homes for that reason, or price in-city homes accordingly.
Portfolios from long-time owners often have month-to-month tenants, cash payments and rents set years ago, and some homes may never have had written leases. Get the best rent roll you can, compare it with deposit records and plan for turnover. The refinance will use signed leases and market rent, so documenting improved rents is the main job during the bridge.
Mississippi does not charge a real estate transfer tax, which keeps closing costs on a large package lower than in many states. After purchase, rentals are assessed at the 15% assessment ratio for non-homestead property, and millage varies across Jackson and Hinds, Rankin and Madison counties. Budget each home on its actual bill. Mississippi generally uses nonjudicial foreclosure under deeds of trust, so foreclosure purchases can move quickly.
Taking over 20 homes at once, spread across several cities and three water systems, is as much a management job as a financing one. Your track record, a property manager in place and enough cash to carry interest and repairs through lease-up all strengthen the request. Plan for storm-season delays on outside work.
Bring a list of past deals with addresses, dates and results. An investor who has already stabilized a smaller group of Jackson-area homes will usually get a clearer answer than one stepping up from two rentals to twenty.
Reserves should cover more than interest. Vacant homes carry utilities, lawn care and insurance, and older houses often reveal repairs during turnover that were not visible at purchase.
Most Jackson large bridges exit into a blanket portfolio loan, often after selling a few weaker homes to reduce the balance. Test the exit at today's rents and tax bills before you sign; if the refinance only works with rents well above what nearby homes lease for, the plan needs a larger cushion, such as more cash at refinance or more homes sold. A high-value home in Madison or on the Reservoir can exit by sale or into a jumbo DSCR loan. Our bridge-to-DSCR guide covers the steps.
